I think that is the problem here. Most of the ppl here are watching the video hoping to get a home inspectors opinion not a realtors opinion. Lady in the video kept referencing unimportant things like floor plan varieties. When most ppl here are looking for quality and workmanship.

I owned a Highland Home in San Antonio for seven years before moving out of state. If I could have picked that home up and moved it, I would. It was the most beautiful home with a fantastic floor plan. Loved it.
I have a Highland home that I’ve been in since 2001. In 23 years I’ve had little to no issues. Still have original AC and I live in Texas. Moving to new area and moving to another Highland. Hope it’s as good as the one I have now.
@@meshame6785 I’m moving to Senoma Verde in Rockwall. It’s got a rural feel but just 4-5 miles from all the stores and Costco. They are building a HEB in 2025. It’s the best of both worlds. It’s not convenient for people who work way North and there is traffic while they are expanding the bridge over the lake. I currently have a Highland home. I literally have zero complaints. They really went above and beyond to make sure we were happy. They even offered free upgrades if something went out of stock.
Taylor Morrison does not deserve to be a C-tier builder. They deserve to be an F-tier builder. Their workmanship is shoddy at best especially for their price point. They hassle home inspectors and if the home inspector finds too many problems they try to get the state to take away the inspectors license.
😂😂😂 OK it looks like all these builders have lost their luster after the early 2000. I think its their vendors and the cost of goods, they can't get good quality products to build anymore. 🤔
I love my David Weekly Home!! Going into the second year living in it. We love the quality and the service given to us! They kept us updated every week of the build. I highly recommend David Weekly!!
I worked for them in the mid 90's- 2002. Before they went LLP, they were the best. After the LLP, it was divided into a 4 way partnership and it became about the money. But I'd give it A tier, too. It was, during that time, an absolutely amazing place to work. Prior to the LLP, it was the best place to work. Very difficult to get hired, but was well worth the 3 month wait.
I just love your review about the major new home builders ! As a 76 year old man who is in his fifth new home purchase ,I stay or would stay clear of D.R.Horton Homes, K,B. homes ,and Lenoir homes . My first four new home purchases were in California and my final and fifth new home purchase was in Washington state . From my past experiences ,I found that the new homes that were built by smaller independent new home builder , that I purchased were well built and the one that was built by a major new home builder (K.B.Homes) was horrible !!! My filth new home purchase was built by a new and up coming new home builder and I got excellent customer service after I closed on my new home ; during the buying process, I was able to customize my new home ; and my home was well built with out any major problems . I have been in my new home for 15 years and I love it !!! Thank you again for your review .
We’re building with William Ryan and so far it’s been a nightmare. Both our first choice and backup choice for quartz countertops were out of stock so we had to pick something else we didn’t like very much. Then they came back and said our cabinet selection was out of stock and we had to pick a different color. Then they came back and said they were having lots of post installation issues with their LVP flooring and said they were no longer offering that material and tried selling us on cheap laminate that looked like it came from the Home Depot clearance aisle. This is on a 750k home. Never again!
This video was spot on and I’m in North Carolina. First Home was a DR Horton home and it was a starter home so I knew what to expect. 2nd home was by another builder but it was okay. Currently in my third Home and it’s by Drees. Only thing I can say is wow their build quality and customer service is top tier!!
I work in sales full time for one of the builders in this video. As someone who’s worked temporarily at 7 of these builders, I’d say this is a pretty accurate list lol. There’s some small changes I’d make but pretty on point with your reasoning for pretty much everything.
I just want to add that build quality can vary by neighborhood and really doesn’t have too much to do with the builder once you’re comparing apples to apples. Ex. Taylor Morrison, TriPointe, New Home Co., Meritage.. you’re going to find they all use 2x6 framing (vs 2x4 used by DRH and KBH) and have great insulation, included STANDARD upgrades like higher baseboards or taller ceilings, etc but every builder has to be up to code and must be inspected by the city at pretty much every stage of building (at least here in California). Homes are built by humans and sometimes in major development with multiple builders, you’ll even find the different builders are all using the same trades lol. Humans make mistakes. The biggest difference to take note of is the company culture. That will change your experience throughout the buying process from builder to builder.
Interesting perspective about Toll. I built and live in one that has spectacular build quality, energy efficiency and finish quality. But, my neighbor experienced a BIG PROBLEM with their foundation after the manager shifted the site a few feet and the plumbers did not get the memo. We had a fabulous build manager, can’t say enough about him. The caveat to this is we were on site almost everyday. We are engineers so we are detail-oriented, to say the least. Our Neighbor did not have the same experience. Warranty and punch list after move-in were a nightmare though. Very bad support there, which I blame solely on them trying to save dollars.

