Hello sir I need some advice related to mortagage flat as I have purchased a mortagage flat n while civil work builder asked us if there is any modification frm ur side u can make it but as many ppl told us the flat is of vastu we trusted them n didn’t made any change at the civil work but today we showed veeresham vaastu person frm hyd n he said have to change the bathrooms now we are very nervous coz builder might not allow us to change.. there are some cluses in the agreement. Please help me in this issue whether I can change it as its interior wall change only. We didn’t shared this issue with the builder coz he might not allow us.

Hello Sir, When you say 'interest cost badh jayegi in case of late delivery'(at 7:15), what do you mean by that? because when we take loan for say 10 yrs ka tenure, we are anyway paying fixed EMI amount at particular rate of interest over a period of 10 yrs. So interest cost kaise badh jayegi?? It is just we wont be able to earn income on the property in case of late delivery/possession. Can you please help us understand the same? Many Thanks.
He might be taking about Pre-EMI option in which customer only pays interest till the time of possession and full EMI starts after possession. Suppose builder takes 4 years to deliver your home, and in case you opt for pre-emi option you will be paying interest to bank till the time of possession and your actual emi will start after possession. So in total your home loan will run for loan tenure + years builder takes to deliver your house. The only benefit with Pre-Emi option is, under pre-emi bank only charges interest on the amount disbursed to builder (which usually is much lesser then actual EMI) and burden to customer is less while customer is paying rent or cash-inflow is lower. Once customer moves to own house, actual and full emi starts. So costumer is saved from situation of EMI+Rent burden.
Home loan EMI has a floating interest rate.. which generally depends on RBI and government rules, in a rare case scenario the interest can reduce as well. But most banks will keep minimum interest which helps them to remain in an advantageous position.

i am little bit confuse......1BHK-670 sqft=3300per sqft and 2 BHK is 970 sqft in same rate.....same features and all. Only the difference is We will get one extra room.... so in that case it is right to go for a 2 BHK property or 1 bhk? so kindly differentiate the rist factor and all between 1BHKand 2 BHK property.
