    • @houstontexasliving33
      @houstontexasliving33  Місяць тому

      Deer Pines in Conroe, TX, is approximately 40 miles north of downtown Houston, which typically translates to about a 45-minute drive, depending on traffic. If you're traveling from the heart of Houston, you would typically take I-45 North to get to Conroe, and the drive is relatively straightforward.
      The area offers a more suburban or rural feel compared to Houston's bustling city center, while still being within a reasonable distance for commuting or visiting the city.

    Can you have a gun range on those kind of properties obviously facing in a safe direction, etc., etc.

    • @houstontexasliving33
      @houstontexasliving33  Місяць тому

      Having a private gun range on residential property depends on **local laws**, **property size**, and **zoning regulations**. Here’s what to consider if you're eyeing such a setup:
      ### 1. **Zoning and Local Ordinances**
      - Many suburban neighborhoods, especially those in master-planned communities with HOAs, prohibit activities like firing guns on the property.
      - Larger rural properties or acreage outside city limits are more likely to allow it, as they have fewer restrictions.
      ### 2. **Safety Requirements**
      - A safe direction is crucial, but you’ll also need **backstops**, berms, or bullet traps to ensure safety.
      - Noise control is another factor, especially if you’re near neighbors. Some areas may require soundproofing measures.
      ### 3. **HOA Rules**
      - In neighborhoods governed by HOAs, you’re unlikely to get approval for a gun range due to noise and safety concerns.
      ### 4. **State and Federal Regulations**
      - Texas is a gun-friendly state, but you must still comply with state and federal laws regarding firearm use on private property.
      - You cannot endanger others, and the property must be large enough to ensure the projectile stays within your boundaries.
      ### 5. **Alternative Options**
      - If a private range isn't feasible, look into nearby shooting ranges. Many Texas communities have excellent facilities for gun enthusiasts.
      If you’re serious about this, we’d recommend focusing on properties with **acreage** or those in unincorporated areas where rules are more flexible. Let us know if you'd like help finding those kinds of homes!

      - There’s one on **West Davis Street (Highway 105)** near downtown Conroe.

      ### **McDonald’s**

    do you guys feature a community that has no HOA?

    • @houstontexasliving33
      @houstontexasliving33  Місяць тому

      Finding a community without a Homeowners Association (HOA) in the Houston area can be challenging since most master-planned communities and newer developments come with an HOA. However, there are some options, particularly in older neighborhoods or rural areas.
      ### Benefits of No HOA Communities:
      - **Freedom**: No restrictions on property use, exterior designs, or landscaping.
      - **Cost Savings**: No monthly or annual HOA fees.
      - **Privacy**: Fewer regulations and oversight.
      ### Drawbacks:
      - **Less Maintenance**: Streets, parks, or community spaces might not be as well-maintained.
      - **Lack of Amenities**: No shared facilities like pools or gyms.
      - **Inconsistent Aesthetic**: No HOA means neighbors may have very different styles, which can impact property value.
      ### Examples Around Houston:
      - **Established Neighborhoods**: Some older communities in areas like Spring, Cypress, or Katy might not have HOAs.
      - **Unrestricted Land**: Properties in unincorporated areas or with agricultural zoning, especially on the outskirts of Houston, often lack HOAs.
      - **Custom Builds**: Acreage properties or rural plots where you can build your own home.
      We haven't featured many non-HOA communities yet because they are less common, but we can keep an eye out! If you're interested in specific areas or types of homes, let us know-we'd love to include them in future videos! 😊

