Most businesses are owner operators. You are buying yourself a job that might pay better than where you are working. When leasing if owner will not sell ask for a ROFR (right of first refusal). This is where if the owner ever decides to sell they have to present the offer to the tenant and give them the chance to buy on the same terms as the offer. The lease will typically stipulate the tenant has so many days 10 to 21 to decide to match the offer or decline the ROFR. Also when leasing make sure the owner owns the building and land (fee simple) and not leasehold (building only). Owning the building only can create issues as 2 monthly payment one to building landlord and one to land owner. If you do rent from a leasehold make sure you can get option also with ROFR to buy the land as the tenant.
This CEO is definition on how to be successful, by offering quality he knows he doesnt have to compete and therefore is able ot be succesful and not having to put resources on competing, he also doesnt have to focus on marketing because he stands out so much in comparison and both offers completely new machines that are far better but a little more expensive. Modern washing machines are both easier on the cloths, faster, better at washing and drying. The price range giving the service you get along with it (help with folding) is great fo older people making them regular customers. By also paying the employees a good salary they are far more interested in doing their duty. The idea is great and will defiently turn into a multimilionaire company in no time, however the quality with the staff and maintenance will be the biggest competion as he heads on forth from here. Wish him all the best luck, this motivates me to be a entreprenour myself and follow ideas i have been doubtful about. Keep being a role model. Allot of people rent and live in apartments. Allot of apartments do have a laundry facility but they are usually undersized for the amount of people that need to use them. Also allot of apartments don’t have a washer and dryer in their unit.
This is so true. My landlord is so reluctant to let us install a washer and dryer. Even at no expense for him. It’s like I’m asking for something that is not a basic need. I do have an infant, can you imagine not getting enough but having to waste 3 hours every week at the laundromat.

As a former equipment manager for a hockey team, it might be worth contacting local teams to see if there is any service they can provide. Most have their own machines, but could look into providing a towel service or pick up and delivery for visiting teams.
I worked for an ECHL hockey team back in the early 2000s, and they had a massive washer and dryer. But they also had hundreds of towels on hand to fill the gaps while laundry was being done. This wasn't the norm for this level of hockey. Most other teams had small laundry operations. Could be a good service to smaller minor league teams. I imagine top-level sports teams have a pretty robust equipment team taking care of things.

He can also track customer data with the cards. Even if he doesn't have any demographic data from the payment, he can see what people are buying, what machine they use, frequency, how many loads they need on average, etc etc.

It gives key insights on user behavior, and can help him project revenue and profits a few months out if he can retain the customers to get enough usage data. It also locks in user spend like gift card mechanisms and gives him a higher amount of revenue every time someone loads it.

I was a laundry owner, in the biginnin I don't make any money, because the maintenance expenses, then I went to learn how to fix it the machines, after that, I start making money, because I just pay for parts.
Such a great video. Have used many many laundromats in my years in the Oilfield in Canada. The ones we always looked for was the drop off and pick up. In Northern Canada it is not easy to find. When you are working 12-16 hours a day. Doing laundry is kinda the thing you do not have time for. Always had a great experience with the drop off and pick up. We were willing to pay almost anything for that full service. His way of doing this is fantastic. Amazing owner and facility. Great content and video as I said. Was always interested in how this all worked. Thank you for the great content.
Most of the success is quality of the facilities and location. Find a good spot in the city close to a large apartment area that has no in room washers and paid in building washers. Build as close as you can to it. Across the street is preferable but within 1/2 a mile is good too. Have solid parking space at least 1 car spot for every washer. Have a restuarant, gas station, or market next to it or even attached to it. Keep the place clean and have comfy seats. Good hours are ideal. Don't use tokens, just cash and cards. A bus stop next to it is nice to have but not a requirement. Offer extra services, dry cleaning and drop off laundry is ideal. Some one paying you $10 or $15 for a standard load is a good deal for most people. I've been in enough of these places that I know for sure what I want to see there and the service people will want the most.
Never once did he mention ROI he tapdanced around that If I dont make 15% per year on my rentals and business I dont do it not worth my time and thats net not gross, also with the economy tanking full service will be the first to go as people need money more then a luxury service, also dry cleaners have laundry also thats where I get my dress shirts done cheaper then the rates I saw there and pressed ...
A few years ago I had an issue with the washer and thanks to covid it was going to be about two weeks before I could get it repaired. We ended up using the local laundry mat. Between washing and drying I spent $30. I remember asking my wife how in the hell do people without washers and dryers manage to afford this. I mean seriously, within a year of using the local laundry mat I could have purchased a washer and dryer. But like the man says, 98% of laundromats are profitable. Which even with the sky high utilities, what they are charging per wash and dry load is insane. But I'll give this guy credit where credit is due. Well maintained building, good location, he offers TV and wifi services, and he has his business model set up to minimize customer time on either washing or drying. His average customer is probably in and out in under 90 mins.

