Yeah, being close to the highway can be really convenient, especially for commuting! But I totally get the appeal of having more trees and greenery. Are you someone who prefers lots of nature around your home, or do you like the convenience of easy access to major roads?
Great suggestion! Flooding is definitely something to consider when relocating to the Houston area, especially in certain neighborhoods like Tavola West in New Caney. Houston is known for its heavy rainfall, and some areas are more prone to flooding than others, depending on factors like proximity to bayous, drainage systems, and elevation. We’ll definitely look into doing a deep dive on flooding concerns and how to choose a flood-prone area. Would you like us to focus on certain neighborhoods or just general tips on how to protect your property?
I predict a housing crash due to people buying homes over asking price, lacking equity if prices decline further. Foreclosure becomes likely if they can't afford the house, and selling won't yield profits. With anticipated layoffs and rising living costs, many individuals may face this situation.
I suggest you offset your real estate and get into stocks, A recession as bad as it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too.
You are right! I’ve diversified my portfolio across various market with the aid of an investment coach, I have been able to generate a little bit above $830k in net profit across high dividend yield stocks, ETF and bonds.

I love seeing your videos. Can you show something for 55 and over and would make empty nesters feel like a community. One floor and in the $200 . On the north side . Thank you for all your videos
55 and over community are money sucks, people choose those house are targets for screwup. Most new houses under 400k are paper houses, there are a lot issues once buyers move in. Checking UA-cam for new house complaints in Texas.

Wow, from Boston! That’s a big move if you're considering Houston. What’s drawing you to Houston-are you looking for a change in lifestyle, or maybe something specific about the area? Would love to hear your thoughts on the transition!
Houston is a horrible smelly chemical wasteland. I wouldn’t move their if you bought me a million dollar home to live in. I would definitely stay in beautifully North Carolina. 😂
@@rolandthethompsongunner64 correct. Texas's land contaminationed, but a lot of people have no idea, that's the reason there are a lot cance people here.
That's awesome to hear-glad our videos are helping with your decision! Moving from NC to Houston will be a big change. What’s drawing you to the Houston area? Are there certain neighborhoods or features you're especially interested in, or are you still exploring options?
I am so interested I’m coming from New York and I have a family member that’s coming with me from Philadelphia and we want to relocate. I was looking at other places further down south Texas but the Houston is even better. I will be down there next month in April.
That’s awesome! Houston is a great choice for relocating-there’s so much to offer, from job opportunities to diverse neighborhoods and no state income tax! It’s also a great spot for families, with a lot of options for schools and activities. What’s most important to you in a new home or neighborhood? We’d love to help guide you through your relocation process!
This is Awesome a Blessing from God They are allowing more lower income people to buy nice houses that's what I'm talking about. Thanks for this Video. Tavola.
That’s such a great point! It’s exciting to see more opportunities for people to own homes, especially in communities like Tavola. It really can make a difference for families looking to build their future. What do you think makes Tavola stand out compared to other developments in the area? Do you think more communities like this will continue to pop up?
That's impressive! It’s crazy how much the cost of building has gone up over the years. Material prices, labor, and demand have all contributed to the increase. Do you think it’s still possible to build homes at a more affordable price with today’s market conditions, or has it become a lot harder?

Location, location, location: 33 miles from downtown. Transportation costs will consume any savings in housing costs. Plan on an hour each way. 50 miles to energy corridor.
That's a really valid point-commuting from 33 miles out, especially with rising transportation costs, can add up quickly. Depending on traffic, an hour each way is a realistic estimate. Have you considered areas closer to downtown or the Energy Corridor that might offer a balance between affordability and convenience? We'd be happy to help explore neighborhoods that fit your needs!

