      Can you explain why this car wash is not operating if it has potential to make up to $25,000 a month? I don't understand why someone would run it into the ground if it was making so much money.

      @@RamTrucks590 Owner didn't want to work on any equipment (or hire anyone to do so), along with site upgrades. I figure he cleared enough from selling part of the lot to Dunkin Doughnuts that he felt it was OK to close it down. Kind of the same reasoning behind my own laundromat.

    I'm a manager at an express car wash. The owner that I work for actually helps out people who want to open an express wash from building to the equipment to the chemicals.
    I love my job. Never thought I would get paid as much as I do working at a car wash and I am in California.

      must be a rich car wash owner.. there are some that will not care too much about money and pay their employees well.. those are the places i love to work.. not afraid to work for decent wage.

    I work at a car wash while in college in Ohio. Owner makes over 60k monthly from just monthly exterior washes. A car wash in the right location with good marketing is a gold mine.

    Honestly it is not Laziness. Yes I'm part of the younger generation. I'm used to working hard but so burned out by instability in the workplace that I don't want to go back to work for anything less than a stable job. I'm not a job hopper but I feel that there is no stability and I bet the rest of my generation and younger are just throwing up their hands because they don't want to deal with the instability. Plus so many established jobs require "experience" and they are not willing to take a chance on the newer and younger generation.

      @@b.williams9473 I Think I'm technically classed as a millennial (I honestly don't know but I'm in the 30's). I worked for 11 years from highschool at a national coffee chain place here in Canada. Then I worked for 5 years for a call centre. I would have been there for only 3 if it weren't for covid sending everyone to work from home because they were shutting down our physical location and the overseas providers for the same company were impacted even worse. They keep opening and shutting down sections in the call centre and changing the job description so much that I finally was doing the job to how I saw fit and they just decided to let me go (I was working hard but not following the stupid to me rules that made very little difference in customer service but designed to make me work harder for no wage increase). I'm also now having to worry about multiple health problems which makes it hard for me to reliably work in a job for a long period of time. At the Call Centre I still had these medical conditions but got tired of fighting them for simple accommodations so I could receive treatment to continue to work as I'm also currently tired of fighting doctors for a reasonable explanation of new symptoms I'm dealing with.

      I'm 53 and my parents, siblings, and myself have always delt with crappy work environments. Sometimes I have dealt with even dangerous situations, but that's how work is 95 percent of the time. It's always been that way and we never just considered quitting. That's the difference. I hear younger people tall about hiw bad it is and to be honest, most really havent worked like past generations and they think it's going to be a pleasant experience, so yeah this generation is pretty lazy. There are exceptions, but I see a lot of young folks start a job and it's really sad.

      I have been hiring people for over 23 years. I have watched the changes of the employment world over the last two decades. You are correct. Job instability is the biggest issue with the employee/employer relationships.

    Whenever someone says "Nobody wants to work anymore", what they really mean is "No one is willing to work to make someone else rich anymore". We've watched our parents and grandparents work themselves half to death and into early retirement for their companies, and not get anything in return other than enough to pay the bills and live paycheck to paycheck. So we actually LEARNED from them, and what we learned is to not do that. Companies will pay you the absolute minimum that they can get by with, so we're going to give them the minimum amount of work for as long as it takes to earn enough to start our own business/service.

      The trouble with that line of thinking is the employer won't give you the chance to learn new things about the business to get good at the job. Once you have the skills and are dependable they'll be willing to do more to keep you around because they know if they don't someone else will. It will also give you more of the knowledge you'll need to run your own business if you chose to do that. Just my humble opinion bud.

      @@stann6868 I can feel that to a degree. But if you're working for someone, you're ALWAYS being paid less than you're making/saving for them. So I feel it's more on the company to prove to me why I should be working for them than it is for me to convince them to let me make money for them. We're brought up and taught by our corporate paid-for educations that companies are doing us some kind of favor by giving us money in return for our work. Whereas companies would go completely under without their employees. So yeah, I feel that as long as the employee is earning them more money than they're paying them (which is always the case), it's time for companies to start showing why WE should work for them instead of ourselves. And "Because there's always someone more desperate than you willing to work for anyone" shouldn't be an acceptable answer.

