@@haroon3694 It's a well known problem in Houston that homes have been built on alluvial plains, which flood in heavy rain. That's why Houston has had flooded homes in recent years. They permitted building in these areas, so it's a huge problem

But this isn't in Houston. This is in the country well north of the city where the elevation is well above sea level. It's still a dumpy location but for other reasons.

I'm telling you now. If you live in East Conroe, your home will not hold its value over time. You need to live west of I-45. That's just the reality of that area.

I just checked where my rental house is and it's West of I45...I guess I made the cut.
Our 2 story house 25 min. north of Toronto didn't come with appliances, sprinkler system or garage openers but it's 3,100 sq. ft above ground and had an unfinished basement when we bought it in Dec. 1990. We paid $272,000 and our builder's mortgage (offered due to high equity) was at 12%. House tax today is $7,500/yr, insurance is $2,500/yr. If we were to sell it today we'd get 1.7.

They've been telling us that for 15 years.
Btw, we bought our house after the last crash so we sold our first one for 30% less than it would've fetched just 8 months prior, but the one we bought (unlived in) didn't close by the original buyer cuz the market crash meant they couldn't sell their starter home. They lost their 20K deposit on their purchase of 400K. We paid 272K. So I don't see how we lose. You really can't lose with real estate if you hold it for at least 10 years, even if you judge the market incorrectly.

I live in South Carolina and I’m building a 3,700 sq ft home. All in we’ll have about a $600K in the house on acres of land and taxes will be around $2,500 a year. With a mortgage around $350K and the interest rate I can get from work, we’re looking at $2,000-$2,100 a month payment including taxes, insurance, everything.
I love living in South Carolina…low cost of living and actual land to live on without your neighbors being 20 yards away. Oh…and we have our own pond to fish in. 😊
Yes we live in Texas but would love to move back to South Carolina if the hubs job could be done there for what he gets paid now. South Carolina is more bang for your buck and outside space, I loved living there and the taxes are cheap
I wouldn't be bragging because the influx of people moving there will definitely raise your cost of living
Yeah, but what is the job outlook? Some places have lower cost of living because lower job pay and lack of decent jobs. In Texas if you have money you can definitely find land to buy and build a house that isn't close to others.

A fellow Canadian here living in the US. I'm originally from Vancouver and still have a family back there. My brother just bought a 2bed/2bath condo unit in Burnaby in November for $1,475,000 CAD. He said an identical unit same layout, same sq ft, and one floor higher just sold for $80K more. Fuckin insane to say the least!!
When home prices are cheap, there's a reason for it. It may be due to high rates in HOA, property tax, home insurance, crime, burglary. Where I live, the home prices are high, but death rate close to 0, with a few property thefts.

Part of the reason, is the extremely heavy traffic. Back prior to '10, a good friend of mine built a house on 10 acres of land in Conroe on Crockett-Martin Rd. At the time; very rural and wooded. But the last 5 years, the developers moved in; bought up land and clear cut to build master planned communities. The traffic along Crockett-Martin is an absolute nightmare; either stop and go; or when it is open, excessive speeding as people rush to beat any backups further down the road, or their destination. I'm from AZ; and I do like the city center of Conroe; but that traffic in the "rural area", is no longer "less traveled". Crime is not a concern; with that said, the mass murder of 5 occurred in the area last year.
as a new yorker, these prices don't even compute in my brain, I'm paying $2500 now just to rent :(

For those intrigued. Conroe is 40 mins north of Houston. Add traffic, construction, or an accident. You are looking at 1-2hrs oneway driving. Not for the faint of heart. Especially if you know anything about I-45. Nice house though.
They are only cheap because the taxes are astronomical.
The funny thing about the Internet is that what once was a good deal before people found out about it, isnt much of deal anymore once people do find out about it.

2500 is a lot... my home in CA was a 330k loan, 2500 sqft, massive lot, in a major city, I pay.... 1590.
3% property tax is insane! Imagine having $500k home and paying $15k a year in taxes. In Houston, it’s around 1.5%.
9k on 300k for these too. Its a bit much. Do you know if house insurance is high due to flooding too?
@@JP-qi2mh HOA in most reasonable places in the Houston suburbs are around $1-1.5k per year, unlike Florida and California where you can end up paying $5k!