It’s easier said then done. Hotels do their own laundry. Logistics will be the issue. Will business customers be willing to pay high enough to cover the delivery. Pretty much the only business customer you can get are those that simply can’t do their own laundry in house. Otherwise it’s just cheaper for them to do it themselves.
@@kevinr8431 I just used Hotel as an example b/c the Hotel I worked for used to send out their Laundry and even dry cleaning for guest was sent out to through that same company. But maybe on a smaller scale he can do Uniforms for a business and as far as logistics, customers can always have to option to drop off and pick up and maybe do a storage fee if they pick up late. Mr. Roseland, when your laundromat is down from 9P - 9A - Slate the laundry service operation during that time, so your machines are always running. The field delivery and pick-up truck can do PU and delivery during that window of time, too, conferring with the laundromat staff on a computer GIS and logistics platform. Similar to ordering food at a driver through...the order pops up on a computer screen where the chefs are busy fixing food. You'll need staffing, but you can pick up laundry contracts for say fine dining establishments (table linens) in the city; retail stores (display linens ) Firehouse / police departments; childcare places (bedding / misc.). You can have a 48HR turnaround w/ finished laundry and delivery probably done sooner than that, exceeding customer expectations. Just a thought.
Laundry mats suck over time because they get saturated with homeless people and the owners will not hire security so its a problem. This place looks nice because its new, give it time, there will be gum on the floor, soda stains on the walls and more. Keeping decent people working at these type of places is hard too. Turn over is a huge problem.
A laundry mat just opened in my area, and while not having fancy card readers, the rest of it is extremely modern (plus there is an attached dog wash!). The other laundry mat in this small town has been the only one for years, doesn't have constant attendants working (there is an attached dry cleaning business, but they are only open some hours). Due to a very rude local "Christian Camp" that comes it and takes up all the washers for a few months during the weekends, people in town wanted a different laundry mat. This one is much more up-to-date, had recirculating hot water for instant hot water in the machines (the other one finally fixed their recirculating hot water as a result. It was broken for probably 10-20 years or was non-existent!), has owners who seems to always be present in the laundry mat, and it is more expensive but everything inside looks really nice and clean (including the soap cups which is rare in this area!).. it requires zero advertising, people just instantly switched after it opened. I like the person who works in the dry cleaner at the old laundry mat, but I really hope it gets placed under new ownership eventually.
@@PazLeBon I fully agree with this, however without recirculating hot water, during the winter even the warm water would be too cold. It is also nice to use hot water on whites to shock bleach them brighter from time-to-time.
Tip for expansion... Haggle with your distributor. $1m cost is massive, if your start up for this is $0.5m then it will be much quicker to pay off. To me it seems like the distributer had made $500-600k profit on this.
Dumbass take. If the distributor somehow did this for 500k as you say and also made 500-600k profit on the 1m cost then doing it for 500k would net them 0 fucking dollars.