      @@TheGreatDudist Thats where being the best you can be at what you do comes in. Someone can be more desperate, but, does he have the knowledge and skills of someone who's been working at there best. Maybe, but doubt it. I personally have always looked at it like I do my best for me not for them so, the quality of my work isn't reflected in how well I'm paid. By having the attitude you have you just let them win. Your not willing to improve yourself until they give you what you want. They will never give you what you want until your hard to replace. Hence, in a way, you are your own enemy. Ild be curious to know how old you are and where your view of the working world cane from.

      Exactly! I have two degrees and work as a team lead in a lab that helps save lives. I make 48,000 a year... The CEO parks his Rolls Royce right in front of the door. The dude even complained that he has to figure out what G wagon to buy so that he doesn't get charged more taxes. ARE YOU KIDDING ME?!

    One thing Joe might look into is using a clear anti-graffiti coating up to around 8' on all surfaces if that kind of vandalism is a problem. It keeps paint from sinking in and growing roots in surfaces and makes removal of graffiti super easy.

    Lease any extra land out to food vendors have some food trucks on the property w high traffic flow could help both businesses increase bottom line a bit

    SGT Suds is perfect for a Texas Wash! My recommendation is to focus the majority of your efforts on your wash closest to the bays. Joe essentially has 2 car washes on that property. If cash is tight at all spend it all on the piece closest to the street. Nice negotiations Joe!

    He needs to buy 200’ of pressure hose, take one of those cat pumps and set it up with a surface cleaner to keep that concrete clean! Or find a local pressure washer to put him on a quarterly contract to wash the concrete and walls.

      Generally i haven't seen these cat pumps make enough pressure to make it worth while for THAT level of work. We do have extension hoses at one wash so we can add a reel of hose to one of the bays to wash the grounds. The big difference is the cat pumps can do 3.5gpm @ 1500psi vs a medium power washer at like 1gpm @ 4000psi. Much more water delivery, but doesn't help for the grafitti.

      @@InvestmentJoy If he can manage to start without the major pressure washing fee, just some good cleaning of the bay walls and vacuum areas with the cat pumps, buying a dedicated pressure washer after some cashflow then putting in some sweat equity I could see the sales going up. I don't know if painting the bays would be a good idea I've seen that at some self service, when they are bright colors and clean they look more inviting than the raw brick. from what I saw in the video this place needs a little TLC, fresh vinyl stickers, maybe a some direction signage and will become a great spot.

    I would power wash the whole place and paint where needed to begin with. Service the vacuums , check all hoses and wands for function in each bay etc. while he waits for utilities and permits

    I live in central Ohio and have a factory job that I absolutely hate. I'm pretty much convinced that a car wash is what I need to invest in. I just want a 3 to 4 bay auto-washer with a couple of vacuums.

    The issue is not being lazy. It goes deeper than that. So much of out lives are spent working or doing things to prep for work in our off time. In reality, we have like one day a week to ourselves for real R&R. There's a huge want for more in life. To enjoy your youth with more free time. While I have great work ethic and work my ass off, I can understand what the newer adult generation is saying. You feel like a robot at times with no real end in sight until you retire at 60+ with just 10 vacation days a year. It can become pretty depressing when you think about it deep enough honestly lol So I wouldn't call it lazy or wanting handouts but it's a desire for more and there's no way to get more without putting in years of hard work in your youth.

    Talk to dunking donuts and see if you can open a space for the exit out of the car wash into their lot. It will certainly add to their sells and cost 2 or 3 parking spots

    Im 18 and I personally believe it’s not laziness it’s just being aware what your work is worth, what your knowledge is worth, etc. A lot of businesses (even local ofc) don’t like to hire younger people without experience, even simple jobs. Like a lot of other people are saying we dont want to work our selfs to death. Major companies especially dont care about their lower employees and maybe that’s just from my experience but idk. A lot of channels like yours really make me want to start my own business and explore other incomes rather than always working for a company.

      If I had to go back in time, I would have gotten my contractor's license. Work for someone couple of years get experience then start your own business.

    16:20 if you want the benefit of led fixtures without having to change them out, you can get led retrofit kits that eliminate the balast and utilizes the line voltage going to the fixture. The led driver is in the "lamp" itself. Maybe save you a little time and money. Not sure if that's what he meant when he said some had already been changed out.

      At this point, IP68 and IP69 rated LED lights are almost as cheap as the replacement bulbs are for old ballast fluorescent lights.

    I don’t think people are naturally lazy , I think people lack the knowledge and resources that can put them in opportunities to change their families lives and most often people aren’t willing to give a helping hand unless you paying them. Almost everything is never genuine anymore if people help they usually want something back instead of doing it to just do right.