Great question! Not wanting an HOA is a common reason people choose to build on their own lot. Haha! He just said that Lennar has a great reputation for building quality houses???? Yeah, better budget an extra large sum of money to tackle all the issues that will crop up for many years, that you will most likely never get Lennar to follow through and make even basic repairs once they have your money, even with the useless new home warranty they push to make you feel that you are financially protected!! Unless you either are, or can afford to hire a great lawyer, or you have a huge social media folowing to put them on blast so they may actually feel it isin their best interest to make the repairs. Still is a pain to keep having to have repairmen in your house, and some of the issues can be safety issues, and some may not crop up for years after warranty expures. Plus these builders have bribed all the lawmakers so it is very difficult to fight the big building corporations, so good luck!!!
That’s a tough situation, and I can definitely see why you’d be frustrated. It’s so important to have a builder you can rely on, especially when it comes to long-term quality and warranty support. Have you had any specific issues that made the experience so difficult, or do you think there are ways to better navigate the process with these builders? It sounds like a lot of homeowners are having similar concerns, and it would be interesting to hear what you think could improve the system.

because most bathrooms are built in the middle. Depends on the floor plan, some bathrooms are built right next to one of the outer walls, and thus, have windows.
Great question! It's interesting how bathrooms in the U.S. often don't have windows. Do your research. I have a rental in Katy TX. We rent out a 3 br for $2100/mth. After property management fees, homeowners insurance, flood insurance, home warranty policy, HOA fees, property tax (no homestead exemption because it's a rental), MUD tax (this was a surprise too), we net around $11k/year. That’s an interesting idea! Midland/Odessa is definitely a unique area with its own charm, but I can see how more housing options could be beneficial. What do you think would attract more people to the area-are there specific features or developments you’d want to see there that could make it a more appealing place to live?
Totally get that! Older neighborhoods often have more character and unique charm, while newer homes can feel a bit too similar. The great thing about newer homes, though, is they often come with modern amenities and energy-efficient features at a more affordable price. Do you think you'd prefer something with a little more character, or are you open to customizing a newer home to make it feel more unique?
Wouldn’t dare call these dogboxes. My best mate dog might hear me. “All made out of ticky tacky and they all look just the same” comes to mind. All jammed together; hearing my neighbour fart in the bathroom, and he me, just doesn’t cut it.