To start this specific business i agree it's pricey for the average person. But having a clean well branded place that uses old machines with a service contract will be do-able for a lot of people. The same lessons from this laundromat will be applicable for any other one and for most businesses

People here in Sweden never could fathom how laundromats is a thing in the USA? Does houses exist that either A. Doesn't have a laundry machine? or B. Doesn't have a couple of laundry machines in the basement for the tenants? Well obviously. But it's still difficult to fathom. You have bathrooms, you have dish washers, how on earth do you not have a laundry machine in your house?
We do have plenty of houses, apartments, and multi-family homes that don’t have washers/dryers. We also have plenty of landlords who don’t want to buy and maintain washers/dryers for tenants to use. Sometimes there’s no space for shared washers/dryers either. Some apartments don’t have enough washers and dryers. My friend lived in an apartment building with only two washers and two dryers on each floor. Each floor had at least 10 units so she ended up going to the laundromat down the street anyways. Plus, washers and dryers are very expensive so even if someone has the hookups for one that doesn’t mean they can buy a set. It’s also nice to take large, heavy blankets to the laundromat instead of trying to wash them at home. Also, a lot of people don’t have dishwashers either. I don’t have one and I live in a duplex (one family upstairs, one downstairs, like a house split in two). We do have washers and dryers in the shared basement. The landlord said that we can use them but if they ever break, we’re on our own since he doesn’t want to deal with it. If they break there’s no way we could afford to buy our own. The US isn’t as wealthy and developed as you may think. A lot of us are struggling to get by and it’s only getting worse. Edit: The US is wealthy as a whole, but the wealth is concentrated at the top. Corporations are greedy and one party of politicians wants to take away safety nets while the other party wants to provide more services but still no where near the level of services you have in Sweden. Somehow these parties are neck and neck in each election.

I've only been to one laundromat in my life, this one looks a lot nicer. The one I've been to didn't have any attendants at all(when a machine failed I had to call service over the phone, and they told me how to open the door of the machine manually) and homeless people would be in there half the time.
I have heard laundry mat owners like the fact it's a cash business. This seems like a cleaner version of the old run down not claiming taxes not fixing anything business plan

A point on the soft mount washers, you'd get the same water savings on the rigid mount machines, the faster spin on them makes them more ideal for places like hotels, or if it was drop off only, where they'd be saving money and time on the drying, they're not usually recommended for self serve launderettes because that eliminated drying time is time that you're not making money on. I'm curious as to how the ratio of washers to dryers has played out for them, as the amount of dryers compared to washers seemed like overkill before him mentioning having the high spin.
@@UpFlip Yeah, I currently have a laundrette that's been in the family for around 16 years now, granted i's a fair bit smaller than what you'd see in the U.S, one suggestion I had from someone who sells the machines alongside running their own launderette, when I asked about the high spin soft mount machines, they said if I had one it'd be best to be for staff use only for the drop off services. Also I think this guy is seriously underestimating the lifespan of the machines, some of our dryers have been installed since the 60's, and washers since the 80's/90's, and at this point the only reason why I'm starting to replace them is the new ones are now becoming efficient enough to justify it.
Regarding the idea of having the washer spin faster to reduce time in the dryer leading to a customer spending more money … From a customer’s perspective, I would probably feel taken advantage of if the dryers take too long. For the most part, the cost for using the washer is fixed, but drying costs is variable. I would have better feelings about the laundromat if they prioritized my experience as a customer. I think the psychology of it is that it doesn’t feel like I’m getting ripped off. The laundromat can charge more for the drying time, but it still feels like I’m getting value as a customer. This guy isn’t competing on price. He’s competing on user experience. It would imagine the soft mount washers are quieter, which leads to a better experience while you’re waiting in the shop. I wouldn’t be surprised if all of this went into his decision making process when designing the shop.