David Weekly and Highland were the other builders in our neighborhood (San Antonio area). sounds like things haven't changed a lot over the years. seems a little harsh to downgrade Perry because of one client who didn't know exactly what they were buying. or you, for that matter. in fairness, faux windows that look enough like real windows... is a bad thing? first house was a Pulte spec. pretty good for first-timers if you're not picky. never heard of Drees, so thanks for your take. good explanations and video.
Bought a drees home in dfw. It exceeded my expectations and no complaints so far after one year mark. We did one year inspection and inspector could not find any defects to claim other than minor paint jobs
I bought and lived in a new DR Horton home for 7 years in South Carolina. We loved the house, but uncovered several problems over the years, including foundation issues (that welcomed buckling engineered hardwood floors and radon due to cracking concrete), incorrectly installed shower tile and pan (which led to tile popping/cracking, mold, etc). All of these things can happen in ANY house, even a top dollar custom home... which is why although this list is good, your build will ultimately come down to SUBCONTRACTOR QUALITY. That's it. If you get a builder who subs out to crap trades, you'll get crap. If their subs are ok, you'll probably be ok. Unforunately, you can't know how that is in advance of buying.
Gosh sorry for your troubles with them. You have a good point in that it comes down to the subcontractor quality. I will add and the construction managers managing of them.
I have had 2 Highland Homes (one was a resale only 6 months old & one I had built) and I LOVED everything about both of them. I feel they are a very good style & value & the customer service was excellent. I would be very happy to own another Highland Home if I buy again.
Lennar gets an F imo. Just tried buying an investment home with them in far north Dallas. Felt like I was talking to a buy here pay here salesman. The salesman and sales manager quoted two different prices on the same home, rate incentive changed after I pre-qualified (780+ FICO), and the salesman didn’t know if the homes were made of fiber cement or wood.
Based in Austin here. Taylor Morrison builds alongside Perry and Toll Brothers in several communities here as the budget option for the community. The final build out quality for Taylor Morrison is definitely a tier below TB.
My husband and I checked out some Toll Brothers homes in our area when we were looking to buy, and the quality of the framing was no better than much cheaper tract homes.
Jesus Christ! Based on this list, I would not trust this person’s judgment.. Beazer and DR Horton are well known as 2 of the worst builders in the country.. and I’ve been in enough of their builds to say I’d have to agree!
Well we know the biggest builders are gonna have more complaints bc they sell more homes. I have a DR Horton home and I researched quite well before I chose them. I came and visited weekly when they were building and had it inspected before I moved in. I've been here almost 3 years and have not had any issues. The one thing that I found consistently during my research is how important it is to be engaged in the process. I would NEVER leave anyone to their own devices with the biggest purchase I will make in a lifetime.
Yes this is true, my E&O insurance agent said for every 500 homes closed there’s one lawsuit. So dear Horton is going to get many more lawsuits than other builders just on the sheer amount of closings that they have.
Have you lived in a DR Horton? I am still in my DR Horton 15+ years, and I love it. Never had any issues. People just like to whine and defame without facts from a distance.

