FYI Ashton Woods also paints the attic windows so the one story house looks bigger. I think it looks good so you can’t see the attic structures but I also suspect many builders in this quality range do this as well.
I am a REALTOR and I have worked with the majority of these builders . I think this ranking is right on the money based on what I have seen for over 20 years . Great Job
I owned a Highland Home in San Antonio for seven years before moving out of state. If I could have picked that home up and moved it, I would. It was the most beautiful home with a fantastic floor plan. Loved it.
I have a Highland home that I’ve been in since 2001. In 23 years I’ve had little to no issues. Still have original AC and I live in Texas. Moving to new area and moving to another Highland. Hope it’s as good as the one I have now.
Jesus Christ! Based on this list, I would not trust this person’s judgment.. Beazer and DR Horton are well known as 2 of the worst builders in the country.. and I’ve been in enough of their builds to say I’d have to agree!
Well we know the biggest builders are gonna have more complaints bc they sell more homes. I have a DR Horton home and I researched quite well before I chose them. I came and visited weekly when they were building and had it inspected before I moved in. I've been here almost 3 years and have not had any issues. The one thing that I found consistently during my research is how important it is to be engaged in the process. I would NEVER leave anyone to their own devices with the biggest purchase I will make in a lifetime.
Yes this is true, my E&O insurance agent said for every 500 homes closed there’s one lawsuit. So dear Horton is going to get many more lawsuits than other builders just on the sheer amount of closings that they have.
Have you lived in a DR Horton? I am still in my DR Horton 15+ years, and I love it. Never had any issues. People just like to whine and defame without facts from a distance.
This video was spot on and I’m in North Carolina. First Home was a DR Horton home and it was a starter home so I knew what to expect. 2nd home was by another builder but it was okay. Currently in my third Home and it’s by Drees. Only thing I can say is wow their build quality and customer service is top tier!!
@@movingtotexasI purchased a DR Horton home in Texas 5 years ago and it is the WORSE decision I ever made! My entire neighborhood is DR Horton homes and most all my neighbors have builder related issues with their homes. DRH should have their license revoked.😢
I work in sales full time for one of the builders in this video. As someone who’s worked temporarily at 7 of these builders, I’d say this is a pretty accurate list lol. There’s some small changes I’d make but pretty on point with your reasoning for pretty much everything.
I just want to add that build quality can vary by neighborhood and really doesn’t have too much to do with the builder once you’re comparing apples to apples. Ex. Taylor Morrison, TriPointe, New Home Co., Meritage.. you’re going to find they all use 2x6 framing (vs 2x4 used by DRH and KBH) and have great insulation, included STANDARD upgrades like higher baseboards or taller ceilings, etc but every builder has to be up to code and must be inspected by the city at pretty much every stage of building (at least here in California). Homes are built by humans and sometimes in major development with multiple builders, you’ll even find the different builders are all using the same trades lol. Humans make mistakes. The biggest difference to take note of is the company culture. That will change your experience throughout the buying process from builder to builder.
I have had 2 Highland Homes (one was a resale only 6 months old & one I had built) and I LOVED everything about both of them. I feel they are a very good style & value & the customer service was excellent. I would be very happy to own another Highland Home if I buy again.
Taylor Morrison does not deserve to be a C-tier builder. They deserve to be an F-tier builder. Their workmanship is shoddy at best especially for their price point. They hassle home inspectors and if the home inspector finds too many problems they try to get the state to take away the inspectors license.
😂😂😂 OK it looks like all these builders have lost their luster after the early 2000. I think its their vendors and the cost of goods, they can't get good quality products to build anymore. 🤔
I work for some of these builders and honestly this is a sales point of view list. I have seen slab to finish product and some of the ones in the c column is crazy from a build quality. Toll. Brothers being in the f column is crazy for the product they push out. I feel like I just watched a David weekly commercial from this point of view.
This depends on what type of contractors they use. One builder using local contractors in the area vs doing same in other area makes day and night difference in build quality
100%. Quality comes down to the skills of the trades combined with supervision by the builder. Unfortunately, the trades are whatever is available and the supervisors are likely lacking skills and faced with high workloads. You will never get great quality unless you opt for a custom or spec home by a small builder. Also, model homes aren’t necessarily representative of the home you end up with.
