  • We are one week closer to building our new detached ADU!
    The intent of this series is to share our favorite real estate investing strategy. We call it infill housing. We buy old houses, fix them up, rent them out and then build new detached units in the back yard. Consider it the BRRRR strategy with a new build added on. Think Build BRRRR.

    How many sq ft is this lot? Is there a minimum size lot you look for?

      Around 8,000 sf. The min lot i look for is 5,000 sf. Great question.

    So get permit and do the garage with plumbing ready if needed, then get permit to convert the garage to a 1 bedroom next? Or just have as a future option?

      No plan to convert garage, as we will be building an ADU or in this case a "detached duplex" next to it. In a multi fam zone like this where most garages are converted to units, we want to stand out to our future tenants with an true garage/ shop space. Going for the work/live loft style setup. Trying to do the opposite of status quo.