You’re 100% correct on Toll. Look up stucco issues in any Eastern State where they build, especially PA and you’ll see a myriad of litigation against them. They will not back their homes, preferring to spend more in litigation than it would cost to do the right thing by the homeowner. Pulte, on the other hand, builds a better quality product and will stand behind it. I’m currently in a Pulte, previously in a Toll and I can tell you Pulte builds a significantly better product.
This depends on what type of contractors they use. One builder using local contractors in the area vs doing same in other area makes day and night difference in build quality
100%. Quality comes down to the skills of the trades combined with supervision by the builder. Unfortunately, the trades are whatever is available and the supervisors are likely lacking skills and faced with high workloads. You will never get great quality unless you opt for a custom or spec home by a small builder. Also, model homes aren’t necessarily representative of the home you end up with.
I agree with this. In some of the Houston master planned communities Tri-Pointe, Weekly, and Toll all were building in the save development and you know for a fact that all the same subs flow from lot to lot.
I’m surprised, since our DR Horton’s here have horrible designs (we are in a smaller city, so that may be part of the issue) I’m happy your Horton home has a great floor plan, that’s extremely important for resale.
You are correct about D.R. Horton. I purchased one. Easy to buy, lending was pretty straightforward and I got a great interest rate. As for the 2024 prices, they are definitely too high in a lot of underdeveloped areas.
My house was built by a small local builder. He bought up about 60 acres in our town in 2018 because he anticipated a market boom. He built phase 1 then listed all the houses as spec homes but they didn’t sell. We got our house for $350k, he originally wanted $400k. Then the boom came. Now they’re selling the same version of our house only a little smaller for $600k and he sold the other half the land to Lennar.
Do not buy a D R Horton houses are so bad, I’m glad we were able to back out of the contract I was on tears when I saw the new house we put an offer, we bought a Sitterle house I love it
You missed Grand Home. The worst customer service. Average build quality and one year service is garbage. They will not come fix the issues. We fixed ourselves after not reply from them after warranty expired. Flooring, plumbing, dead tree, stairs.. Drees was the best on my first home in TX. Can’t go wrong with Drees.
Many of the large builders in our state of Idaho seem to have run out of ideas for elevation designs. Many of their 2-story production homes seem like a poor attempt at a modern house design. They have too many short roof angles and don't look symmetrical. They actually look awful. With the multiple short roof lines they appear as if they were made from a pile of leftover scrap lumber.
Wow! I love the way that Toll Brothers homes look and was interested in building with them so I am totally shocked but grateful to hear your take on them. We built a home with TriPointe and are pretty satisfied. Great floorplan and good curb appeal at least with their 2 story homes. I live in a development with homes built by them, David Weekly, Highland and Gehan. Highland and Gehan have the best looking homes, followed by TriPointe based on curb appeal. Ashton Woods is garbage.