I agree with this. In some of the Houston master planned communities Tri-Pointe, Weekly, and Toll all were building in the save development and you know for a fact that all the same subs flow from lot to lot.
My husband and I checked out some Toll Brothers homes in our area when we were looking to buy, and the quality of the framing was no better than much cheaper tract homes.
Based in Austin here. Taylor Morrison builds alongside Perry and Toll Brothers in several communities here as the budget option for the community. The final build out quality for Taylor Morrison is definitely a tier below TB.
I bought and lived in a new DR Horton home for 7 years in South Carolina. We loved the house, but uncovered several problems over the years, including foundation issues (that welcomed buckling engineered hardwood floors and radon due to cracking concrete), incorrectly installed shower tile and pan (which led to tile popping/cracking, mold, etc). All of these things can happen in ANY house, even a top dollar custom home... which is why although this list is good, your build will ultimately come down to SUBCONTRACTOR QUALITY. That's it. If you get a builder who subs out to crap trades, you'll get crap. If their subs are ok, you'll probably be ok. Unforunately, you can't know how that is in advance of buying.
Gosh sorry for your troubles with them. You have a good point in that it comes down to the subcontractor quality. I will add and the construction managers managing of them.
You’re 100% correct on Toll. Look up stucco issues in any Eastern State where they build, especially PA and you’ll see a myriad of litigation against them. They will not back their homes, preferring to spend more in litigation than it would cost to do the right thing by the homeowner. Pulte, on the other hand, builds a better quality product and will stand behind it. I’m currently in a Pulte, previously in a Toll and I can tell you Pulte builds a significantly better product.
I live in the Cincinnati area where Drees, Perry, and M/I homes are available. I TOTALLY AGREE with your assessment of these builders based on your rating descriptions! Enjoyed your review!!
Lennar gets an F imo. Just tried buying an investment home with them in far north Dallas. Felt like I was talking to a buy here pay here salesman. The salesman and sales manager quoted two different prices on the same home, rate incentive changed after I pre-qualified (780+ FICO), and the salesman didn’t know if the homes were made of fiber cement or wood.
was just shown a highland home and it was spectacular. the attention to detail at the price point was great. I personally like 2-story homes as every home I’ve ever lived in has had 2 stories. This one was a spacious single-story with gorgeous high ceilings. This home was so nice that I would buy a highland home today if I was in the market.
Wow! I love the way that Toll Brothers homes look and was interested in building with them so I am totally shocked but grateful to hear your take on them. We built a home with TriPointe and are pretty satisfied. Great floorplan and good curb appeal at least with their 2 story homes. I live in a development with homes built by them, David Weekly, Highland and Gehan. Highland and Gehan have the best looking homes, followed by TriPointe based on curb appeal. Ashton Woods is garbage.
KB and Pulte homes better than Lennar ? I had the worst experience with KHovnanian homes in California. I will put them in G category or F minus. Recently I bought a Lennar home primarily because of the location and good price but you are right the design could have been better but again it’s my rental property. Lennar has a pretty good customer service and the buying process was hassle free.
I have a favorable experience with Taylor Morrison. I own a a Taylor Morrison home in Central Florida which has withstood several hurricanes over the past several years, essentially no damage taken, thank God. . It’s a nicely designed open floor plan and I felt they offered nice upgrades and customization . They did a good job building but I did harass the Project Manager during the building process especially during the framing as I found defects during my own personal walkthroughs. I would say that if you’re doing new construction, if you live near the site just stay on top of construction and be involved! Overall happy with the build quality
We also had a similar experience with Century Complete Homes! They did not nail the frame together correctly... actually missed the beams causing the trusses to be inadequately joined together. Further, the roof was not properly nailed to the frame so 4 months in, we chose a highly recommended roofing company here who did a complete tear off, new roof, with "sister trusses" to reinforce everything. We also added wide gutters with 8 downspouts. Very disappointed no one told us that gutters are not included! So, we spent $16,500 on a brand-new house in 4 months to avoid leaks and more, so that we would not be required to submit any insurance claims should there be problems. Guess the upside is that we added value to our 1.5-year-old house. Another upside is that we bought 1818 sq ft concrete block home for around $270,000 on a .29 sq ft lot 78 ft above sea level in Central Florida, Zone X ... all the 2024 hurricanes did not hurt our home at all, so we are grateful! Another positive is that we absolutely LOVE their Brandywine 1 Design! They cut costs on their newer Brandywine 2 design which is now 1811 square feet so we hare happy about that. But our lawn is unwalkable because they did a terrible job with leveling! And, we had to buy 3 "mock rocks" at $168 each to hide the unsightly, ugly Rowand Septic System risers they decided to build right in front of our house that stick up from the front lawn over 9 inches! They could have easily put the 3 risers on the side of the house! Seems that with any of these builders, nothing is given without something taken away.
