Yep. He'd pay more than $10k just on transaction costs buying a normal house anyway. Nothing wrong with cheap housing costs now so he can save and buy something better later. At his current income and interest rates, he's not qualifying for much of a house now anyway, not counting needing to save up for the down payment.

The trouble with a mobile home is the lot rent on top of the mobile home payment. Combined, they are about what you would pay for site-built homes.

I bought a double wide on one acre 8 years ago for $60K. I just sold it for $183K. I also have a larger double wide on 3 acres that I paid $75K 13 years ago. It's going up for sale for $220K. I paid less each month in a mortgage than I could renting a room in someone's home.

I lived in a really ran down 20000$ mobile home with no ac lived payment free for 10 years was able to save 200k down payment on my house if you do the math my housing cost was 170$ a month he is being stupid smart
Let’s say rent is $2K a month. After only 1 year he has saved $24K, which after the $20K trailer depreciates to $10K leaves a net profit of $14K. I don’t know all the numbers involved, but writing it off as a bad idea simply because he will lose $10K is idiotic. Also the fact that they yelled at him and he seems like a good dude. Weird segment.

Single wide trailer is 225 double wife is 300k in east tennessee my 3200 sq ft real house is 600k and thats a vinyl sided plain cabinests flooring and fixtures

You don't just pay for the mobile home, you pay space rent in any park and it is not cheap anymore, especially in Vegas.

I bought a mobile home for $18,000 and 1.5 years later sold it for $22,000. Saved thousands of dollars in rent and made the lot rent back when I sold.
I’ve had renters in my mobile home for three years now and it has went up to 280k from 190k.
That’s bc it is packaged with the land. If this guy was going to buy a trailer and pay lot rent, then that’s a mistake. But if he was able to buy the trailer AND a piece of land, then yes that is very likely appreciate. Dave was a little too quick to dismiss this. However, for those considering this, do ur research first bc there is no financing available for used single-wide trailers by private sale. U would have to have cash or buy through a mobile home dealer. And don’t buy land unless you are certain you can put a trailer on it. Even if u see other trailers nearby, that doesn’t mean that the county still allows it, and that those other trailers may be grandfathered in. Just fyi.
6 years ago I bought a mobile home for $16K to stay in while the house was being built, figured I'd rent out the mobile home later on. The house was finished 4 years ago and I'm still in the paid off mobile home with a lot rent of $470 a month and rent out the house I built for myself for $2700/mo. The tenants are paying my mortgage for me. I'm going to ride this pony as long as I can.
Dave hates mobile homes so much he will never say it’s a good idea. Mobile homes are so cheap average people can buy them in cash. And immediately have no housing payments. In rural areas, depending on circumstance, mobile homes makes perfect sense

Who cares at the mobile home is a depreciating asset? At $20,000 he can break even in 12 to 24 months easily. Then all of the sudden he's just paying a little bit in lot fees which is probably going to end up saving him thousands of dollars per month. And on top of that when everything is said and done he'll have an extra property to rent out if he wants to once he gets an actual house.
Exactly...at the end if the day a home is only truly worth being a home....you gotta have a roof over your head and if you are able to buy property you can call a home espeically for cheap do it and then plan your next move

If he or his family owned some cheap land that already had septic and power and he bought a cheap beat-up trailer home, that makes a ton of sense. If you see a Tik-Tok of people "house hacking" with a trailer, they're probably doing this to make it work.
But most people don't own land and can't just squat on family property either, so they're paying lot rent on top of a expensive depreciating trailer home financed at 7-10%. Like Dave said, that math ain't mathin'. I'd rather live on rice and beans while I rent a single room until I saved enough for a down payment. Let interest rates work for me and my savings instead of against it with debt.

it's called call control bc these calls are time sensitive. ppl want to explain themselves & a lot of times it's not necessary. if ppl called prepared w facts & details they would be interrupted a lot less
They have to get to the crux of the issue cos if you let people talk uninterrupted they'll just go on and on and on and on.
I hate how Dave dismisses trailer houses without looking at the math. You could buy a used trailer for cheap and live in it for cheap while you build up savings. The savings can be significant if you don't go buy something new or overpriced. In a lot of rural areas this really is a good option.
He always reminds people not to buy a house with a girlfriend or a boyfriend unless you're married because I have seen it firsthand what it does to people once they break up, there's always one person that feels that they deserve more from the sale of the house and then there's the other person who doesn't want to sell the house.
This is one of the few areas i strongly disagree with Dave on. A mobile home is an investment as long as you buy land with it and put it on a permanent foundation. It's also one of the fastest ways a young person can get into a home these days. This guy is on the right track.
The mobile home isn’t necessarily a bad idea depending on what he is currently paying in rent especially in LV. Also on whether he has a place to put it that he won’t have to pay lot fees or the lot fee is very low. When I was a kid, my aunt and uncle bought a trailer after years of renting an apartment. They put it on her family land. After a few years of saving they built their own house. Sold the trailer.