Wrong…A lot of people already moved to Texas or continue to move to Texas. Texas has excess and has slashed property taxes down extremely fr 2023. That’s a fair point! We try to give viewers a sense of the areas around Houston, but you're right-some of these homes are a bit further out than others. Totally get that! One sink can feel a bit outdated, especially when so many homes these days have double sinks in the primary. Do you think it’s a dealbreaker for you, or is there something else in the home that makes up for it?
That’s an interesting take on New Caney/Porter! It definitely seems like an area that's growing fast, but with growth comes both opportunities and challenges. Great question! We know space is a big factor when choosing a home. Sometimes builders focus on maximizing layout efficiency, but we’d love to know-what size rooms would you consider ideal? Are you looking for more spacious bedrooms, or maybe larger common areas? Let’s talk about what your dream home layout would look like!
I hear you-it can definitely feel like the cost of living is rising fast in some areas. With inflation and high taxes, it can be tough to find affordable options. Have you looked into different areas in Texas or elsewhere where the cost of living might be a bit more manageable?
That’s a common feeling when it comes to homes, especially if you’re comparing size to price. What do you think would make the price more reasonable for a house like that? Are there certain features or upgrades that would make it feel more worth the value to you?
Living in Texas is like living in hell with termites, rats, killer ants mosquitoes, cockroaches, very hot and humid weather,Sink holes, bad traffic property taxes are too high and high crime rates you could be killed by the landlord or robbers if you are walking out on the streets etc or if you accidentally step on their property etc etc etc
You're absolutely right-one-car garages can really limit storage and parking, especially in neighborhoods where homes are close together. It can quickly lead to cars being parked outside, which makes the streets harder to navigate. Have you seen any homes with better garage designs or extra parking solutions? It seems like more builders are starting to offer larger garages or additional parking spaces as upgrades.
This should not be a 4 bedroom. The study sacrifices your bedroom space. There’s no room for an actual bed! Who is sleeping in a twin except small children. Kids get bigger. These prices are ridiculous! These houses aren’t worth 200k…maybe 130-140k at most.
Great observations! It's definitely a challenge when layouts prioritize a study over functional bedroom space. Many families need more flexibility as kids grow. As for pricing, the market has definitely shifted, especially with material and labor costs. That said, what do you think would make these homes more valuable or better suited to families-bigger rooms, more versatile spaces? We'd love to hear your thoughts!
That’s definitely a concern with some fast-growing subdivisions. Over time, maintenance, HOA regulations, and the initial quality of construction all play a role in how a neighborhood ages. What do you think developers or homeowners could do to ensure a subdivision retains its appeal long-term?
That’s a valid concern, especially with the industrial presence in certain areas around Houston. Water quality is something many people are mindful of. Have you looked into any specific neighborhoods where you might feel more comfortable with the water quality, or do you use any water filtration systems to ensure peace of mind? It’d be interesting to hear how others in the area deal with it!
Ugh Lennar I’m in a Lennar home now they might be a great company but I’ve watched the guys they higher Leave wood out in the rain uncovered built quality isn’t always the best, but I’m sure it’s not every home just certain crews working to fast without Care I’m still going to Give them another go
Sounds like you’ve had some mixed experiences with Lennar. It's definitely important to get a good crew that takes care with the build quality. Have you had any issues with your home that you're hoping won’t happen again, or are you more focused on the value they offer in new builds? What would you look for in your next home from Lennar to feel more confident about it?
eh. Houston's top suburb? please.. Cinco Ranch, Sugar Land, Woodlands.. those are the top 3.. Tavola is barely developed.. and too far if someone needs to work inside the loop.. who wants to drive 40mins EACH WAY to and from downtown, galleria, med center or even energy corridor..
@@blueSky-ky3xy yeah unforutnately.. houston is terrible for public transit.. i feel your pain.. When I first moved to Houston.. i took the bus down westheimer.. frankly worst bus service.. never on time, never had notification of route changes, barely came on weekends..
You're absolutely right-Cinco Ranch, Sugar Land, and The Woodlands are definitely established top choices! Tavola's still developing, and that commute can be a big factor if you're working inside the loop. Have you found any other up-and-coming neighborhoods closer to downtown that you think might be a good alternative for those wanting more development but without the long drive? Or do you think the balance of space and affordability in areas like Tavola might still make it worth considering for some people?
Totally get what you’re saying! The plastic showers and more sterile-looking finishes can feel a bit basic. Tile can definitely elevate the look and feel, especially in the bathroom. Are you someone who prefers more traditional designs with lots of character, or do you lean toward a more modern, sleek look, even if it’s a bit minimalist?
It sounds like you're not a fan of the layout! Sometimes design choices can feel a bit off depending on how the spaces flow. Are there particular areas you think could have been better planned? We'd love to hear your thoughts on what makes a well-adjusted layout for you!
Lennar homes are horrible walls are crooked the paint they use is the cheapest they can find, those are the things that ive seen so we even know nothing about all the items in the house. Problem is they want to a lot of money. Thats why they their subcontractors so cheap.
I hear your frustration-quality can definitely vary, and it’s disappointing when the craftsmanship doesn't meet expectations. With large builders like Lennar, sometimes cost-cutting measures affect the final product. Have you looked into any other builders or custom options around Houston? There are some great choices out there with higher-end finishes and attention to detail. It can also be worth considering a new build with a smaller, more reputable builder for better overall quality.
You're right-affordability is a huge factor, but it's tough when the quality doesn’t quite match up. It’s always a gamble with new builds, especially when they’re trying to keep prices low. Hopefully, they stand the test of time with minimal issues, but it’s definitely something to keep in mind when looking at a new home. Have you considered inspecting homes thoroughly or looking into any warranty programs to help with potential repairs?
Completely agree-one-car garages just don't seem practical for most families in 2024! With more people needing space for multiple vehicles, storage, or even a home gym, two-car garages (or bigger) make much more sense. Do you think builders should make larger garages standard, or offer them as an affordable upgrade?
It sounds like you're expressing disappointment or critique about a specific house. Could you clarify what you mean? Are you discussing a house shown in one of your videos, a general style, or a specific feature you didn't like? This will help me provide a more tailored response! 😊
That's a great point! Building on your own land can be a cost-effective choice if you plan it right. In the Houston area, it also gives you the flexibility to design a home that fits your needs perfectly. Have you looked into land prices or builders here yet? We’d love to share tips if that’s something you’re considering!
Privacy can definitely be a concern, especially when homes are built so close together. Some people prefer more space between homes to feel like they have their own personal oasis. Are you looking for more secluded neighborhoods, or do you think homes with larger yards or better fencing could help solve that issue?
You bring up a very valid point. The issue of investors buying homes and turning them into rentals is a common concern, especially in communities with more affordable housing options like those provided by Habitat for Humanity or tiny home developments. Here's a breakdown of how this could play out and potential solutions: ### **Challenges with Rentals in These Communities** 1. **Investor Buyouts:** Without restrictions, investors could purchase multiple properties, driving up prices and reducing availability for those who need affordable housing. 2. **Community Stability:** Homeownership often fosters more stable and engaged communities. A high percentage of rentals can lead to less community cohesion. 3. **Maintenance Issues:** Investor-owned rentals may not be maintained to the same standard as owner-occupied homes, potentially affecting property values and neighborhood appeal. ### **Why HOAs and Rental Bans Help** 1. **Protecting Affordability:** An HOA can set covenants that limit the number of rentals in the community, ensuring homes are purchased by people who will live there. 2. **Preserving Community Integrity:** By prioritizing owner-occupancy, the neighborhood can maintain a stable and invested population. 3. **Enforcing Standards:** HOAs can also implement rules about property upkeep, which is often less of a priority for absentee landlords. ### **Potential Alternatives** If an HOA isn’t an option, other measures can help: - **Deed Restrictions:** These can specify that homes must remain owner-occupied for a certain number of years after purchase. - **Right of First Refusal:** The organization (like Habitat for Humanity) could retain the right to buy back the property at a predetermined price if the owner decides to sell, keeping the homes within the affordable housing pool. ### **Encouraging Sustainable Communities** Communities interested in tiny homes or affordable housing must carefully balance accessibility with protections against exploitation by investors. Do you think an HOA or other protective measures would be effective in areas like Houston? 😊
That’s definitely a valid concern about how different home styles can impact a neighborhood’s appeal! Do you think there’s a way to balance affordability with maintaining neighborhood value? What kind of home design or community setup do you think would attract more buyers?
I hear you! Some people have had similar experiences with Lennar, particularly when it comes to build quality and attention to detail. Have you looked into other builders in the Houston area that might offer a higher level of craftsmanship? There are plenty of options out there, and it’s important to find the right fit for your needs!
Thanks for sharing your thoughts! We totally get that everyone's preferences are different when it comes to home styles and designs. What specific features or designs do you feel could make these homes better? We'd love to hear your ideas!
I totally get your frustration-it’s tough when the price doesn’t seem to match up with the quality. It’s always good to be cautious and make sure you're getting value for what you pay. Can you guys please talk about the flooding in the Tavola West New Caney area as well as Houston area in general.
Do you mind if I ask you to recommend this particular coach you using their service?

