@@ThatADUGuyso is it legal to add two additional levels on top of a detached garage? I’d like to keep my garage existing and just make the second level two bedrooms and a bathroom. And the third level a kitchen with a dining/living space. High angled sealings clearly on the 3rd level giving a fully open concept.
@@DG-bb1jz it depends on your cities code. Most have a max hight limit. I would call your local planning/zoning office.
Love the vids! Your utility company there may be "taking longer than expected" because of the easement.........but allow me to make you feel a lil better. I work for PG&E in Cali, and these types of connections is exactly what I do every day for the company. Here is where I should make you feel better. If you needed a new service drop over the neighbors property, here in Cali, and needed an easement, you are MINIMUM 6 months of waiting to get that done. MINIMUM! In addition, several thousand dollars on top of waiting 6 months. So, a few extra weeks waiting there in Oregon, would be considered an un-heard of miracle, here in Cali...I enjoy the vids!
Great hear for you! Thanks for the pro info. Yes, waiting for the system can be a long one. This was a tough drop. I own the property next door that we crossed so that sped it up a little. Also, pac power did not have an easment to cross either lots. I agreed to grant one and I think that helped speed it up. In all it took around 4 months and they are great to work with. Thanks again for the views, your service as a lineman and your pro tip! It does make me feel better!

Wow this is really really amazing series you’ve put together I’ve literally watched all episodes back to back so far hell I’m ready to move into that porch attic space there’s a window and an outlet that’s all I need lol

You’ve given me some awesome ideas. I just submitted my plans for my first attached 460 Sq’ ADU. I’m in Pomona California and I’m simi retired. I’m a bit handy with tools myself but I’m also using license subs for 75% of my project. I appreciate you given us step a by step price break down on all your beautiful adu’s you’ve built. I’m currently looking for subs and getting pricing. My project will begin February 2024 once my tenant lease expires. I am nervous and exited too. I’m on 50 k budget. 🤞

I currently have 3 properties and my biggest project will be in my Covina California home built in 1889. This is 748 Sq home non historical property sits on 8 k Sq land multi family zone. My goal is to add 2 adu’s your style. This is Great neighborhood good school district and 5 min away from downtown. I know your a busy man Derek and I really appreciate you taking the time to reply. @@rubengonzalez-qk6bx suggestion: please check with your power company to see if your existing utilities can be expanded without great expense. I've know several people who have faced major financial obstacles in LA County when they decided to add ADUs to older properties who had never had any utility updates before embarking on adding ADUs to their property. LADWP has created multiple delays (first delay was 9+ months) for my current ADU. Received my Cert of Occupancy over 4 months ago and I'm still waiting on LADWP to turn on the power. LADWP never managed to deliver a temporary power line and meter. We have used a very large generator to install the hvac, appliances, etc. Good luck!
Ruben, I’m trying to learn myself so when the right time comes I’m building an ADU for my mother. All this is going to happen at my sisters residence with everyone’s help so our budget will be tight. However if you ever need any help with your project keep me in mind I am not a pro but I want to help as much as I can to people with tight budgets. I believe we can form a community of people who can help build ADU’s for those who need them the most. I’ll volunteer a few days of my life to help. Let me know. And Derek you already know how I feel about your information keep up the good work.

Derek, I’m really liking these videos! My wife and I want to add a two-car garage to the back of our property and put a two-bedroom ADU on top. Though I grew up building our houses with my dad, I’m not a builder by profession! But I’m inspired that “anyone can do it.” My wife and I want to do this! But being the general contractor, it looks like you still hire out specific work-plumbing, drywall, etc.-you aren’t actually doing it all yourself. Is that what you’d recommend? Or if we have more time, should we literally learn all this and do it all ourselves?? Thanks!
Hi there, thanks for the views and support. I would hire out the skilled tasks you both are not set up/tooled up to due. By managing these trades you are still saying a ton on money.

Great question, yes. We always work off of a current plat map that has on site pins.