@@movingtotexas You fast. We are moving out of San Antonio area (actually Fair Oaks Ranch) with expectations of the Seguin area and CastleRock has some designs that stand out to me. Going to look at them today. I will try to report back.
we've lived in a Perry home for 17 years. excellent quality. David Weekly and Highland were the other builders in our neighborhood (San Antonio area). sounds like things haven't changed a lot over the years. seems a little harsh to downgrade Perry because of one client who didn't know exactly what they were buying. or you, for that matter. in fairness, faux windows that look enough like real windows... is a bad thing? first house was a Pulte spec. pretty good for first-timers if you're not picky. never heard of Drees, so thanks for your take. good explanations and video.
Appreciate this because primarily one builder on your list is in my state, Toll Brothers, and I've wondered about them as maybe a risk. Thank you so much for this.
After I heard your comment on stucco I thought I would comment. If this is the synthetic stucco you should treat the house as if radioactive. Is was developed to use on block homes like in Florida but should be avoided with wood frame houses. Some states ban it altogether. After it was originally developed they ran into mold issues. So they came out with synthetic stucco 2.0 - with made the issue worse. It forms a tight skin over the exterior to keep the water out. Unfortunately, when it develops cracks like around doors or windows (it has a useful life of 20 years) the water gets in and it can't get out and now the mold problem is real bad. There was a lawsuit in my area against one of the builders on your list (you can guess which one) when a problem with mold was discovered on a relatively new house and true to form, the builder refused to fix it. The owners eventually won - but it took a couple of years and they could not live in the house in the meantime.
@@movingtotexas Thank you for replying - Regular stucco is not the problem - its fine. Its that builders are now using synthetic stucco - also know as Dryvit. I would guess that, nationwide, most of the new "stucco" home you see will be the synthetic stucco. I think that in some places it requires a RE disclosure when its sold and I read that a lot of realtors will not show homes using Dryvit/synthetic stucco. Regular, traditional stucco breathes and allows moisture to escape to the outside, while Dryvit is more of a tight skin. Unless its installed correctly, and inspected and maintained every few years, these mold problems may occur. I guess its cheaper to install than traditional stucco. Its hard to get builders to fix this as they point fingers at the manufacturers and the manufacturers say it was the builders installation that caused the problems. Please note that, where we are, sometimes listings will only say stucco, when they are, in reality,, synthetic stucco. Thanks again - as a homeowner - and seeing other folks problems with it - this is sort of a hot button issue with us as this material is a serious health threat.
Loved the video and glad you had most of the DFW builders. I wish you only had a few more such as Bloomfield, Coventry, Grand, American Legend, Sandlin, and Brightland (which is probably a C or D?).
Customer service should of little if any concern for the rankings. When buying a home, my primary concern is the build quality of the home. Are they using good materials? Are they hiring the best contractors, subcontractors, and builders? Do they have stringent build quality standards? Next important would be design but I'd sacrifice a little in design for better build quality. You can have the coolest and most beautiful floor plan as well as the best customer service but thats of little importance if the $1,000,000 house falls apart within 5 years. The best way to rank a home builders is to ask an inspector to rank them then include caveats and make minor tweaking on rank basde on design and customer service. A well built home should not require customer service after purchase unless there are minor issues that are typically out of their control but they are willing to help you with. When buying a home, ask an inspector for the 3 hone builders he would most prefer to live in based on build quilality and the 3 he would absolutely never buy. Maybe also ask about 3 that would fall somewhere in the middle or upper middle.