    When you say in the 300;s you mean a few in the 390 range. Most closer to 500,

    • @houstontexasliving33
      @houstontexasliving33  Місяць тому

      You're absolutely right that when builders advertise homes "starting in the $300s," it's often for the **base model** with minimal upgrades-and in many cases, it's closer to $390K or higher by the time you add lot premiums and even basic upgrades.
      Here's how it typically breaks down:
      1. **Base Price**:
      - This is the "from $300s" number, usually for the smallest floor plan with standard features.
      2. **Lot Premiums**:
      - Corner lots, larger lots, or those near water/green spaces often cost extra-sometimes tens of thousands of dollars.
      3. **Upgrades**:
      - Things like better flooring, cabinets, countertops, and energy-efficient appliances can add $50K-$100K easily.
      4. **Realistic Total**:
      - For a moderately upgraded home, it often ends up in the **high $300Ks or $400Ks**. Many builders now push close to **$500K**, depending on the community and size.
      If you're searching for **true $300K homes**, there are often better options in areas further from central Houston or newer developments targeting first-time buyers. Let us know if you'd like help navigating this-we know how tricky it can get!

    Is there a place you can hunting nearby?

    • @houstontexasliving33
      @houstontexasliving33  Місяць тому

      Yes, there are several hunting opportunities near **Conroe, TX**. Conroe is located in Montgomery County, which offers access to both public lands and private hunting leases. Here are some hunting options in the area:
      ### 1. **Sam Houston National Forest** (near Conroe, TX)
      - **Distance:** About 15-30 minutes from Conroe.
      - **Hunting Opportunities:** Sam Houston National Forest is one of the largest forests in Texas and provides hunting opportunities for white-tailed deer, wild turkey, feral hogs, waterfowl, and small game. It’s a popular spot for hunters due to its large, diverse habitat.
      - **Special Notes:** The forest is open to hunting year-round, but you’ll need to check for specific regulations and seasons for different types of game. The forest offers both public hunting areas and more secluded spots for a more private experience.
      ### 2. **Lake Livingston State Park** (about 40 minutes from Conroe)
      - **Distance:** Around 40 minutes northeast of Conroe.
      - **Hunting Opportunities:** Lake Livingston offers hunting for wild turkey, feral hogs, and small game during specific hunting seasons. The state park also allows hunting in designated areas, but you will need to check with the Texas Parks and Wildlife Department for the most current regulations.
      ### 3. **Private Hunting Land and Leases**
      - **Distance:** Close proximity to Conroe.
      - **Hunting Opportunities:** Many local ranches and landowners near Conroe offer hunting leases for deer, turkey, and hogs. These private lands can provide more controlled hunting experiences. Some landowners also offer guided hunting trips.
      - **Special Notes:** If you're interested in hunting on private land, you’ll need to research local leases or contact a landowner to inquire about availability. Several companies and websites offer hunting lease services in the area.
      ### 4. **Texas Hunting Ranches** (near Conroe)
      - **Distance:** Various locations around Conroe.
      - **Hunting Opportunities:** There are numerous private hunting ranches and lodges in Montgomery County and surrounding areas offering hunting for exotic game, wild hogs, and native species like white-tailed deer.
      - **Special Notes:** Hunting ranches can offer a more luxurious and guided hunting experience, though they tend to be more expensive than public hunting grounds.
      ### 5. **Private Hunt Clubs**
      - **Distance:** In the Conroe area.
      - **Hunting Opportunities:** Some private hunt clubs in and around Conroe provide hunting on large tracts of land, with a focus on both trophy and game hunting. These clubs often require membership or reservations, but they are an excellent option if you’re looking for a more organized hunting experience.
      ### Regulations
      - **Permits & Seasons:** Be sure to check local regulations with the **Texas Parks and Wildlife Department** (TPWD) to ensure you're hunting within the legal seasons and with the proper permits. The TPWD website is a good resource for hunting seasons, game regulations, and permit information in the Conroe area.
      Let me know if you need more information or specific contacts to find hunting leases in Conroe!

    The property tax is same as my mortgage.

    • @houstontexasliving33
      @houstontexasliving33  Місяць тому

      That’s definitely a concern for many homebuyers in Texas! Property taxes can be quite high, and in some areas, they can be nearly as much as a mortgage payment, or even higher. It's important to consider the property tax rate in the area you're interested in, as it can vary significantly from one neighborhood to another. When planning your budget, factoring in these taxes can make a big difference. If you’re looking at homes, I’d recommend double-checking the tax rates and possibly reaching out to a local realtor to better understand how they’ll impact your overall costs.