Great video very detailed which is what I was looking for. However, my concern with new construction is not only the high tax rate but the MUD taxes as well and I’ve heard that as the community grows and they build more amenities the HOA fee increases as well. Is this true?
Do you know if there are low tax incentives for people over 65 yo?
In Texas there's a 65 or older residence homestead exemption. HOA's can in fact increase their annual fee's. MUD taxes do add up, but they allow homes to be sold for cheaper. Also, MUD tax rates are cheaper than mortgage rates so it's cheaper over the life of the home.
@@PapasTTUthere is a MUD tax in Texas 🤔 what is that? Sounds like a mudslide or flooding which I thought is uncommon in Texas.
@@cjd5255 MUD is a municipal utility district. They service and ensure all the utilities are properly functioning (water, sewage, drainage, etc) and in order to operate and carryout projects they need funding which is a percent of home value for all homes located within their district. They also do other tasks such you can google "Texas MUDs explained" for a deep dive.

I love Conroe but that's hard to believe . In AUSTX that's a 400-500k easily and in most case hardie plank. I look at homes in what I think is called Panorma Village and they where over 330k
That would be a hot a$$ movie room since it is unconditioned space. That's a vented roof and you'd have to do a considerable amount of work to make that space "liveable".

I live in Aurora CO and live in a 1 bedroom condo and the tax assessment is at $234,000.
A house like those goes for around 750k or more here.
We have nothing special in this town but so expensive.
I guess the drawbacks are hurricanes and politics to moving out there.

You don't have to put 20%. If you put 20% down you can avoid having to pay for private mortgage insurance. At most you will pay 3.5% or 5% down depending on the lender, but you will have to pay for private mortgage insurance.

Wish you would have said the size of the lot. On the Castle Rock house, I was very surprised to see the patio door opening outwards. This means that the hinges are on the outside making it exceptionally easy for burglars to open the door without a key. Simply remove the hinges. Not very safety conscious.

Conroe used be a cool and woodsy place to be and easy going for the most part. You had Sam Houston National Forest a few minutes away, you were right next to lake Conroe, lake Livingston only 20-30 minutes away, and in a way you were far enough from Houston but not too far if you wanted to go to downtown. But of all this development and crazy amount of cooky cutter homes took that charm away and traffic became an absolute nightmare. Going to Sam Houston national forest can be difficult now that the place is flooded with people who trash the damn place and don't clean up, and take all the good camp sites. It sucks out there.
Sucks for you. We love Conroe. Lake Conroe is awesome. Ans Lake Livingston.

Conroe use have huge acreage with tall green trees. I would love to know what these builders are doing for the residents of Conroe since they destroying thousands of forest acres and creating a nightmare with traffic. It is very alarming to see the rate of people moving to Conroe without proper infrastructure. I see neighborhoods popping up in places that usually flood. It’s very sad to see your city get destroy in such a way. Definitely do your homework before you purchase. I own some property there and sadly will no longer plan to keep it for these reasons.
Yes 105 is a two lane highway, how will it support the traffic which is already a nightmare between Conroe and Cleveland! 😭😭

Real estate developers rarely care about anything but profit, that includes this one considering you can't walk to a corner store, which should be illegal to develop in 2023.
The northside is exploding like crazy, especially Katy, Conroe, and the Woodlands. I live near Townlake, in Cypress, which is totally overrated. It is a "boardwalk" with another Torchy Taco and Mod Pizza. I miss my college days when I lived inside the loop in the Heights, EDO, and West U. I am thinking seriously about moving back inside the loop.
I was just wondering how these neighborhoods did with the recent heavy rain and flooding in Conroe. Not a great way to start out with a new expensive home for sure.

Are these homes capable of handling hurricane force winds and if so what rating? Coming from South Florida, I'm used to homes being built CBS, although the homes are gorgeous and affordable, my biggest concern and detractor for moving to Southern Texas would be the potential for hurricanes and homes not being built to the same hurricane standards as Florida.