Great idea!
55 and over community are money sucks, people choose those house are targets for screwup. Most new houses under 400k are paper houses, there are a lot issues once buyers move in. Checking UA-cam for new house complaints in Texas.

That’s awesome! Houston is a great choice for relocating-there’s so much to offer, from job opportunities to diverse neighborhoods and no state income tax! It’s also a great spot for families, with a lot of options for schools and activities. What’s most important to you in a new home or neighborhood? Nice house? 191k, check what meterials and how it constructed, you will be supprised it will cost even more to fix it.
That’s such a great point! It’s exciting to see more opportunities for people to own homes, especially in communities like Tavola. It really can make a difference for families looking to build their future. What do you think makes Tavola stand out compared to other developments in the area? Do you think more communities like this will continue to pop up?
Wow. I used to build those type of homes for 30-40k all day long 15 years ago.
I caaaan believe iiiiiit!😂😂 How this is happening… I cannot fathom.

I wish I did not have to build, but I do not want HOA.
Which builder will built custom home on my lot in Richmond TX?
Try local homebuiders.
Great question! Not wanting an HOA is a common reason people choose to build on their own lot. In Richmond, TX, there are several custom builders who can work with you to design and construct a home on your land. Some popular options include J. Patrick Homes, Partners in Building, and Tilson Homes.
Have you already purchased a lot, or are you still exploring locations? We can also provide tips on navigating the building process in the Richmond area if you'd like!

15:53 May I ask why American bathroom never have any window? 😅
because most bathrooms are built in the middle. Depends on the floor plan, some bathrooms are built right next to one of the outer walls, and thus, have windows.
Building codes where I am require a window for ventilation or a fan for mechanical ventilation
Great question! It's interesting how bathrooms in the U.S. often don't have windows. I think it’s partly due to design preferences, privacy concerns, and the focus on ventilation through fans instead. I don't like cookie-cutter houses. I like older neighborhoods where houses look different. but they are very nice for the price.