Great. Can you do a video ranking North Texas builders? I believe there are many more you could rank. Such as Coventry, American Legend, Bloomfield, etc.
In the early 1990s, when I purchased my first residence in Miami, mortgage rates were commonly in the 8-10% range. Today’s market participants must recognize that the historically low rates of 3% may not return. If sellers are compelled to list their properties, market dynamics will likely drive prices downward, leading to reduced valuations-this is a sentiment that many in the industry share.
The situation is poised to become more challenging. Affordable housing will soon become a misnomer. My advice for anyone considering a move is to act promptly, as current prices may appear as bargains in the near future. Until the Federal Reserve takes more decisive action, inflationary pressures could drive significant market instability. Partial measures won’t suffice to stabilize the situation.
Although a housing market price correction appears imminent, it might be wise in the near term to shift investments from real estate to alternative asset classes like stocks or commodities such as gold. With a significant increase in interest rates, indicators pointing towards a recession, and stricter mortgage underwriting criteria, there is added strain. It may require a price drop of 40-50% for the market to stabilize. For individuals facing financial uncertainty, seeking advice from an independent financial specialist familiar with prevailing market conditions is recommended.
This is exactly why I rely on a portfolio coach for guidance. A professional can navigate complex market conditions, employing strategies like balancing long and short positions, managing risk for upside potential, and implementing hedges to cushion downturns. My portfolio advisor has been crucial for me; after two years of following her advice, I’ve generated over $400,000 in returns.
In my opinion, home prices need to decrease by at least 40% before the market finds balance. For those unsure about buying property right now, seeking advice from an experienced financial advisor for optimal portfolio allocation is crucial. This approach has worked for me-I’ve managed to stay profitable over the past five years, accumulating nearly $1 million in investment returns.
If you live in Houston City Choice have great homes and floor plans. But you knew a but was coming their customer service is Z tier. Anything you find wrong after closing just fix it yourself. it's almost as if they block your number after closing.
I recently moved to TX from NM. Centex/Pulte/DelWebb are the same builder. IN NM, Pulte is viewed as almost as bad as DR Horton. I'd rate DR Horton "F" and the Centex/Pulte group " D." IDK much about the construction industry, but it seems to me that if the site supervisor has high standards, the build will be good. Otherwise, it won't.
I have a Highland home. Very disappointed with the quality - Over 125 issues submitted. Also irritating dealing with inexperienced project managers - the person listed on your contract with experience is not the actual person overseeing your build. Also have to deal with the lawyers via email with anything more costly for them to repair. Get a 3rd party inspector for all stages of construction and be prepared to bail on your earnest money if your not happy at closing. Never again.
The only problem we've had with Toll Brothers is that their subcontractors are crap. But those subcontractors are generally the same subcontractors that most other builders use as well.
We looked at a lot of Toll Brothers homes that were in the framing stage when we considering buying what would have been an expensive home for the area, and the quality was no better than cheaper tract homes.
Great review. But, D.R. Horton should've gotten at least a "D" instead of a "C". Too many horror stories I've gotten from my friends that bought from them. Especially here in Hawaii. Lennar is okay but not a "D". David Weekley homes was one of my favorites also. Don't know anything about Ashton Homes, yet. I love Perry Homes too, but faux windows? Really?! LOL, Beazer Homes, I saw some ugly homes from Beazer. Century Homes, to me, is like D.R. Horton...very cookie cutter type. Tri Pointe Homes is okay. I've been to their models in Las Vegas. KB Homes is very cookie cutter but better than D.R. Horton. Toll Brothers..."F"?! Wow. I thought they would at least get a "B". You're brutal. LOL. I like Taylor Morrison homes and thought they produce very nice homes. Highlands homes is also a nice product.
Thank you for sharing your thoughts as well! We all have different experiences. Yes, Toll has beautiful homes, but I've had multiple clients not happy with them. Thanks again!
Perry Homes? look at Legacy West in Plano built by Britton of Perry Homes. Mold, stucco issues. Homes built 4 years ago are still being worked on to try and fix the messes.
@@joanbardee5135 Considering he stated "here in Hawaii," I'm going to hazard a guess he's not going to be able to look much at Plano. 😉 He might Google it, though.
