Hi Mike, coming from an industrial water treatment background and dealing with sodium hypochlorite, I haven't seen any of the power washing videos where the guys are reducing the pH of their SH mix when using it on driveways and sidewalks. Reducing the pH will greatly increase the efficiency of their mix. Here is an example of efficacies of SH at different pHs. At a pH level of 7, chlorine is roughly 75% active. At a pH level of 7.5, chlorine is roughly 50% active. At a pH level of 8 chlorine is roughly 25% active. With a pH level of 6.0 your SH mix will be highly effective with 97% of your chlorine available.The pH of the SH mix can be reduced with white vinegar and the pH checked with pH strips. Give it a try and see how effective your clean will be.

I actually watched a company do my friends next door neighbors driveway. He surfaced cleaned the concrete then treated it after with SH. Killed all the grass about 6 to 12 inches on either side. Next time his neighbor needs it done, he said he'll be calling me.
So in order to avoid killing grass when applying SH we should wet the grass? And then pre-treat? I've been afraid to use chemicals because I want to avoid issues like that happening I feared the run off from the surface cleaner would hit the edges of the driveway and kill the soil.

I can answer this for ya! It depends on how durable the plants are, most grasses, trees and bushes will hardly be effected at all and after enough raining everything will drain away with minimal impact. Flowers and more delicate plants are unable to withstand this and will burn up and die pretty quickly. Always always pre and post rinse plants as much as possible and hit them with Antichlor to neutralize any remaining SH. If the plants are in the path of any drainage from the rain then the customer needs to be advised to throughly water the plants daily

If I adjust my pressure regulator to have the full 4,200 PSI coming through the hose, wouldn’t that be 2100 PSI coming through each tip of the surface cleaner? If so, is that too much PSI for concrete? Or should I turn it down? Thanks!
How do you recent the pretreat from going into the storm water drain? Especially with no collect vacuum. (Question is set up as a drain 1 house over, and has grass on both sides of the concrete).
Why would you need to if you are using the right concentration of bleach. Even a belt and braces approach adding an ethoxylated surfactant like washing up liquid is not a problem? Check the environmental regs. in your area, but both of these at the correct concentration should be harmless globally. The chemistry is proven 👌
In that scenario you would pre wet/rinse for pre treatment, surface clean, then post treat at like 3%. That way the SH dries and you arent rinsing it down the drain
I’m here in AZ so we don’t have much issue with mold or mildew. However, here in the mountains we get a TON of dirt and it’ll get deep into the concrete. Is there something that can help that come out or does it just come down yo moving slow?
Can't understand your customers that think bleach harms the environment. The correct concenrration is neutralised by the organics when it oxidises them (mainly reacts to give water). Any over estimation of the mix, though you avoid it and perfer to under estimate, degrades in sunlight. Give these guys a ben duffy when they ask about your chems... "We understand your concern and will quote without chems for you. But, if you decide on using bleach to decrease your maintenance frequency, one thing you can look out for to assess your service providers mix is by looking at your edges before and after. Yellowing or browning of grasses on edges is a sure sign the bleach doesn't need to be that high a concentration. Grasses need acid to just above neutral pH (~6 to 7). Bleach is alkaline and edge grass will look yellower or even brown off

+Detail It if it's latex pressure should work - it likely got into the concrete pretty deep which makes it more difficult to completely remove. Heat would help - you could also try an aircraft paint remover or a graffiti remover.
