I have lived on top floor for 4 years. I faced issues, such as leakage and heat. Had to wait for lifts for long time. During load shedding, the diesel generator stopped working and lifts stopped working for 8 hours. I had to climb up and down 9 floors. Since then I have always lived on the first or second floor.

Totally agree. I am living on Top floor (25th Floor). I was looking for any higher floor, but I am so glad that I got the Top floor. Mosquitos are so less at that height. View is great. The clouds during rains looks so amazing. Lower floor flats also have problems of water dripping from balconies of upper floors (from plans, cloths etc). I am glad that in Delhi people don't want top floor due to perception - thats why I got it in around 10 lakhs less than lower floors.

In my case, I got double parking on first basement right in front of the ramp. Most other flats get only one parking and that could also be in basement 2 or basement 3. Basically you can negotiate a good deal for top floors.

This is real experience 👍👍👍 All points are very much valid and practical. I would like to add one more point specifically to affordable flats people throw garbage, cigrate buds etc from their balconies. This causes lot of issues on lower floors.
The big issue is - water pressure very low compared to lower flats and water Leakage problem from roof / terrace is not addressed by management committee and one will see paint damage and water spots on walls or ceiling.
@@vermaharshit no, water molecules makes its way into anything over time and hence nothing is safe from water just that the percolation is delayed to lower floors. Obviously it wouldn't percolate to all the lower floors because a lot of water needs to percolate from small cracks which is a very long process and may take years to create a micro pipeline.

Water pressure is little less comparatively. In rainy season because of wind rain can come inside if windows are open. Need to leave for office 5 minutes early due to lift takes time during rush hour. Advantages: View is awesome. Privacy is great. Sound pollution is also minimal. Gets too cold in winter. Lots of light Infact you will have to buy blackout curtains. Less disturbance in corridor. Access to terrace. Got discount of almost 5lacs compared to 2nd last floor in Pune The advantages are more. Intallation of AC and if possible using insulation inside false ceiling are the only solutions. Living on top floor from past 17 years in dwarka. No issues faced. The pros exceed the cons. The only con is excess AC usage but the pros are far more than that, we don't have any seepage issues or disturbance from the above, no issued of termite, which is very common in delhi and gurgaon. The privacy is much better, trust me, with flats below you, above you and on right and left, there is a lot of disturbance of noice, cooking smell, music and what not. So if your are getting a corner flat on the top floor, grab the benefit of lower price and go for it.

Guruji, We avoid top floor because reputed builder also do cost cutting, they use waterproofing solution while making slab (छत) and after 6 to 7 years later it started leaking. The thing is that Guruji Pune Mumbai and bangluru are facing more rain than other metro cities.

Before buying a top floor do consider safety. emergency escape is very difficulty especially for senior citizen. Fire fighting equipment if to be used from ground can only extinguisher fire upto 7th floor, Rescue via crane is not possible above 7th floor... Always have a mideset for safety. Water comes from top to bottom, but fire goes from bottom to top... we can decide what is safe. I am working in MNC, our company always avoid booking hotel rooms above 7th floor.

Yes, i deliberately choosed top 12 th floor with private terrace. There was problem of high temperature. But i decided to install Solar electricity panels on additional temporary Gazebo/ room. This will decrease heat problem. But everyone just enjoy the views and privacy from 12 floor which all the members envy my flat.

I think during earthquakes and fires living on higher floors can be extremely dangerous. In such situations even lifts cannot be used. Elderly and children will be at greatest risk at such times.

I have option to purchase 5th (top floor) and 4th. There are 4 storeyed buildings on south n west so they block d views. But d builder is providing a gym in d apartment which is righr above master bedroom of 5th floor. 5th has great ventilation n views on 3 directions while 4th has it only in one. I am bothered if gym would be noisy. Its an apartment of only 10 flats though. Builder is good we saw his other construction completer buildings. He is givng waterproofing and rubber matt for gym floor. There is also a gypsum false ceiling for 5th floor flat in all rooms. Still am not sure if nois would disturb me. I am sensitive to heat n noise but also love views n ventilation 😬. Can someone advice me correctly? 🙏

Ground floor will have a few big disadvantages like more noise, less sunlight, flooding inside home in heavy rains. I have been through all this, hence would never want to stay on ground floor.
In Delhi NCR non ac rooms are non livable during summer. AC IS MUST. And even after ac on there is some waiting period to enter the room. Extra tile cover on roof is useless with 50 degree celcius temperature. I put chik cover for windows and fully covered roof with thick cover, my every effort failed with hot summer
Not true! I used to get around ₹13,000/- in summer per month electricity bill on top floor then after shifting to lower floor I got around 4,000/- max in summer months .. which is 10times low per month. So please don't blindly follow this biased advice guys.

Hi I have a question? Can I buy a flat in a good locality but no parking? It's new building hence there will be no chance of renovation and thus getting a parking in future for Long time. How much lesser I should quote from market rate if there is no parking?

Why not? Other than ground/first floor, how does it help if they live on 5th floor instead of 20th floor - they will have to use lift anyways.

Ground floor will have a few big disadvantages like more noise, less sunlight, flooding inside home in heavy rains. I have been through all this, hence would never want to stay on ground floor.

In Delhi NCR non ac rooms are non livable during summer. AC IS MUST. And even after ac on there is some waiting period to enter the room. Extra tile cover on roof is useless with 50 degree celcius temperature. I put chik cover for windows and fully covered roof with thick cover, my every effort failed with hot summer

Not true! I used to get around ₹13,000/- in summer per month electricity bill on top floor then after shifting to lower floor I got around 4,000/- max in summer months .. which is 10times low per month. So please don't blindly follow this biased advice guys.