    When skmeone says nobody wants to work i just see someone so sheltered by their own life experience that they have no clue what modern life is like.
    $30k in the 1980s is $170k today.
    People want to work, but refuse to be treated like slaves.

    I’ve been watching your videos for a while now and it’s crazy to see you make an appearance in the city that I live in. I know exactly where that car wash is at and the traffic on that street is ridiculous. I think that Joe will do great especially in this area. Like he mentioned most of the self service car washes around here are dirty and have a dark color scheme. So with that being said I really think if he brightens up the colors and keeps the place clean then he will do great! I also do like his idea for the mascot considering what this town is established upon.

    12:30 you have to spend money to make money, in regards to advertising and marketing, and equipment repairs. I stopped going to my areas self-serve because they never work. Otherwise they work great when they do.
    Another suggestion would be an in-bay with a car wash club and/or gift cards.
    An in-bay would be a good investment and would take $50k as Investment Joy mentioned, but also would definitely increase the revenue. It really does take money to make money sometimes. I worked for a car wash tunnel equipment controller manufacturer, helping hundreds of car wash companies, and that is what I learned from them. It can be a tough beginning, but car washes tend to boom once you put in the appropriate work to make them go. Some of the financials I've seen for some car washes were astronomical daily reports. Some car washes were small and not making a lot but once they put in an in-bay they couldn't keep up with demand and found themselves adding another.
    I wish Joe the absolute best and I recognize his attitude to really grind and work for himself. Not many people take those kind of risks, but he is at a point in his life where he NEEDS to take that risk. And I really hope the best for him and his family.

    I operate 2 laundromats in low income areas. I work part time and easily clear over 100k at each location. It helps that I can also fix my own machines as I used to work Sears appliance repairs

      How did you get the funds to purchase your first? I’m a nurse. I’d say I make decent money but I’m tired of working full time/overtime and really honestly want to own a building I can call my own that I can make money from. But at the moment I cannot imagine having enough to build my own or purchase my own laundromat. So if I may ask, how did you do it?

      @natewilliams1387 I saved for many years and also borrowed some from parents. I have paid all my debts within the first 3 years. I bought an existing for 120K and spent another 20K on upgrading some machines.

    Automatic wash would be huge. With all that space, they could use a bay for interior detailing where the customer could leave the car.

    I loved to work but 10 years ago was severely hurt on the job , and needed a surgery that's were my working life ended as the surgeon removed the wrong parts from my body causing my heart to be exposed ,And nerve damage, so now I am missing 4 ribs , around my heart , thoracic outlet syndrome , Complex Regional Pain Syndrome, winged scapula , and split body syndrome, Even thou I fought work safe to go back to work , I was deamed 100 % disabled and was told I can never work . I started a detailing company when my dad passed and took his fleet of carpet cleaning vans and turned them into a detailer units .

    I been a driver for 28 years,20 years limo driver and 8 years lyft and uber,i don't feel tired at all to be hones,i make a good living doing it,10 more year at least before i retire...God Bless America..!

    I would watch what people do with the existing traffic flow before deciding how to change it. Also see what kind of vehicles are your best customers? Those wider bays might be what attracts specialty washes that generate more revenue. Watch it in action first. You'll learn a lot more than what you paid this guy for his opinion.

    It’s absolutely generational, I’m 23 and somehow ended up in a construction management job and own a landscape company. I left landscaping because I couldn’t find help and if I did they’d be high or drunk. It’s more cost efficient and easier to take from the government, it was worse after covid

      Lol, let me guess you wanted to pay people the same as illegals. Nothing but illegals work in Landscaping, who the hell wants to get paid very low while not learning anything valuable.     $7k in repairs is way low!
    We are doing the same thing and just painting, hydrominders, brushes, hoses, cc readers etc $20k and we only have soap functions.
    Do your due diligence on those repair costs cause they add up fast even if you do the work yourself you’ll look down and wonder how it all added up so quickly.

    His automatic carwash setup should be a bit wider and taller to accommodate pickups with mild lift kits and spacers. I don't think any automatic car wash in the state is built to handle one of the most common vehicles in the area. Call it Joe's Big N Tall

    Some car washes around me and offer a monthly fee for unlimted car washes, usually $20-$40. That would be a way to get consistent income whether or not someone washes there car

    I'm also an owner operator truck driver and I'm getting tired of it. I don't see myself getting off the road until I have the cash flow to replace the trucking business. I've been so focused on finding cash flowing residential property that I completely overlooked car washes

      Keep looking at real estate opportunities AND look for carwashes, it doesn't have to be one or the other. I still do great on my real estate!