was just shown a highland home and it was spectacular. the attention to detail at the price point was great. I personally like 2-story homes as every home I’ve ever lived in has had 2 stories. This one was a spacious single-story with gorgeous high ceilings. This home was so nice that I would buy a highland home today if I was in the market.
My first home was a KB. It was a nice little house. Very affordable. We had to pay extra for a lot of things that you would think would be included but it was cool. However ranking Toll Brothers below KB 😑be serious.
Bought the Model Home of Perry Builder in high end neighborhood. While things looked nice (diagonally laid tile, custom window coverings, etc...) the overall work was very questionable. I have laid tile before and never had the "hollow" spots like we have here. When changing a light bulb in one of the bathroom ceiling fixtures, we discovered the whole thing was only held onto the ceiling by screws into the drywall, not the metal plate. And don't get me started on the poor quality of the a/c units. Also the hot water heater in the attic did not meet code for distance from the walls, etc... so we had to replace with a tankle$$ system or have to actually move the gas line. Also we have hot/cold spots in the house, regardless of how we have the thermostats set, year round.
I work for some of these builders and honestly this is a sales point of view list. I have seen slab to finish product and some of the ones in the c column is crazy from a build quality. Toll. Brothers being in the f column is crazy for the product they push out. I feel like I just watched a David weekly commercial from this point of view.
I’m a fan of highland, toll brothers, David weekly, believe it or not add tripoint into this list. Depending on the size you are buying depends on the order. There are some really great builders for all companies. Just depends on the trades they use to build it.
Highland homes is in Florida. Having purchased one, I would have a hard time giving them anything higher than a C. They are AWFUL with finishing the "exceptions" list once you close. That's the list of things they still need to do. It's been over 15 months, and we are still waiting on some things .
Toll Brothers are luxury builder. I live in a Ryan, NV, and Toll Brothers homes. Toll Brothers is definitely the highest quality and highest price. I also bought Lennar homes for rental before and pretty happy with their process and customer services. Quality is obviously in line with the price as it’s more affordable. Ryan homes offer the lowest price and the most basic design. I love Ryan homes as an investor.
After I heard your comment on stucco I thought I would comment. If this is the synthetic stucco you should treat the house as if radioactive. Is was developed to use on block homes like in Florida but should be avoided with wood frame houses. Some states ban it altogether. After it was originally developed they ran into mold issues. So they came out with synthetic stucco 2.0 - with made the issue worse. It forms a tight skin over the exterior to keep the water out. Unfortunately, when it develops cracks like around doors or windows (it has a useful life of 20 years) the water gets in and it can't get out and now the mold problem is real bad. There was a lawsuit in my area against one of the builders on your list (you can guess which one) when a problem with mold was discovered on a relatively new house and true to form, the builder refused to fix it. The owners eventually won - but it took a couple of years and they could not live in the house in the meantime.
@@movingtotexas Thank you for replying - Regular stucco is not the problem - its fine. Its that builders are now using synthetic stucco - also know as Dryvit. I would guess that, nationwide, most of the new "stucco" home you see will be the synthetic stucco. I think that in some places it requires a RE disclosure when its sold and I read that a lot of realtors will not show homes using Dryvit/synthetic stucco. Regular, traditional stucco breathes and allows moisture to escape to the outside, while Dryvit is more of a tight skin. Unless its installed correctly, and inspected and maintained every few years, these mold problems may occur. I guess its cheaper to install than traditional stucco. Its hard to get builders to fix this as they point fingers at the manufacturers and the manufacturers say it was the builders installation that caused the problems. Please note that, where we are, sometimes listings will only say stucco, when they are, in reality,, synthetic stucco. Thanks again - as a homeowner - and seeing other folks problems with it - this is sort of a hot button issue with us as this material is a serious health threat.
I like Tradition much more than Toll for sure! I feel their design is up to date and that they use some good material for their finish out. I haven't closed on any Tradition homes yet, so I'm not sure what they process is like with them, but without knowing at this point I would give them an A and an S if they have great customer service.
I have a favorable experience with Taylor Morrison. I own a a Taylor Morrison home in Central Florida which has withstood several hurricanes over the past several years, essentially no damage taken, thank God. . It’s a nicely designed open floor plan and I felt they offered nice upgrades and customization . They did a good job building but I did harass the Project Manager during the building process especially during the framing as I found defects during my own personal walkthroughs. I would say that if you’re doing new construction, if you live near the site just stay on top of construction and be involved! Overall happy with the build quality
We also had a similar experience with Century Complete Homes! They did not nail the frame together correctly... actually missed the beams causing the trusses to be inadequately joined together. Further, the roof was not properly nailed to the frame so 4 months in, we chose a highly recommended roofing company here who did a complete tear off, new roof, with "sister trusses" to reinforce everything. We also added wide gutters with 8 downspouts. Very disappointed no one told us that gutters are not included! So, we spent $16,500 on a brand-new house in 4 months to avoid leaks and more, so that we would not be required to submit any insurance claims should there be problems. Guess the upside is that we added value to our 1.5-year-old house. Another upside is that we bought 1818 sq ft concrete block home for around $270,000 on a .29 sq ft lot 78 ft above sea level in Central Florida, Zone X ... all the 2024 hurricanes did not hurt our home at all, so we are grateful! Another positive is that we absolutely LOVE their Brandywine 1 Design! They cut costs on their newer Brandywine 2 design which is now 1811 square feet so we hare happy about that. But our lawn is unwalkable because they did a terrible job with leveling! And, we had to buy 3 "mock rocks" at $168 each to hide the unsightly, ugly Rowand Septic System risers they decided to build right in front of our house that stick up from the front lawn over 9 inches! They could have easily put the 3 risers on the side of the house! Seems that with any of these builders, nothing is given without something taken away.

Great review. But, D.R. Horton should've gotten at least a "D" instead of a "C". Too many horror stories I've gotten from my friends that bought from them. Especially here in Hawaii. Lennar is okay but not a "D". David Weekley homes was one of my favorites also. Don't know anything about Ashton Homes, yet. I love Perry Homes too, but faux windows? Really?! LOL, Beazer Homes, I saw some ugly homes from Beazer. Century Homes, to me, is like D.R. Horton...very cookie cutter type. Tri Pointe Homes is okay. I've been to their models in Las Vegas. KB Homes is very cookie cutter but better than D.R. Horton. Toll Brothers..."F"?! Wow. I thought they would at least get a "B". You're brutal. LOL. I like Taylor Morrison homes and thought they produce very nice homes. Highlands homes is also a nice product.