I disagree with Dave about the mobile home. My husband and I bought a new mobile home when we got married. We put 20% down and took out a 12 year loan. The loan payment and lot rent was less than an equivalent rent would have been. A few years after we got married we purchased land to build a house. We lived in the mobile home 9.5 years and sold it for $500 more than we paid for it. We took the money from the sale of the mobile home and used it to build our house we are now in. If we had rented 9.5 years we wouldn’t have gotten any of the rent money back. We got all the money back from the mobile home. We just ended up paying for the lot rent and the interest on the loan.
I live in Las Vegas, make $28 an hour, and bought a 2 bed, 2 bath townhome in September of 2023 with a final loan amount of $203,500 and a rate of 6.875%. My mortgage is $1,550 with HOA dues of $253 on top of that. If you don't need a lot of space then consider a townhome.

Nothing wrong with getting a cheap home if he just wants low housing costs and wants to invest the money elsewhere. Here in Las Vegas, if he wants a $500K home (which is going to be pretty basic) and can get a 7% interest rate, he's still going to be spending over half of his $70K (if that's net) just on housing without factoring in repairs. And needs to come up with around $100K for the down payment.

Trailer only makes sense if you have also own land for it. Dave is right you have to be focused and have real plans. Just going thru life living for weekend is how most are living in debt paycheck to paycheck...youll never get ahead living like that. You will maybe wake up in 50s with little saved and alot of debt.

Dave’s bias is showing here. He sells real estate, not mobile homes. So he has an agenda. Buying a cheap mobile home and living there for a few years while saving money for a forever home and paying off debt is a smart idea. These two are putting this guy down for making a smart decision and being debt free in the meantime and it’s bad. Both these guys are giving the caller absolutely terrible advice.

Used older mobile homes actually don't depreciate a lot if you keep it maintained... Don't let it decay and you're good.
But the trick is to pay for it with cash... don't take out a loan for it.

NEVER call this show asking their advice on buying a mobile home purchase. They are so cemented AGAINST the idea and will always come from a vantage point that you're 'losing' money if you do...smh.
If (for example) someone can pay cash for a mobile home with lot rent that is LESS than the average rent, while they save for a home over a couple years....they are WINNING!
No, the mobile home doesn't appreciate but that's NOT THE POINT. The point is the person is allowed to SAVE to buy the house they want because they aren't spending a million dollars monthly renting an apt (especially for those in higher cost areas).

Good Carpenters are gold because of word of mouth or neighborhood apps. This guy could be booked 365 days a year. Carpenters are so in demand they don't return my calls.
Dave doesn't understand. His strategy is good with the mobile home considering the average person pays 2,000 plus monthly in rent. I would love to have a tiny home on wheels and be able to move around.
Dave is wrong here - it would clearly be cheaper to buy and live in a trailer even if it depreciates. Because it's cheaper than renting, and if you bought a house the appreciation of thag asset would be more than cancelled out by the mortgage interest and property taxes. With a trailer the money you would not be paying on mortgage payments could be invested in stocks which has a much higher rate of return than property.
An investment is an asset or item acquired with the goal of generating income or appreciation. Sometimes that goal isn't achieved, but regardless it is still and investment by definition.
If you can find a free (or cheap) place to park a fully (or mostly) depreciated smallish class C RV you could save a lot of rent money. Doing this for a short period to get out of a debt hole or to save for a down payment on a home is not a bad idea at all. Dave needs to open his mind to this a little bit.
The same applies to why Dave always favors high fee high commission mutual funds over low cost ETFs. Geesh, Dave. Stopped being so hardheaded.

Better than renting.
A used singlewide was the BEST purchase I ever made! Paid $12K cash for it. Put it on my 27 acres...and for the last 23 years have been living for practically NOTHING! Got another one for $7.5K for my now 99 year-old mother. We live like kings on paupers incomes. Increasing income is not an option for me, as I refuse to be a tax slave, and waste most of my waking hours in pursuit of depreciating dollars. There's something that depreciates much faster than a mobile home, Dave: Dollars! (Thanks to Biden and Trump printing up TRILLIONS out of thin air). Yes, it would be foolhardy to buy a NEW mobile home (Albeit, even they hold their value these days) but a used one is a no-brainer- as it is extremely cheap digs...allows you to save money (I've saved enough to build a house if I wanted to) and I could sell mine today if I needed to for more than I paid for 'em. If you have a little cash, there's no downside to this. Living without debt and keeping your income below taxable level (No, I do not take any entitlements) allows for a lifestyle that my millionaire friends envy! -Happy in the hills of KY

If you can find a housing alternative that costs next to nothing and put all the money you save in actual investments you're gunna be sooooo much richer than the guy who sets tens of thousands of dollars on fire renting while saving up to set tens of thousands of dollars on fire in closing costs for the privilege of setting hundreds of thousands of dollars on fire in interest, property taxes, and net losses from repair and home improvement costs in exchange for an increase in property value that runs 4-5 percent per year historically (and let's not forget that when you sell you're gunna set tens of thousands of dollars on fire again).
How does turning a $20,000 investment into a $10,000 investment in five years help him get closer to home ownership?...because that means in net he will have only spent $2,000 A YEAR for rent/housing over those 5 years. And sure, there'll be other costs, but if he lives there long enough to offset the cost of rent for those years, it can absolutely make financial sense.

Mobile homes get a bad rap. People are building smaller homes to live below their means. The way they build mobile homes are completely different these days.

It's not often I recommend this because most aren't capable, but why not buy land and get a construction loan? If you're a good carpenter and if your AHJ allows homeowners permits you can undoubtedly build your own place for relatively cheap and have a healthy chunk of equity in it right away.
