    Absolutely love this! I really appreciate the tips on cost savings. Just finishing up building an ADU with a builder and the cost was about 380/SF. I'm hoping to do the same with a JADU next ...just not sure if the breezeway would qualify as the garage as attached in my county.

    Was it $65k for the whole thing (from the ground up)? Materials and labor?

      not all labor is included. We do a ton of the work. Prob add 30k or more if you want to be hands off.

    Great question. I use pt lumber for stringers, posts, joists etc and do not paint or oil them. Gaurdrail cap and framing is cedar with oil based paint. Treads and toe kicks are cedar and I leave them raw to grey out. The whole system will last 20-30 years in our area with no upkeep.

    I'm new to your channel and WOW, inspired. This, down to the layout, is pretty much *exactly* what we have drawn out and planned for our garage/adu combo. Do you sell your plans (or specifically, this one?) I'm about to do a deep dive into your channel, but I just can't help but ask !

    beautiful.. your understanding that a kitchen does not have to take over the space to be nice. Ppl make kitchens to big. The apt size appliances are so great.

    One question. I’m guessing you use pressure treated lumber for your exterior staircase. How do you finish (paint or stain) the staircase for maximum weather preservation and how long do they list in your area?

    This was an awesome video. My girl and I are looking to buy a home. What of the needs is to be able to maximize this space to build an Attached ADU and a detached ADU.

    Thank you for clear, concise, info! My husband and I are looking to build something just like this, for us to live in for a few years until we start construction of a house. Afterwards the plan is to use it for guest quarters. We could probably do some of the work- painting, flooring, etc.

    That is outstanding, well done. Regarding the single mini split, wouldn't the bathroom and/or bedroom get hot if the doors are closed? How do you keep the temperature even in the unit? Does that force people to keep their bedroom doors open to stay warm or cool?

      In these small, tight built units, air is forced under the doors when they are shut.

    great content. 2 questions:
    1. Are you able to shut off power to the ADU if the tenant does not pay their portion of the bill?
    2. How do you handle the water bill? I'm assuming it's tied to the main residence as well.

      1. yes but we have never done that. 2. We charge a flat rate for water but it could have a private meter as well.

    Hey Derek been watching your videos for awhile have learned so much, we are in the process of building a ADU apartment over garage we plan to use the garage for our personal use, our code is R38 insulation with 5/8 type x drywall for garage lid (learned that word from you) our concern is if this is sufficient sound proofing for future tenants, you mentioned here you sound proofed but did not go into detail, my husband has to listen to me constantly saying but ADU guy said to do it this way, this time he said ask the ADU guy. LOL

      Hi there! I alway rc chanel first, then two layers of 5/8 type x rock with green glue between the two layers. That will help reduce sound.

      Its close. Maybe 13 feet. 24' with 7'9" bathroom and 36" man door.

    Looking for advice on completing apartment above a garage space which is partially sheetrocked & textured. I am in central florida
    - The nature of the gambrel roof along with the apartment being rectangle box, leaves a “side attic” area behind the side walls. 87” at top of this area and 3 feet wide at bottom. The subfloor has a two foot opening on the outside edge leading down into the garage below. Going to open up this side attic area in a few spots to utilize more space, near the headboard of the bed to have it inset, possibly where the toilet goes, & maybe 1 or two other spots. This will put the walls in these areas right against the side roof rafters, any suggestions on insulation ventilation there?
    -Should I complete the subfloor all the way to the edge enclosing the garage below completely?
    -The roof has ridge vent & gable vents on each end. It does provide a small soffit on each side at the very bottom, It is 1×6 board currently not vented. The top plate of the interior walls does provide a 1-2 inch gap for air flow up to the attic area. Thinking about adding baffle vents to ensure insulation does not block that area. Also considering radiant barrier on roof joists leaving 2 inch gap between roof sheathing & foil

    -The garage has four cinderblock size floor vents, ok to close these off?

      Good question. All sounds doable be always draw a quick plan and confirm with your local building dept.
      You can use that space but you need 60" knee walls per code.
      Yes, I would run sub floor wall to wall.
      Insulation in each bay is possible but find out what min R value is in your area and make sure it will fit. I attached a video on basic vault venting, but also consider ridgid or spray foam just for the lid.

      Great question. By sceening tenants and having a base credit score in our criteria. If they chose not to pay, it would be a violation of the lease.