Great list. I didnt know you were in TX. I was hoping for more builders I would recognize here in Southern California. The ones I knew were KB, Horton and I think Ive seen Maritage.
As someone who bought a Century Community home 2 yrs ago, I can say those Google reviews can be very misleading. I wouldn’t be surprised if most of them are A.I generated. Customer service I’m unaware of. But when it comes to quality, being able to “see behind the walls” is very important. It very much is for first time homebuyers like myself 2 yrs ago. But now I’m looking to sell and “upgrade”. But a big downside is, Century tends to not build by anything that can make your home value go up over time. Instead, you may have another development being built across the street or down the road instead of a grocery store, or something that makes the area look valuable. Amenities are hard to come by also. So, DR Horton may not be the best when it comes to homes, but I’ve personally seen that they steamroll the competition, especially Century, when it comes to amenities. So, before you get into a Century home, check 5-10 year city plans to see what could be put in the vicinity of your home. Otherwise, you’ll receive less than what you paid when you sell, because these are NOT forever homes.
I like Tradition much more than Toll for sure! I feel their design is up to date and that they use some good material for their finish out. I haven't closed on any Tradition homes yet, so I'm not sure what they process is like with them, but without knowing at this point I would give them an A and an S if they have great customer service.
I think Tri Pointe should definitely be higher up! Our realtor had the same comment that she had not worked with them before (bought in central Texas and they have a bigger presence in California) so we went in unsure. It came down to deciding between David Weekly and them and although DW had great finishes, they were priced higher and provided tiny lots (obviously this is a location issue, but when another high quality builder has double the lot size and similar finishes right down the street…). Tri Pointe has been great to work with, addressing things well outside what the warranty includes, and the overall finishes and quality of the homes (at least in this neighborhood) are beautiful. I’d have them right next to DW on the list.
My company builds Toll brothers, D.R Horton, Century, David weekly, Tri Point and Beazer. I can not speak to customer service but I can to build Quality Tri point and toll brothers would top the list for quality DR Horton would be at the bottom
Tripping used to be Trendmaker, I believe. A solid C+ in my opinion, based on the experiences I hear from my neighbors who have owned their house for 15+ years. I have a David Powers house and during renovations in the kitchen and master bathroom, I would give them an F for poor workmanship. It no wonder they went out of business… I have also owned two Perry houses. A grade of C is appropriate for Perry.
In 2017, I bought my first investment home. It was built around 2010. The quality of the built was subpar. I looked at new homes being built by DR Horton subsequent to 2017. They are the worse. Also, any builders that build a house out of cardboard deserves an "F". Those T-ply exterior paper crap to replace OSB or plywood and yet the builders still charge the same price for exterior walls installed with OSB is a joke. It's what behind the walls that's important and builders holding contractors to higher standards than meeting the basic, minimum building code. This industry needs to be more regulated.
D.R. Horton made beautiful homes in Chicago in the 90's. Around 2008 in Florida there homes where shoddy at best. I think its their vendors that brought the quality down but thats probably all these popular homes. Lanar homes had the chinese wall problem in 2008 in Florida.
FWIW, we had an excellent experience with M/I Homes. Sales and construction were great. Beautiful home at a good price. As you said, there were a few building issues, but they were friendly and professional about fixing things. Several contractors have commented on the quality of certain elements.
Just bought long lake. LOVE LOVE Love IT. I’m watching them build homes. All great materials. Inspection showed a few minor things. Inspector was impressed. I’m one happy camper for sure. Love the tile wood look floors. Huge closets. 2.5 garage. All brick!
I wish you would use dates on these builders. Seems the quality has gone down in recent years. Taylor Morrison homes were excellent in 2010-. Lennar USED to be a better quality. Ashton Woods had great standards too in 2012. Perry used to have excellent homes in the 90’s. I think a lot of quality has declined-PROFIT OVER PEOPLE! Sad for the prices we pay for cheaper quality. SAD!
KB homes are the worst in my state. Every thing is very cheap and break down quickly. The recent floor plans I toured were awful. It didn’t feel homey or comfy or like home. It felt like wth did I just walk through? The ceilings were way too high and so were the doors. It’s like the idea was to make you feel like the house is bigger but it was just a fail.