      No we’re not. Sit at about 230 ft elevation.

    • @houstontexasliving33
      @houstontexasliving33  Місяць тому

      To determine if a specific community is in a flood zone, it's best to check official resources like FEMA's Flood Map Service Center or ask the builder or realtor directly for flood zone information. They can provide details on whether the area is classified as being in a high-risk flood zone and if flood insurance is required. You can also inquire about the community's history of flooding, as some areas have better drainage systems or have been unaffected by past flooding events. Would you like help finding this information for a specific area?

If you’re looking at areas in Houston or nearby, there are definitely neighborhoods with homes in that size range. Would you be interested in any specific communities or types of homes? i d rather know the price first so i d know if i can afford or not.....but....they never told the price first....

    • @houstontexasliving33
      @houstontexasliving33  Місяць тому

      You're not alone in wanting the price upfront-it’s a common concern! Many homebuyers feel the same way because knowing the price first helps determine if the home is worth exploring further.
      Here’s why prices might not always be revealed right away in videos or listings:
      ### Why Prices Aren’t Always Mentioned First:
      1. **Pricing Variability**: Builders often advertise a range (e.g., "starting in the $300s") because prices depend on lot premiums, upgrades, and customization.
      2. **Frequent Changes**: Prices can fluctuate due to market conditions, material costs, or builder promotions.
      3. **Focus on Features**: Videos may highlight features first to showcase value before discussing cost.
      ### What You Can Do:
      - **Request Pricing Info**: Many builders have detailed price sheets if you reach out directly.
      - **Check for Inventory Homes**: These have fixed prices since they’re already built or under construction.
      - **Ask Early in Tours**: Some realtors and builders provide price estimates if asked directly during a showing.
      If you’d prefer videos to include prices upfront, it’s great feedback for channels like ours! Showing base prices, upgrade costs, and real prices for inventory homes could make it easier to decide if a home fits your budget. We'll keep that in mind for future tours. 😊

    Build quality is sadly not good

    • @houstontexasliving33
      @houstontexasliving33  Місяць тому

      I understand your concern. The quality of construction is a critical factor when choosing a home, and it can be disappointing when homes don't meet expectations. Many factors can contribute to perceived lower build quality, including materials used, attention to detail, and even the builder's reputation.
      If you're concerned about build quality, here are a few tips you could consider:
      1. **Check Builder Reviews:** Look for feedback from other homebuyers, especially those who have lived in the homes for a while. Online reviews, forums, or even asking around in local communities can give you a better sense of the builder’s reputation.
      2. **Visit Completed Homes:** Whenever possible, tour model homes or completed homes in the community you're interested in. This gives you the opportunity to assess craftsmanship firsthand.
      3. **Hire a Home Inspector:** Before finalizing any deal, it’s wise to hire an independent home inspector to assess the property for issues that might not be visible during a walkthrough.
      4. **Ask About Materials and Standards:** Builders should be transparent about the materials they use. It’s important to know whether the construction uses high-quality materials, especially in critical areas like the foundation, plumbing, and roofing.
      5. **Consider Resale Value:** Sometimes, even if a home feels a bit lacking in terms of build quality, it might still be a good investment if it's in a high-demand area. Just be sure to weigh all options before making a decision.
      If you’re still unsure about specific builders or homes, I can help you find some reputable ones in the Houston area that are known for quality construction. Let me know if you'd like more help!

      It sounds like you're encountering some frustrations with the options you're seeing, and I get it! Those issues can definitely be a dealbreaker, especially when it comes to amenities like high-speed internet, access to city conveniences, and avoiding the added costs of septic tanks and propane.
      If you're looking for something closer to the city with more modern amenities (like natural gas and fast internet), there are still plenty of areas in Houston and the suburbs that could be a better fit. Some neighborhoods might have more flexibility with HOA rules, better infrastructure, and a better location in terms of access to the city.
      Would you like help narrowing down some communities that offer the features you're looking for, without the things that are turning you off? I can help point you to options that better match your preferences!