Perry Homes? look at Legacy West in Plano built by Britton of Perry Homes. Mold, stucco issues. Homes built 4 years ago are still being worked on to try and fix the messes.

In 2017, I bought my first investment home. It was built around 2010. The quality of the built was subpar. I looked at new homes being built by DR Horton subsequent to 2017. They are the worse. Also, any builders that build a house out of cardboard deserves an "F". Those T-ply exterior paper crap to replace OSB or plywood and yet the builders still charge the same price for exterior walls installed with OSB is a joke. It's what behind the walls that's important and builders holding contractors to higher standards than meeting the basic, minimum building code. This industry needs to be more regulated.
I’m here to look for those DR Horton nightmare tales. Maybe they are ok in other states but in Florida there are the whole neighborhoods that used this builder and any 2 story construction suffered complete material failure on the second floor having whole slabs of siding fall off. Roofs not passing 1 year inspections. Settling issues for cracked slabs after 2 years. This is easily findable information.
FWIW, we had an excellent experience with M/I Homes. Sales and construction were great. Beautiful home at a good price. As you said, there were a few building issues, but they were friendly and professional about fixing things. Several contractors have commented on the quality of certain elements.
I lived in a M/I home for 19 years. Newly built in 2001. Some issues, but a very good build. Had some foundation issues that they quickly fixed at no cost. This home was in Northern Virginia.

Great list. I didnt know you were in TX. I was hoping for more builders I would recognize here in Southern California. The ones I knew were KB, Horton and I think Ive seen Maritage.
I give them a B, but they tend to be a tad more expensive than competitors. I actually used to work for them, but they sold since I worked for them. Behind the walls they are pretty good which means the finish out is not as good.
The list is basically based on does the finish look good and how good is their customer service. It is a good reference but the list takes into no account what materials are being used and level of Craftsmanship these builders have. A realtor isnt trained to see the quality of a build and they see a finished product, not the insides. Best bet as a homebuyer is to get into contact with local home inspectors and ask about the neighborhood you are looking at.
2022 purchased Meritage home N.C. Walls bowed, patio screen not screwed into ceiling, taping on walls popping out, one area of ceiling is separated not able to fix crack is worsening, shrubs planted without same spacing, glass sliding door needing to be replaced again due to defect of red streaks, grass and trees planted poor quality most died, cabinetry in kitchen chipped so bad now after 1 yr you can see where they painted over spots. A joke. Two people on block had to have their entire wood floors replaced because they were installed wrong. The showers are so cheap in quality.
Appreciate this because primarily one builder on your list is in my state, Toll Brothers, and I've wondered about them as maybe a risk. Thank you so much for this.

I currently have a Highland home. I literally have zero complaints. They really went above and beyond to make sure we were happy. They even offered free upgrades if something went out of stock.
Taylor Morrison does not deserve to be a C-tier builder. They deserve to be an F-tier builder. Their workmanship is shoddy at best especially for their price point. They hassle home inspectors and if the home inspector finds too many problems they try to get the state to take away the inspectors license.

Before they went LLP, they were the best.
After the LLP, it was divided into a 4 way partnership and it became about the money.
But I'd give it A tier, too.
It was, during that time, an absolutely amazing place to work. Prior to the LLP, it was the best place to work. Very difficult to get hired, but was well worth the 3 month wait.

As a 76 year old man who is in his fifth new home purchase ,I stay or would stay clear of D.R.Horton Homes, K,B. homes ,and Lenoir homes .
My first four new home purchases were in California and my final and fifth new home purchase was in Washington state .
From my past experiences ,I found that the new homes that were built by smaller independent new home builder , that I purchased were well built and the one that was built by a major new home builder (K.B.Homes) was horrible !!!
My filth new home purchase was built by a new and up coming new home builder and I got excellent customer service after I closed on my new home ; during the buying process, I was able to customize my new home ; and my home was well built with out any major problems .
I have been in my new home for 15 years and I love it !!!