I give them a B, but they tend to be a tad more expensive than competitors. I actually used to work for them, but they sold since I worked for them. Behind the walls they are pretty good which means the finish out is not as good.
Maybe a dumb question but does anyone know when buying a floor plan online and hiring a general contractor that’s not connected to a name brand builder, do I just go to local places to buy my back splash, flooring etc.?
I had my Chesmar home built in 2023. It’s been a year now and it’s been great. During the building process I would visit my home 2 or 3 times a week and would constantly be in contact with the building manager. He was very responsive and always answered any questions or concerns I had. If you’re having your home built then you need to be attentive and be part of the process. Remember you’re making one , if not the biggest purchase of your life and you can’t trust any builder and need to be vocal and informed.
Insightful video! My husband is from Texas so he wants to retire there. I watch so many model home videos, but obviously you need reviews like these. Do you know anything about Grand Endeavor Homes? I saw a beautiful custom home by them in one video so was wondering about their company since I’d love to build my dream home one day and will need reviews like this to help me decide on a builder!
Ahh thank you for sharing! I haven’t worked with Grand Endeavor yet. I’m always willing to try working with a builder though so I hope all goes well if you get to build your dream home. 🙏
I actually worked for Coventry, but heard they sold since I worked for them. I like them but feel they are a typically a little overpriced. Maybe in this down market you can get a good deal.
Meritage Homes - buyer beware. Neighbor had a new home built by them. Moisture kept coming through slab causing mold throughout the home. Home was built over neighborhood sewer line. Meritage kept sending their punch list people to attempt fix on an engineering defect. Had to hire expert and sue in court. Won. They bought home back - neighbor (who got sick) moved. Meritage then put lipstick on the pig and resold the property for more. They disclosed nothing!
Also Newmark, ICI homes, Arthur Rutenberg homes, Grand Homes, Blue Heron homes, and Raykon are some of my favorite ones as far as their floor plans go.
Thanks for asking! I feel when compared to the other builders at the same price point they don't offer as much. Both in the $600-$800K range as well as the luxury range like $2.2m. I feel they ride on their name but are not as quality as they appear when shopping apples to apples.
In Arizona, DR Horton would rank an F- They have major workmanship defects and fight getting them fixed and you are forced to file with the ROC to get things fixed.
Really surprised about toll brothers ranking they have some of the best looking homes on this list like you said they have great curb appeal. Would you say the rating is mainly for the customer service or also build quality
I'd never buy a DR Horton home based off of what I've seen with neighborhoods built and the houses were unlivable due to multiple issues, including mold. I see a lot of news about that company being sued. Other news of those houses falling apart. Folk need to really do their research on them before they buy.

So glad you love them too!
Taylor Morrison does not deserve to be a C-tier builder. They deserve to be an F-tier builder. Their workmanship is shoddy at best especially for their price point. They hassle home inspectors and if the home inspector finds too many problems they try to get the state to take away the inspectors license.
Thanks for sharing, I'll take note.
Is that the home builder that went after Cy the TikTok home inspector?!??
@@nelsonjv1 Yes. I make a point to tell everyone about that. They just tried going after his license again and failed. They're 0-2 now.
😂😂😂 OK it looks like all these builders have lost their luster after the early 2000. I think its their vendors and the cost of goods, they can't get good quality products to build anymore. 🤔
Agreed. They built the house I live in and it took them over two years and constant battling to fix issues and I’m still fighting with them on things.
Great comment! I agree with that!
@@markeissler your point on model homes is also true in sports cars (vehicles given to journalist, vlogers etc.)
I agree with this. In some of the Houston master planned communities Tri-Pointe, Weekly, and Toll all were building in the save development and you know for a fact that all the same subs flow from lot to lot.
We actually built with Toll there in Wildflower Ranch and have had an awesome building experience!
Great video. Where is Harrisburg Home builder ranked? Please advise. Thanks.
Could you possibly give us an insight on Grand Homes & First Texas Homes? Or have you not looked in their communities or closed on any? Just curious.
Knocking down a complete grade because of the faux windows seems a little harsh. They didn't present them anything other than what they are.
Sorry Dr Horton is the worst of the worst
DR Horton is trash because they know those contractors are bad and still us then .
