    Paul, I know you ain't make the list.....but it killed me to see HP top on the list. That's my hometown! You sold me a great house in a great neighborhood, but I'll always love HP. Great video.

    I'm originally from Southwest Michigan, in the same county as Benton Harbor, and every year in early May, our band would take part in the Blossom Time Parade that goes between St. Joseph and Benton Harbor. It was the eeriest thing crossing over the bridge across the river onto the Benton Harbor side, and suddenly nobody was sitting on the sidewalk watching the parade.

    I want to thank you for the wonderful and entertaining videos that you have posted about living in Michigan. You were very helpful and instrumental while I was in the housing market.
    It was through your videos (and one other significant persons videos) that I was able to understand some important aspects about the home buying process. The 2021 housing market was very tough and tougher for a V.A. buyer. Your videos helped me to understand how to navigate in that difficult market. One of the most important things that I learned in your videos is how Proposition A works.
    I was able to ensure that my estimated escrow was closer to what the uncapped property taxes would be and avoid having a significant house note increase from underestimated property taxes in my closing disclosure. I think that your videos provide a wonderful and entertaining public service to prospective homebuyers.

    Let's not forget that when the auto industries pulled out of most of the places on this list, and the wealth followed close behind, THAT is what devastated these cities. It has nothing to do with the people who were left behind to try to pick up the pieces.

      @@PaulWolfert I would like to have you as our agent! Me and the misses and our newborn son are moving to Detroit, we are leaving the expensive sf bay area for our "white picket fence" home that we can own outright. Best part is we will be living out in detroit with california pay due to our jobs allowing us to work remotely from home! So we are actually looking at 2 or 3 properties, one to live in and the others to Rent out to the locals in need of housing. If you can send me your email or contact info I will be in touch asap!     I have worked in Flint. Be careful where you get out of your vehicle and be outta there before dark. Several years ago, people were torching abandoned buildings just to keep the fire department from getting laid off. Final tip: Don't drink the water.

    I’m simply amazed at the stratification in cities like Detroit. You can be living on an estate by a lake and in the same metro area you have suburbs looking like Dresden at the end of WWII

    I currently live in Flint, Michigan. I still walk my 4 girl's to the bus stop. Crime is worse than you said. Once you move here it seems you can't get away. No matter how hard you try. The street's are terrible. I have to fix my car constantly. The school system is awful. That's if you can even find a school open due to all the closer's. I have been trying my hardest to move. As soon as you get something it's stolen from you. The drug's and prostitution is a every day thing you see. They don't even care if children are around they continue turning truck's. Hypodermic needles lay everywhere on the street's.

    We love living in Flint! The school system is horrible and so is the hospital system. But community is wonderful!

    I drove around Highland Park and it boggles my mind that there are residents that are occupying the $500,000 plus gated mansions in that city.... I, unfortunately, heard about a doctor that lives there that happened to get murdered last week :( still no suspect let alone motive

      That murder wasn't in Highland Park - it was the Boston-Edison District and the home is worth a LOT more than 500k

    Detroit the most dangerous city especially in the state of Michigan. I’m from Michigan and an I know the whole metro Detroit area and nothing comes remotely close to Detroit. Every city except flint is where people move to to get away from this evil city. The luxury of not looking over your shoulder is the best. You will witness the most violent most ruthless acts just simply minding your business, anddd at some point you will be a victim. Also robberies and killing are a sport out here it’s best to stay inside at night although it’s just as dangerous broad day. Don’t listen to these list if you come here stay down town! As soon as you hit a side street your in the jungle, don’t even play with your life like that.

      Na, pontiac and flint worse or equal, as well as the surrounding areas. Hell oakland county period is turning into a total hell hole. Coos in oakland county worse than the criminals

      Long ago when they got the Model T plant, they didn't want any part of Detroit and separated themselves. HP is much worse off than most of Detroit, but it is not part of the city. It just gets worse every time I see it, sad.

    I am buying / paying off my recently gotten Home in the Fitzgerald Neighborhood of S.W. Detroit, Michigan and I stick out like a Sugar Cube in a bowl full of Cracked Black Pepper...and my neighbors all love me like I've lived here all of my life.
    It's not about race, it's not about color, it's about respect and #WestSidePride .
    If I were a younger man, I'd stay here for many many years as there is so much to see and do. But I got the place to rehabilitate it and resell it and then retire " up north " to the Roscommon area of the State in a couple of more years.
    I'm following you, and a few other folks talking about living in Michigan, and as to where the deals are vs the solitude I seek just out of view of the city proper. What's available in said area ? Know of any small single dwellings for Lease / Sale in the area I'm searching ? If so, let me know !

    I would put Flint at number one and Lansing number 2. I would not even include Detroit anymore that's how much they improved. Benton Harbor improved a lot too but still can be listed in top ten.

    I tried to look up the list you used, but I guess I wasn't finding the most recent version. The cities you listed weren't the cities on the lists I found (both were from 24/7 wall st., but from 2020 and 2021). Were you citing an updated list for this year?

    I left Detroit in August 1977 had a vision or dream Detroit was about to change (desolated) General Motors and Ford was going to Collapse , economy was going to fall apart. January 1978 my vision came true Never looked back .

    Highland Park is #1, but you got Flint and Detroit mixed up. Detroit is second since it has a larger population, which means more crimes, Flint is small, and there is crime, but you're looking at a smaller average than Detroit.

      I moved to the Lansing area back in '99. I warned people that when Lansing becomes like Saginaw it's time to move. Guess what? Lansing in 2024 is just as bad as Saginaw. The crime has exploded.

    Michigan fought to keep the union together during the American civil war. If you go to 90% of cities in Michigan it feels like they lost the war. I know of 6 nice cities in Michigan. I dare not mention them because they will be cursed.

    Live in Grand Blanc 12 miles south of Flint and it’s bad only on the minority side on north & east parts but we’re closer to Oakland county it’s nice. One thing the rate to rent a house or apartment in Flint is way to high and there used to be 4 high schools when GM was booming and now only one. It’s sad. Especially after the water epidemic I think it made a lot of hoodrats move to the suburbs I see it around our town, it’s sad. Bottom line we all need n want to live good so we need to work together 👍🌞

    Think of the city of Detroit like a Cancer that spreads. Almost any city that borders Detroit has it's share of those problems. Cities like Redford, Harper Woods, East Pointe, Melvindale, Ecorse, Warren, etc. The closer you are to Detroit, generally the more problems you will have including but not limited to: Violent crime, littering, loitering, stolen cars, hit and runs, random pitbull attacks, madness, etc. Cities that border Detroit that are slightly affluent like Grosse Pointe or Southfield, are able to contain the problem slightly better.
    My suggestion, give yourself a nice buffer between your home and the city of Detroit. Preferable about 10-20 miles:)

      I gave myself a buffer zone last year of 90 miles! Left Warren crime behind and never looked back. Now beautuful country life, farm fields, woods, wild life, no high taxes, no intrusive government, no crime, fresh air. Everybody leaves each other alone but help each other. I should of done it years ago. Total peace. Get out of the cities now.