We’re building with William Ryan and so far it’s been a nightmare. Both our first choice and backup choice for quartz countertops were out of stock so we had to pick something else we didn’t like very much. Then they came back and said our cabinet selection was out of stock and we had to pick a different color. Then they came back and said they were having lots of post installation issues with their LVP flooring and said they were no longer offering that material and tried selling us on cheap laminate that looked like it came from the Home Depot clearance aisle. This is on a 750k home. Never again!
This video was spot on and I’m in North Carolina. First Home was a DR Horton home and it was a starter home so I knew what to expect. 2nd home was by another builder but it was okay. Currently in my third Home and it’s by Drees. Only thing I can say is wow their build quality and customer service is top tier!!
I work in sales full time for one of the builders in this video. As someone who’s worked temporarily at 7 of these builders, I’d say this is a pretty accurate list lol. There’s some small changes I’d make but pretty on point with your reasoning for pretty much everything.

I just want to add that build quality can vary by neighborhood and really doesn’t have too much to do with the builder once you’re comparing apples to apples. Ex. Taylor Morrison, TriPointe, New Home Co., Meritage.. you’re going to find they all use 2x6 framing (vs 2x4 used by DRH and KBH) and have great insulation, included STANDARD upgrades like higher baseboards or taller ceilings, etc but every builder has to be up to code and must be inspected by the city at pretty much every stage of building (at least here in California). Homes are built by humans and sometimes in major development with multiple builders, you’ll even find the different builders are all using the same trades lol. Humans make mistakes. The biggest difference to take note of is the company culture. That will change your experience throughout the buying process from builder to builder.

Interesting perspective about Toll. I built and live in one that has spectacular build quality, energy efficiency and finish quality. But, my neighbor experienced a BIG PROBLEM with their foundation after the manager shifted the site a few feet and the plumbers did not get the memo. We had a fabulous build manager, can’t say enough about him. The caveat to this is we were on site almost everyday. We are engineers so we are detail-oriented, to say the least. Our Neighbor did not have the same experience. Warranty and punch list after move-in were a nightmare though. Very bad support there, which I blame solely on them trying to save dollars.

we've lived in a Perry home for 17 years. excellent quality. David Weekly and Highland were the other builders in our neighborhood (San Antonio area). sounds like things haven't changed a lot over the years. seems a little harsh to downgrade Perry because of one client who didn't know exactly what they were buying. or you, for that matter. in fairness, faux windows that look enough like real windows... is a bad thing?

Bought a drees home in dfw. It exceeded my expectations and no complaints so far after one year mark. We did one year inspection and inspector could not find any defects to claim other than minor paint jobs
I bought and lived in a new DR Horton home for 7 years in South Carolina. We loved the house, but uncovered several problems over the years, including foundation issues (that welcomed buckling engineered hardwood floors and radon due to cracking concrete), incorrectly installed shower tile and pan (which led to tile popping/cracking, mold, etc). All of these things can happen in ANY house, even a top dollar custom home... which is why although this list is good, your build will ultimately come down to SUBCONTRACTOR QUALITY. That's it. If you get a builder who subs out to crap trades, you'll get crap. If their subs are ok, you'll probably be ok. Unforunately, you can't know how that is in advance of buying.
Gosh sorry for your troubles with them. You have a good point in that it comes down to the subcontractor quality. I will add and the construction managers managing of them.

I have had 2 Highland Homes (one was a resale only 6 months old & one I had built) and I LOVED everything about both of them. I feel they are a very good style & value & the customer service was excellent. I would be very happy to own another Highland Home if I buy again.

Lennar gets an F imo. Just tried buying an investment home with them in far north Dallas. Felt like I was talking to a buy here pay here salesman. The salesman and sales manager quoted two different prices on the same home, rate incentive changed after I pre-qualified (780+ FICO), and the salesman didn’t know if the homes were made of fiber cement or wood.
Based in Austin here. Taylor Morrison builds alongside Perry and Toll Brothers in several communities here as the budget option for the community. The final build out quality for Taylor Morrison is definitely a tier below TB.
We actually built with Toll there in Wildflower Ranch and have had an awesome building experience!
My husband and I checked out some Toll Brothers homes in our area when we were looking to buy, and the quality of the framing was no better than much cheaper tract homes.