      @@WhiteWolfBlackStar laundromats I see as more time intensive collecting quarters/ money. Running a small 1 man trucking business is extremely time intensive and I have only taken 1 weekend off so far this year just to stay profitable. I'm definitely interested in getting a Laundomat but I'd need more passive income to make up for the loss on the trucking side. As the saying goes "if the wheels ain't turning you ain't earning". With freight rates being what they are right now and expenses not coming down I got to keep moving. Unfortunately I don't trust anyone else to drive my truck

      @@KevinDR1987 Oh I see your point, my grandpa had a trucking business but there were a few of them on that crew, not sure about matching trucks or whatever, but they did pretty well. I was little I'm not sure if maybe he got a few trucks together, or a few guys with trucks together. Not sure.
      Everything with trucking, and produce, any sort of delivery is thru the roof! I definitely feel ya.
      Well I HAVE seen a few laundromats where it's card only, so it goes directly into your account. It would cut down on people robbing your money, having employees etc, but I still think it's nice to have someone there, and you can do the fluff and fold laundry on the side during business hours, either they pick up, or schedule delivery. I used to have to send my laundry out when I moved to a new city, that was just how they did it there.
      I know a couple places the girls there always had a few orders of wash going, day or night.
      THAT in itself is going to also be a bit consuming posting for new customers.
      I know everybody runs their establishments differently, but every one of those owners seemed pretty happy with the business. They get it down to a schedule they can handle.
      You need a person to work with! 😎I do hope you can work a bit of R&R into your schedule though. It's easy to push your self too hard when it's just you there doing it all.
      I've done that myself.
      As far as trusting somebody in your truck... I ABSOLUTELY HEAR YOU, if it's your only truck. Do you know anybody else that has a truck, maybe might want to combine forces?
      It's just a thought.

      I'm not sure where I saw the comment, BUT if you DO happen to find a carwash, somebody brought up having a DOGWASH around the back!
      Seriously, I am not even kidding, that is a really GOOD IDEA! I LOVE THAT. I'd do maybe a small cyclone fenced in area, have 2 tubs out there, and pay by the 15 minute or so. With an air blower, I'm not even sure if you'd need heat.
      You'd be amazed how many people would show up for that.
      I've usually had big dogs, and they can be a real hassle to wash if you don't have an area for it.
      Well, wash, fluff, and cut down on the mess, yep people would come cuz it's fun, and cheaper than bringing them to the dog groomers. As far as I know DOG WASH places do pretty well.

    I'm a millennial, and I personally don't want handouts, but I also see that as it stands, the economic opportunities we have, working just a 40hr/week job appear to be a lot worse than even 30 years ago. Housing costs are through the roof, and insurance (health and car specifically) is crazy high, so unless you get a really good job, it's hard to grow wealth.
    From what I've gathered, we don't want handouts, but what we are looking for is either cost of living to be reduced, which will probably not happen due to constant inflation, or corporations pay a livable wage that makes it possible for us to not live paycheck to paycheck .

    It’s generally a good idea to seal cracks so water doesn’t get below your pavement and cause more severe damage as more traffic starts to come through

    I think it would be fun to own a car wash. I am passionate about keeping my vehicles clean. And owning one with just 5,000$ down is amazing. I don't think there are any car washes around me that are for sale.

    I have a 3 bay manual car wash that was bought a year or so ago by someone out of town has been down for at lease 6 months what or how would be a good way to approach them to see if they would sell it. I would like to do a owner contract if possible .Has good potential it is In a small town in washington state about 4,000 people in the town only other car wash is a small 2 bay on the other side of town any help would be appreciated

    People are naturally motivated by incentives.
    The incentives to work for somebody else today are typically not worth it.
    Individuals today are smarter and more capable than corporations were 30 years ago.

    Be careful, with global warming and extended droughts, water is becoming very expensive. Invest in a on site recycling system for a car wash as there may be no alternative in the future as municipalities get stricter and stricter regarding water waste.

    Think you nailed it on people not wanting to work. My daughter gets $1500 a month for chores but she has to pay rent , utilities, food , etc. Teach them young that’s their is no handouts.

    There is a Car wash where i live at in Ohio that has a Space for Washing your pets you go in too has the dog wash bays in it and every thing pretty cool wash your car and your dog at the same time