So, is California better? The cheapest city with new homes is at Banning, CA.
1 car garage is bad, all storage goes there, car(s) will be outside, streets will be full of parked cars and impossible to navigate.
Let's be honest that subdivision will look like crap in 5 years, it happens all over Houston.

It’d be interesting to hear how others in the area deal with it!

Solid counters Sterile Look Blamm’’, Plastic slip in Shower / Tub Why not Tile Shower, So cheap Looking ?
Totally get what you’re saying! The plastic showers and more sterile-looking finishes can feel a bit basic. Tile can definitely elevate the look and feel, especially in the bathroom. Are you someone who prefers more traditional designs with lots of character, or do you lean toward a more modern, sleek look, even if it’s a bit minimalist?
the arquitec should be fired those spaces are not well adjusted
It sounds like you're not a fan of the layout! Sometimes design choices can feel a bit off depending on how the spaces flow. Are there particular areas you think could have been better planned? We'd love to hear your thoughts on what makes a well-adjusted layout for you!
Lennar homes are horrible walls are crooked the paint they use is the cheapest they can find, those are the things that ive seen so we even know nothing about all the items in the house. Problem is they want to a lot of money. Thats why they their subcontractors so cheap.
Pretty much all of them corporate homebuilders, not about quality, it’s about selling units cheap and fast.
This is great that they are trying to solve the affordability crisis. However they just look so cheaply made. Hope they won’t need a lot of repairs.
It's 2024, they really need to stop building one car garages
Completely agree-one-car garages just don't seem practical for most families in 2024! With more people needing space for multiple vehicles, storage, or even a home gym, two-car garages (or bigger) make much more sense. Do you think builders should make larger garages standard, or offer them as an affordable upgrade?
That's not a house that's so bad
It sounds like you're expressing disappointment or critique about a specific house. Could you clarify what you mean? Are you discussing a house shown in one of your videos, a general style, or a specific feature you didn't like? This will help me provide a more tailored response! 😊
Buy your own land build your own house is much cheaper!
That's a great point! Building on your own land can be a cost-effective choice if you plan it right. In the Houston area, it also gives you the flexibility to design a home that fits your needs perfectly. Have you looked into land prices or builders here yet? We’d love to share tips if that’s something you’re considering!
To close no privacy
Privacy can definitely be a concern, especially when homes are built so close together. Some people prefer more space between homes to feel like they have their own personal oasis. Are you looking for more secluded neighborhoods, or do you think homes with larger yards or better fencing could help solve that issue?
If they allow rentals then investors will buy all these homes and rent them out. Tiny homes can only work if you have an HOA that bans rentals.
You bring up a very valid point. The issue of investors buying homes and turning them into rentals is a common concern, especially in communities with more affordable housing options like those provided by Habitat for Humanity or tiny home developments. Here's a breakdown of how this could play out and potential solutions:
### **Challenges with Rentals in These Communities**
### **Why HOAs and Rental Bans Help**
### **Potential Alternatives**
If an HOA isn’t an option, other measures can help:
- **Deed Restrictions:** These can specify that homes must remain owner-occupied for a certain number of years after purchase.
- **Right of First Refusal:** The organization (like Habitat for Humanity) could retain the right to buy back the property at a predetermined price if the owner decides to sell, keeping the homes within the affordable housing pool.
### **Encouraging Sustainable Communities**
Communities interested in tiny homes or affordable housing must carefully balance accessibility with protections against exploitation by investors. Do you think an HOA or other protective measures would be effective in areas like Houston? 😊
Who is going to buy the model when those shitty homes are in the same neighborhood? Ill give you the answer, nobody.
That’s definitely a valid concern about how different home styles can impact a neighborhood’s appeal! Do you think there’s a way to balance affordability with maintaining neighborhood value? What kind of home design or community setup do you think would attract more buyers?
Lennar is a big turn off horrible build quality
I hear you! Some people have had similar experiences with Lennar, particularly when it comes to build quality and attention to detail. Have you looked into other builders in the Houston area that might offer a higher level of craftsmanship? There are plenty of options out there, and it’s important to find the right fit for your needs!
These are terrible builds

Have you looked into other neighborhoods or homes in that price range that might offer better quality? We’d be happy to help you explore more options!