Well we know the biggest builders are gonna have more complaints bc they sell more homes. I have a DR Horton home and I researched quite well before I chose them. I came and visited weekly when they were building and had it inspected before I moved in. I've been here almost 3 years and have not had any issues. The one thing that I found consistently during my research is how important it is to be engaged in the process. I would NEVER leave anyone to their own devices with the biggest purchase I will make in a lifetime.
Yes this is true, my E&O insurance agent said for every 500 homes closed there’s one lawsuit. So dear Horton is going to get many more lawsuits than other builders just on the sheer amount of closings that they have.

You’re 100% correct on Toll. Look up stucco issues in any Eastern State where they build, especially PA and you’ll see a myriad of litigation against them. They will not back their homes, preferring to spend more in litigation than it would cost to do the right thing by the homeowner. Pulte, on the other hand, builds a better quality product and will stand behind it. I’m currently in a Pulte, previously in a Toll and I can tell you Pulte builds a significantly better product.

This depends on what type of contractors they use. One builder using local contractors in the area vs doing same in other area makes day and night difference in build quality

100%. Quality comes down to the skills of the trades combined with supervision by the builder. Unfortunately, the trades are whatever is available and the supervisors are likely lacking skills and faced with high workloads. You will never get great quality unless you opt for a custom or spec home by a small builder.
Also, model homes aren’t necessarily representative of the home you end up with.

I agree with this. In some of the Houston master planned communities Tri-Pointe, Weekly, and Toll all were building in the save development and you know for a fact that all the same subs flow from lot to lot.
Knocking down a complete grade because of the faux windows seems a little harsh. They didn't present them anything other than what they are.

You are correct about D.R. Horton. I purchased one. Easy to buy, lending was pretty straightforward and I got a great interest rate. As for the 2024 prices, they are definitely too high in a lot of underdeveloped areas.

My house was built by a small local builder. He bought up about 60 acres in our town in 2018 because he anticipated a market boom. He built phase 1 then listed all the houses as spec homes but they didn’t sell. We got our house for $350k, he originally wanted $400k.
Then the boom came. Now they’re selling the same version of our house only a little smaller for $600k and he sold the other half the land to Lennar.
Do not buy a D R Horton houses are so bad, I’m glad we were able to back out of the contract I was on tears when I saw the new house we put an offer, we bought a Sitterle house I love it

You missed Grand Home. The worst customer service. Average build quality and one year service is garbage. They will not come fix the issues. We fixed ourselves after not reply from them after warranty expired. Flooring, plumbing, dead tree, stairs..
Drees was the best on my first home in TX. Can’t go wrong with Drees.
How do you rate Ryan Homes?
Many of the large builders in our state of Idaho seem to have run out of ideas for elevation designs. Many of their 2-story production homes seem like a poor attempt at a modern house design. They have too many short roof angles and don't look symmetrical. They actually look awful. With the multiple short roof lines they appear as if they were made from a pile of leftover scrap lumber.
Wow! I love the way that Toll Brothers homes look and was interested in building with them so I am totally shocked but grateful to hear your take on them. We built a home with TriPointe and are pretty satisfied. Great floorplan and good curb appeal at least with their 2 story homes. I live in a development with homes built by them, David Weekly, Highland and Gehan. Highland and Gehan have the best looking homes, followed by TriPointe based on curb appeal. Ashton Woods is garbage.

was just shown a highland home and it was spectacular. the attention to detail at the price point was great. I personally like 2-story homes as every home I’ve ever lived in has had 2 stories. This one was a spacious single-story with gorgeous high ceilings. This home was so nice that I would buy a highland home today if I was in the market.
My first home was a KB. It was a nice little house. Very affordable. We had to pay extra for a lot of things that you would think would be included but it was cool. However ranking Toll Brothers below KB 😑be serious.