Yes. and if there are shops, nobody uses them. probably because the machines and electricity are relatively cheap and affordable for everyone, and because our living quarters are large enough to set up a machine.

A better way to run a laundry service is to put them in apartment complexes that way you don’t have the monthly rent and you still collect the money at no cost to the complex

Lol you won’t be successful if the only thing you’re looking for is something ‘easy’. Little work returns little profit. This guy is obviously going above and beyond to stand out in the market and has plans to expand. There is no easy shortcut to success and money, or everyone would be doing it.
He bought anything new and he's running his first year. Visit him again in 5-7 years. If he can afford all new machines in 9 years, he's doing very well. Get some business to wash overnight

Successful laundromats are not stand alone buildings, it’s a high volume business they need to be connected in a plaza to anchor tenants.

I was a laundry owner, in the biginnin I don't make any money, because the maintenance expenses, then I went to learn how to fix it the machines, after that, I start making money, because I just pay for parts.

Such a great video. Have used many many laundromats in my years in the Oilfield in Canada. The ones we always looked for was the drop off and pick up. In Northern Canada it is not easy to find. When you are working 12-16 hours a day. Doing laundry is kinda the thing you do not have time for. Always had a great experience with the drop off and pick up. We were willing to pay almost anything for that full service. His way of doing this is fantastic. Amazing owner and facility. Great content and video as I said. Was always interested in how this all worked. Thank you for the great content.

Most of the success is quality of the facilities and location. Find a good spot in the city close to a large apartment area that has no in room washers and paid in building washers. Build as close as you can to it. Across the street is preferable but within 1/2 a mile is good too. Have solid parking space at least 1 car spot for every washer. Have a restuarant, gas station, or market next to it or even attached to it.
Keep the place clean and have comfy seats. Good hours are ideal. Don't use tokens, just cash and cards. A bus stop next to it is nice to have but not a requirement. Offer extra services, dry cleaning and drop off laundry is ideal. Some one paying you $10 or $15 for a standard load is a good deal for most people.
I've been in enough of these places that I know for sure what I want to see there and the service people will want the most.

Never once did he mention ROI he tapdanced around that If I dont make 15% per year on my rentals and business I dont do it not worth my time and thats net not gross, also with the economy tanking full service will be the first to go as people need money more then a luxury service, also dry cleaners have laundry also thats where I get my dress shirts done cheaper then the rates I saw there and pressed ...
A few years ago I had an issue with the washer and thanks to covid it was going to be about two weeks before I could get it repaired. We ended up using the local laundry mat. Between washing and drying I spent $30. I remember asking my wife how in the hell do people without washers and dryers manage to afford this. I mean seriously, within a year of using the local laundry mat I could have purchased a washer and dryer.
But like the man says, 98% of laundromats are profitable. Which even with the sky high utilities, what they are charging per wash and dry load is insane.
But I'll give this guy credit where credit is due. Well maintained building, good location, he offers TV and wifi services, and he has his business model set up to minimize customer time on either washing or drying. His average customer is probably in and out in under 90 mins.
this is quite interesting. I think that margin can possibly go up if there is a concentration on business contracts. I love the instacart approach to laundry. I think there's something there.

It’s easier said then done. Hotels do their own laundry. Logistics will be the issue. Will business customers be willing to pay high enough to cover the delivery. Pretty much the only business customer you can get are those that simply can’t do their own laundry in house. Otherwise it’s just cheaper for them to do it themselves.
@@kevinr8431 I just used Hotel as an example b/c the Hotel I worked for used to send out their Laundry and even dry cleaning for guest was sent out to through that same company. But maybe on a smaller scale he can do Uniforms for a business and as far as logistics, customers can always have to option to drop off and pick up and maybe do a storage fee if they pick up late. Just throwing out ideas here.