Thanks so much for sharing!
We loved David weekly homes but they were in a resort neighborhood in HTOWN
We didn’t want resort amenity cost
DSLD is pretty big here in south Louisiana. I would love to know where they would rank in your opinion.
I'm surprised about the toll brothers rating too. I think they are beautiful
They are beautiful. And maybe it’s just been my experience, but many have commented the same as me. 😢
1500daysoftoll TT gives a great examples
KB and Pulte homes better than Lennar ? I had the worst experience with KHovnanian homes in California. I will put them in G category or F minus. Recently I bought a Lennar home primarily because of the location and good price but you are right the design could have been better but again it’s my rental property. Lennar has a pretty good customer service and the buying process was hassle free.
Great video! Do you recommend Bloomfield Homes and where would you put in the list?
Isn’t DL Horton horrible? Didn’t whole communities have to leave because their houses were falling apart?
They are horrible, just visit open homes. Look like they are made by an elementary school kid.
Oh goodness, where did this happen at?
You don't even have to get inside. Everything is cheap, made, and looking. Don't buy and support this...
@@movingtotexasI think this happened in Florida.
This was in Louisiana wasn’t it?
I have an NVHome and I l’m so glad we got it and not a Ryan home. Completely night and day in quality!
What have you heard about Brightland homes and where you rank them
I have a favorable experience with Taylor Morrison.
Thank you for sharing your experience with Taylor Morrison. Agreed!
Great video. It would great to see you do one of these based on budget tiers. Do you have any experience or an opinion on CastleRock homes?
Thank you, that’s a great idea thanks! I like Castlerock but haven’t closed any to know the customer service or quality of them yet.
@@movingtotexas You fast. We are moving out of San Antonio area (actually Fair Oaks Ranch) with expectations of the Seguin area and CastleRock has some designs that stand out to me. Going to look at them today. I will try to report back.
That would be great
Lennar isn't a home builder, they are trash builder
Westin homes?
Bahaha
Not great
Funny thing we knew driving up it was a no
I can tell if something is cheaply made
What about Shaddock Home or American Legend?
we've lived in a Perry home for 17 years. excellent quality.
Very helpful. Thanks.
Very happy with my highland home purchase from 2 years ago. Every time I would message the customer service somebody would always follow up
I am sure this can differ from city to city and state to state but good info. Thanks
What about Legend? They have many subdivisions here in San Antonio.
I’m a life long Texan (Dallas) hoping to own a home in the next few years and this was so helpful ! Thank you for your insight
Oh my! Thank you for sharing! Makes me want to do some more research on stucco!
Yes, I will do a 2nd video with these builders. I have many opinions 🤣
Nice video, how would you rate below builders.
1) Coventry
2) Normandy
3) Shaddock
4) Trophy Signature
1. Shaddock
2. Normandy
3. Coventry (maybe on par with Normandy depending on neighborhood)
4. Trophy Signature
@@movingtotexas Thank you for responding. I wanted to understand your rating of A, B, C ...for these builders
I brought a Bloomfield Home its a regional TX builder I can say their build quality is good
Loved the video! ❤ Do you have any opinions on J. Patrick Homes and Partners In Building?
Thanks for the comment. I haven't worked with J Patrick yet.
Great. Can you do a video ranking North Texas builders? I believe there are many more you could rank. Such as Coventry, American Legend, Bloomfield, etc.
Yes thanks for your comment, absolutely! Apparently I have many opinions 😂
@@movingtotexas Also add Shea Homes to the list please
How can I find a trusted financial planner like yours?
Nice video I appreciate hearing about some of the builders I do not have experience with. I would add Bloomfield and Windsor for the DFW area
If you live in Houston City Choice have great homes and floor plans. But you knew a but was coming their customer service is Z tier. Anything you find wrong after closing just fix it yourself. it's almost as if they block your number after closing.
DR Horton is Z tier
Ha! Yes some neighborhoods are!
@@movingtotexasthis is probably where you are getting the most hate DR Horton is 💯 terrible followed closely by KB
Wowww!!!! This list is eye opening!!!
What about stylecraft?
