There is another kind of problem with home buyers that there are more than one phases in a builder project, but he fails to deliver all phases or keeps delaying one or more phases. Important to note here is that even if a buyer gets his flat in say phase 1, but he also owns the common land share with all other buyers and also he is a consumer of the amenities which builder could have planned with next phases of construction. One case I know is that the builder had 2 phases out of which one was delivered with set of amenities covered within the phase 1. But he doesn't start phase 2 at all and the amenities like extra landscape or amphitheatre are never delivered.
All you say is right. But I'm more concerned of those corrupt government officials that are helping these false developers growing the fraud. When a fraud happens, these officials try to cover the developers by giving them blind eyes because they feed on developers' money. If possible, please make a video on this topic.

My querry is that the property owners (developer/builder) generally mortgage their land and avail loans to construct the multistories (flats). In way banks have suo moto charge on flats as well, Now a purchaser buys the flat making cash payment and takes the possession as well. After 2-3 years the owner (developer/builder) becomes defaulter of Bank, the Buyers of flats now (after2-3 years) start receiving notices for vacation as developer/builder has not repaid the Bank dues. How can one take presumptive care in such situation.
I guess u never bought a flat in ur life. Once u book a flat, the builder gives u a huge booklet of papers, which u have to check in with ur lawyer. Only then u go ahead after clearance

Due to some NAINA issued property was demolished by CIDCO. DHFL recovery agents are frequently threatening me for loan repayment. Also builder is saying he will give replacement property but no any written communication. Please what legal action should be taken.

My Father has purchased a plot of land in Dhanbad 8 years ago. But after some time it was came in to light that the title deed was forged by making special type of Xerox papers. The seller was already having two loans from different banks on the same property. One with original deed and other with forged deed. Unfortunately, seller died 3 years back and land and title was in his name. He has left behind his wife and 3 sons who are not of good nature. My question is that, how to get back my land and/or my money back?

RERA means Real Estate Regulatory Authority, RERA Act means Real Estate Regulation and Development Act 2016.