Mr. Roseland, when your laundromat is down from 9P - 9A - Slate the laundry service operation during that time, so your machines are always running. The field delivery and pick-up truck can do PU and delivery during that window of time, too, conferring with the laundromat staff on a computer GIS and logistics platform. Similar to ordering food at a driver through...the order pops up on a computer screen where the chefs are busy fixing food.
You'll need staffing, but you can pick up laundry contracts for say fine dining establishments (table linens) in the city; retail stores (display linens ) Firehouse / police departments; childcare places (bedding / misc.). You can have a 48HR turnaround w/ finished laundry and delivery probably done sooner than that, exceeding customer expectations. Just a thought.

Laundry mats suck over time because they get saturated with homeless people and the owners will not hire security so its a problem. This place looks nice because its new, give it time, there will be gum on the floor, soda stains on the walls and more. Keeping decent people working at these type of places is hard too. Turn over is a huge problem.

A laundry mat just opened in my area, and while not having fancy card readers, the rest of it is extremely modern (plus there is an attached dog wash!). The other laundry mat in this small town has been the only one for years, doesn't have constant attendants working (there is an attached dry cleaning business, but they are only open some hours). Due to a very rude local "Christian Camp" that comes it and takes up all the washers for a few months during the weekends, people in town wanted a different laundry mat. This one is much more up-to-date, had recirculating hot water for instant hot water in the machines (the other one finally fixed their recirculating hot water as a result. It was broken for probably 10-20 years or was non-existent!), has owners who seems to always be present in the laundry mat, and it is more expensive but everything inside looks really nice and clean (including the soap cups which is rare in this area!).. it requires zero advertising, people just instantly switched after it opened. I like the person who works in the dry cleaner at the old laundry mat, but I really hope it gets placed under new ownership eventually.

@@PazLeBon I fully agree with this, however without recirculating hot water, during the winter even the warm water would be too cold. It is also nice to use hot water on whites to shock bleach them brighter from time-to-time.
Tip for expansion... Haggle with your distributor. $1m cost is massive, if your start up for this is $0.5m then it will be much quicker to pay off. To me it seems like the distributer had made $500-600k profit on this.
Dumbass take. If the distributor somehow did this for 500k as you say and also made 500-600k profit on the 1m cost then doing it for 500k would net them 0 fucking dollars.
It would be a long time to break even. There are far too many machines. Don't see the crowd so too many are idle.

To start this specific business i agree it's pricey for the average person. But having a clean well branded place that uses old machines with a service contract will be do-able for a lot of people. The same lessons from this laundromat will be applicable for any other one and for most businesses

People here in Sweden never could fathom how laundromats is a thing in the USA?
Does houses exist that either A. Doesn't have a laundry machine? or B. Doesn't have a couple of laundry machines in the basement for the tenants?
Well obviously. But it's still difficult to fathom. You have bathrooms, you have dish washers, how on earth do you not have a laundry machine in your house?
We do have plenty of houses, apartments, and multi-family homes that don’t have washers/dryers. We also have plenty of landlords who don’t want to buy and maintain washers/dryers for tenants to use. Sometimes there’s no space for shared washers/dryers either. Some apartments don’t have enough washers and dryers. My friend lived in an apartment building with only two washers and two dryers on each floor. Each floor had at least 10 units so she ended up going to the laundromat down the street anyways. Plus, washers and dryers are very expensive so even if someone has the hookups for one that doesn’t mean they can buy a set. It’s also nice to take large, heavy blankets to the laundromat instead of trying to wash them at home.
Also, a lot of people don’t have dishwashers either. I don’t have one and I live in a duplex (one family upstairs, one downstairs, like a house split in two). We do have washers and dryers in the shared basement. The landlord said that we can use them but if they ever break, we’re on our own since he doesn’t want to deal with it. If they break there’s no way we could afford to buy our own.
The US isn’t as wealthy and developed as you may think. A lot of us are struggling to get by and it’s only getting worse.
Edit: The US is wealthy as a whole, but the wealth is concentrated at the top. Corporations are greedy and one party of politicians wants to take away safety nets while the other party wants to provide more services but still no where near the level of services you have in Sweden. Somehow these parties are neck and neck in each election.

