Couple questions. 1. Do you use neutralizer/soak plants before and/or after pre/post treatment? 2. When using degreasers and rust removers, do you mix those in with your bleach mixture, or do them separately?
Right on the money, Mike. I always wet down the grass about 2 or 3 feet from the concrete. Then pre-treat with SH. Followed by a post water application. No dead grass line along side of the concrete. I actually watched a company do my friends next door neighbors driveway. He surfaced cleaned the concrete then treated it after with SH. Killed all the grass about 6 to 12 inches on either side. Next time his neighbor needs it done, he said he'll be calling me.
So in order to avoid killing grass when applying SH we should wet the grass? And then pre-treat? I've been afraid to use chemicals because I want to avoid issues like that happening I feared the run off from the surface cleaner would hit the edges of the driveway and kill the soil.
@@xaviersmith7903 When treating or using chemicals you should always pre soak any vegetation that could come in contact with the chemicals. Always to be safe soak again with pure water afterwards. You'll be fine if you do that.
Hi Mike, when I do driveway I like to pre treat driveway for easier cleaning, but post treatment I much prefer using biocide treatment as the biocide stay on surface much more longer than SH, am I wrong?
Can't understand your customers that think bleach harms the environment. The correct concenrration is neutralised by the organics when it oxidises them (mainly reacts to give water). Any over estimation of the mix, though you avoid it and perfer to under estimate, degrades in sunlight. Give these guys a ben duffy when they ask about your chems... "We understand your concern and will quote without chems for you. But, if you decide on using bleach to decrease your maintenance frequency, one thing you can look out for to assess your service providers mix is by looking at your edges before and after. Yellowing or browning of grasses on edges is a sure sign the bleach doesn't need to be that high a concentration. Grasses need acid to just above neutral pH (~6 to 7). Bleach is alkaline and edge grass will look yellower or even brown off
Hey Mike! I have a question …. Once the post treatment dries (if not rinsing after the post treatment) all that is left is salts, when it rains will these concentrated salts harm plants when it rains and runs off into the garden beds/grass? Thanks for your videos, great to learn from the pro’s!
I can answer this for ya! It depends on how durable the plants are, most grasses, trees and bushes will hardly be effected at all and after enough raining everything will drain away with minimal impact. Flowers and more delicate plants are unable to withstand this and will burn up and die pretty quickly. Always always pre and post rinse plants as much as possible and hit them with Antichlor to neutralize any remaining SH. If the plants are in the path of any drainage from the rain then the customer needs to be advised to throughly water the plants daily
Thanks for the knowledge. Do you leave the post treat with both SH and Surfactant or just SH? Also, do you rinse off the Post treatment after a few minutes?

@@pvfrancisco831 I use 2-3% on driveways with light growth. I've used up to 6%, but I've gotten lucky not killing grass or plants. I wouldn't recommend that much.

Hey love you content! Quick question what's the best way to clean dog poo and urine from a concrete garage floor? Last tenants had a pet dog that they let poo and urinate on the floor for a while and the concrete has really soaked it up. Bad smell and stains everywhere... would appreciate any help
I’m here in AZ so we don’t have much issue with mold or mildew. However, here in the mountains we get a TON of dirt and it’ll get deep into the concrete. Is there something that can help that come out or does it just come down yo moving slow?
How do you recent the pretreat from going into the storm water drain? Especially with no collect vacuum. (Question is set up as a drain 1 house over, and has grass on both sides of the concrete).
Why would you need to if you are using the right concentration of bleach. Even a belt and braces approach adding an ethoxylated surfactant like washing up liquid is not a problem? Check the environmental regs. in your area, but both of these at the correct concentration should be harmless globally. The chemistry is proven 👌
In that scenario you would pre wet/rinse for pre treatment, surface clean, then post treat at like 3%. That way the SH dries and you arent rinsing it down the drain
Hey Good morning. Always enjoy your info! So in California where I live we have virtually ZERO mold issue... question, where we had paint spill on the driveway (house paint) is there ANYTHING that will help? Thanks for all the info. Have a great day and be safe!
+Detail It if it's latex pressure should work - it likely got into the concrete pretty deep which makes it more difficult to completely remove. Heat would help - you could also try an aircraft paint remover or a graffiti remover.
I have a 20 inch surface cleaner with a 4200 PSI pressure washer. If I adjust my pressure regulator to have the full 4,200 PSI coming through the hose, wouldn’t that be 2100 PSI coming through each tip of the surface cleaner? If so, is that too much PSI for concrete? Or should I turn it down? Thanks!

I hardly ever pre treat. And never post treat. U can really kill grass if not careful. I might use acid if it's bad before, but that all
You must leave stripes and pissed of customers.
question what will a 1% mixture do to grass and other plants ?
Is it bad to let the pretreat dry while dwelling?
Hey Mike appreciate the video. I did have a quick question. My focus will be driveways. What percent should i pre treat and post treat at?
When you post treatment do you drop the percentage of sh? Or is it the same percentage pre treatment.
How do you get your pre-treatment water to stick so well? It's like it's not flowing down the driveway.
Never over saturate
If you post treat and just leave it, would it was away from the property on the next rain and technically be a violation of the Clean Water Act?

Do you rinse away the post treatment or do you let it just sit there and dry?
Good question, that I'm scrolling through for the answer. Looks like quite a few are asking the same question.
Is it better to pre-treat or post-treat, or both?
So post treatment is the same as pre other than the fact that in post treatment you just apply and leave?