I think you’re mostly reviewing on how nice the homes are. She’s more reviewing on value for money which is more important
Horton deserves an F. Worst of the worst when it comes to quality.
Ha maybe they are AI generated! Thanks for sharing!
Where would you score Tradition Homes?
I like Tradition much more than Toll for sure! I feel their design is up to date and that they use some good material for their finish out. I haven't closed on any Tradition homes yet, so I'm not sure what they process is like with them, but without knowing at this point I would give them an A and an S if they have great customer service.
love our Perry but i have heard they have slipped in quality lately. Ours is a 2016 build.
Thank you so much for sharing your feedback!
Thanks for sharing!
Great to hear thank you for sharing!
My daughter built a KB and although the backyard is small, the house is lovely. Her master suite looks like an efficiency apartment!
I wish you would have also included Ryan, David Powers, and Sitterle.
Thanks. I have't sold any of those. But would love your thoughts.
Hey do you have experience with Bloomfield Homes?
Yes, I actually have one under contract right now. They have a much different model than most production builders.
Where does Coventry Homes fall in this list?
How about J. Patrick and Jamestown?
Where would you put Tilson Homes?
Hmm I haven't run across Tilson yet. I will keep my eye out for them.
Brightland (Gehan) ?
Chesmar
Westin-Homes
Long Lake?
SAD!
Oh that’s a good idea! Didn’t think about attaching dates.
I see you have a raking for Texas,{though the builders are nationwide} which builders are the best for FL?
here with the same question. i hope she sees this.
Gosh so sorry being in Texas I am not sure for Florida.
Great video! Very informative👏👏
Thank you!
Coventry homes - B or C tier builder??
I give them a B, but they tend to be a tad more expensive than competitors. I actually used to work for them, but they sold since I worked for them. Behind the walls they are pretty good which means the finish out is not as good.
our highland turned out fantastic, super pleased
Maybe a dumb question but does anyone know when buying a floor plan online and hiring a general contractor that’s not connected to a name brand builder, do I just go to local places to buy my back splash, flooring etc.?
Yes that’s correct, but there may be some wholesalers in your area
I had my Chesmar home built in 2023. It’s been a year now and it’s been great. During the building process I would visit my home 2 or 3 times a week and would constantly be in contact with the building manager. He was very responsive and always answered any questions or concerns I had. If you’re having your home built then you need to be attentive and be part of the process. Remember you’re making one , if not the biggest purchase of your life and you can’t trust any builder and need to be vocal and informed.
Thank you so much for sharing!
We loved Chesmar homes
The closet in the primary bedroom wasn’t big enough for us. We absolutely loved though 😍
I love your honesty
What about impression homes, and trophy? Do you have any experience with them?
Great video! Where would you put Coventry homes?
Wow, that is crazy. 😮
I have a meritage and it’s been great! No issues. My sister who bought a Taylor Morrison had a ton of things to resolve via warranty work
Agree on Toll Bros. Absolutely awful experience in Mesa, Arizona.
Thanks for sharing!
I'm in texas and we have a Bloomfield home. seems built ok. whats the ranking on your list?
How do you not have NVR ( NV homes, Ryan Homes ) ?
I just bought a Lennar home and everything has been amazing. This has me worried now.
Wren homes? Currently they are building in Alabama
Also Newmark, ICI homes, Arthur Rutenberg homes, Grand Homes, Blue Heron homes, and Raykon are some of my favorite ones as far as their floor plans go.
Why toll is in F, apart from negative customer service, I didn’t heard any complaints in this video! Is there any reason like they being pricy?
Thanks for asking! I feel when compared to the other builders at the same price point they don't offer as much. Both in the $600-$800K range as well as the luxury range like $2.2m. I feel they ride on their name but are not as quality as they appear when shopping apples to apples.
Perry doesn’t give much for their price, like wood floors compared to American Legend and Highland.
What are your opinions on Green Brick Partners?
I'd never buy a DR Horton home based off of what I've seen with neighborhoods built and the houses were unlivable due to multiple issues, including mold. I see a lot of news about that company being sued. Other news of those houses falling apart. Folk need to really do their research on them before they buy.
Pulte homes have nice floorplans and designs...more on the pricey end.
Do you have any video reviews for Graham Hart homes?