I've only been to one laundromat in my life, this one looks a lot nicer. The one I've been to didn't have any attendants at all(when a machine failed I had to call service over the phone, and they told me how to open the door of the machine manually) and homeless people would be in there half the time.
I used laundromat for years. Open the washer smell for poop you'd be amazed...other people. Not long after I realized this I got my own machines.

This is a nice cool business man, because others don’t even want to share anything, if I’m visiting this town I would love to stop by and do my laundry !
A point on the soft mount washers, you'd get the same water savings on the rigid mount machines, the faster spin on them makes them more ideal for places like hotels, or if it was drop off only, where they'd be saving money and time on the drying, they're not usually recommended for self serve launderettes because that eliminated drying time is time that you're not making money on.
I'm curious as to how the ratio of washers to dryers has played out for them, as the amount of dryers compared to washers seemed like overkill before him mentioning having the high spin.

@@UpFlip Yeah, I currently have a laundrette that's been in the family for around 16 years now, granted i's a fair bit smaller than what you'd see in the U.S, one suggestion I had from someone who sells the machines alongside running their own launderette, when I asked about the high spin soft mount machines, they said if I had one it'd be best to be for staff use only for the drop off services.
Also I think this guy is seriously underestimating the lifespan of the machines, some of our dryers have been installed since the 60's, and washers since the 80's/90's, and at this point the only reason why I'm starting to replace them is the new ones are now becoming efficient enough to justify it.
Soft mount suspension wears with time and requires more maintenance, and there’s the chance for out of balance loads when not loaded correctly.
Regarding the idea of having the washer spin faster to reduce time in the dryer leading to a customer spending more money …
From a customer’s perspective, I would probably feel taken advantage of if the dryers take too long. For the most part, the cost for using the washer is fixed, but drying costs is variable. I would have better feelings about the laundromat if they prioritized my experience as a customer.
I think the psychology of it is that it doesn’t feel like I’m getting ripped off. The laundromat can charge more for the drying time, but it still feels like I’m getting value as a customer.
This guy isn’t competing on price. He’s competing on user experience. It would imagine the soft mount washers are quieter, which leads to a better experience while you’re waiting in the shop.
I wouldn’t be surprised if all of this went into his decision making process when designing the shop.

Yes. and if there are shops, nobody uses them. probably because the machines and electricity are relatively cheap and affordable for everyone, and because our living quarters are large enough to set up a machine.

A better way to run a laundry service is to put them in apartment complexes that way you don’t have the monthly rent and you still collect the money at no cost to the complex

I had a laundromat years ago. it wasn't easy. Too much vandalism, theft, homeless people trying to camp out , drug and xual activities.
Lol you won’t be successful if the only thing you’re looking for is something ‘easy’. Little work returns little profit. This guy is obviously going above and beyond to stand out in the market and has plans to expand. There is no easy shortcut to success and money, or everyone would be doing it.
He bought anything new and he's running his first year. Visit him again in 5-7 years.
If he can afford all new machines in 9 years, he's doing very well.

@@wvu2123 I’m surprised they do accept EBT. Toothpaste, shampoo, laundry detergent, and toilet paper to name a few items aren’t covered by EBT. Typically EBT only covers food items except hot foods. You can buy deli meat but you can’t buy a rotisserie chicken. Make it make sense.
Electrolux brand washers and dryers are crap. Huebsch or Speed Queen are the only way to go!
I still think a BAR and Laundry mat would go VERY well together

The key factor to making ANY money from a laundromat is selling the chemicals to meth cookers .. literally like breaking bad . The amount of money invested in and the current operating costs and the small return makes no sense at all . Either that or it’s to “ clean money “ aka money laundering
