    I finally watched this whole thing and OMG this is stunning!! The final product is beautiful!
    Not sure what part I love most - the hardwood floors, the ladder (that can go fully up against the wall or pull out), the beautiful kitchen… the list goes on. Gorgeous work.

    I like this ADU build montage! I watched the whole series and learned a lot. Thank you! Hopefully submitting for permit in the next couple weeks here in NC. 800sqft and hope to do a lot of the infill work myself with my 18 yo son.

    I loveee the design besides the bathroom being right by the kitchen, it would be better if the bathroom opened from the bedroom even if guests had to walk through to use it I would prefer that over it being so close to the kitchen. Overall great job!

    Awesome time lapse man. Do you typically run gas to your ADUs? Looks like this one you have it for your water heater and assuming the range as well. Is getting the gas hookup not too much more expensive than if you went fully electric? Guessing it would save a bit in future utility costs so many paying an extra thousand or 2(?) up front is worth the expense in your mind.

      Yes, most all of our units get nat gas. So we can use the ext mounted water heaters and ranges. This cost is worth it because most primary house power services, of 200a, with not have the load capacity to run two dwellings, all electric.

      For sure, So CA pricing, seismic engineering, solar requirements etc drive costs up fast! It would also probably rent for 3x more too. Thanks for you local area knowledge and input!

      seismic is not usually not required in
      Socal, unless property is directly on fault line. Solar is required, labor is more, but still is not covering 240k difference. It's just a crazy price difference . Rent at 3x is 180,000 price point to compare. Not to mention. Paying taxes on a 300k adu. Seems like investing where you are is a smart plan.

    Do you treat the dirt for termites before Foundation Pour? Or just the framing before insulation and sheet rock? I never heard of doing that until today and my foundation has already been poured.

      No, I have never treated for termites ever... on any house new or old. Not that you should not, but in I have never had problems... yet.

    Im skeptical about 60k, what does that mean? This structure in its entirety, the labor you paid out to all those guys in the video, materials, permits?

      The cost to build the ADU from the ground up. All material and labor. Not included: land price (% of current land value), System Development Fees (around 8k) I will ad that I am a GC, do A TON of the work myself, get great vendor pricing and have spent over 20 years building ADUs and perfecting this design (what I think is the most affordable dwelling possible of like size). We have also. Built this exact unit many times and have a streamlined process. If you watch the whole "How to Build and ADU with Cost Breakdown" I share pricing and labor in detail.

    Do you think it’s possible to build a primary residence is southern oregon for about $120 a sf if all the connections are close by? I would like to build a 1000 sf unit near Medford OR.

      Yes, but only if you self manage the project and do a ton of the work yourself.

      Prob close if build by a DIY/ Contractor. That is how we build so cheap. 🎉