Bought the Model Home of Perry Builder in high end neighborhood. While things looked nice (diagonally laid tile, custom window coverings, etc...) the overall work was very questionable. I have laid tile before and never had the "hollow" spots like we have here. When changing a light bulb in one of the bathroom ceiling fixtures, we discovered the whole thing was only held onto the ceiling by screws into the drywall, not the metal plate. And don't get me started on the poor quality of the a/c units. Also the hot water heater in the attic did not meet code for distance from the walls, etc... so we had to replace with a tankle$$ system or have to actually move the gas line. Also we have hot/cold spots in the house, regardless of how we have the thermostats set, year round.
I work for some of these builders and honestly this is a sales point of view list. I have seen slab to finish product and some of the ones in the c column is crazy from a build quality. Toll. Brothers being in the f column is crazy for the product they push out. I feel like I just watched a David weekly commercial from this point of view.

I’m a fan of highland, toll brothers, David weekly, believe it or not add tripoint into this list. Depending on the size you are buying depends on the order. There are some really great builders for all companies. Just depends on the trades they use to build it.
Highland homes is in Florida. Having purchased one, I would have a hard time giving them anything higher than a C. They are AWFUL with finishing the "exceptions" list once you close. That's the list of things they still need to do. It's been over 15 months, and we are still waiting on some things .

Toll Brothers are luxury builder. I live in a Ryan, NV, and Toll Brothers homes. Toll Brothers is definitely the highest quality and highest price. I also bought Lennar homes for rental before and pretty happy with their process and customer services. Quality is obviously in line with the price as it’s more affordable. Ryan homes offer the lowest price and the most basic design. I love Ryan homes as an investor.
After I heard your comment on stucco I thought I would comment. If this is the synthetic stucco you should treat the house as if radioactive. Is was developed to use on block homes like in Florida but should be avoided with wood frame houses. Some states ban it altogether. After it was originally developed they ran into mold issues. So they came out with synthetic stucco 2.0 - with made the issue worse. It forms a tight skin over the exterior to keep the water out. Unfortunately, when it develops cracks like around doors or windows (it has a useful life of 20 years) the water gets in and it can't get out and now the mold problem is real bad. There was a lawsuit in my area against one of the builders on your list (you can guess which one) when a problem with mold was discovered on a relatively new house and true to form, the builder refused to fix it. The owners eventually won - but it took a couple of years and they could not live in the house in the meantime.

@@movingtotexas Thank you for replying - Regular stucco is not the problem - its fine. Its that builders are now using synthetic stucco - also know as Dryvit. I would guess that, nationwide, most of the new "stucco" home you see will be the synthetic stucco. I think that in some places it requires a RE disclosure when its sold and I read that a lot of realtors will not show homes using Dryvit/synthetic stucco. Regular, traditional stucco breathes and allows moisture to escape to the outside, while Dryvit is more of a tight skin. Unless its installed correctly, and inspected and maintained every few years, these mold problems may occur. I guess its cheaper to install than traditional stucco. Its hard to get builders to fix this as they point fingers at the manufacturers and the manufacturers say it was the builders installation that caused the problems. Please note that, where we are, sometimes listings will only say stucco, when they are, in reality,, synthetic stucco. Thanks again - as a homeowner - and seeing other folks problems with it - this is sort of a hot button issue with us as this material is a serious health threat.

I like Tradition much more than Toll for sure! I feel their design is up to date and that they use some good material for their finish out. I haven't closed on any Tradition homes yet, so I'm not sure what they process is like with them, but without knowing at this point I would give them an A and an S if they have great customer service.

I have a favorable experience with Taylor Morrison. I own a a Taylor Morrison home in Central Florida which has withstood several hurricanes over the past several years, essentially no damage taken, thank God. . It’s a nicely designed open floor plan and I felt they offered nice upgrades and customization . They did a good job building but I did harass the Project Manager during the building process especially during the framing as I found defects during my own personal walkthroughs. I would say that if you’re doing new construction, if you live near the site just stay on top of construction and be involved! Overall happy with the build quality

We also had a similar experience with Century Complete Homes! They did not nail the frame together correctly... actually missed the beams causing the trusses to be inadequately joined together. Further, the roof was not properly nailed to the frame so 4 months in, we chose a highly recommended roofing company here who did a complete tear off, new roof, with "sister trusses" to reinforce everything. We also added wide gutters with 8 downspouts. Very disappointed no one told us that gutters are not included! So, we spent $16,500 on a brand-new house in 4 months to avoid leaks and more, so that we would not be required to submit any insurance claims should there be problems. Guess the upside is that we added value to our 1.5-year-old house. Another upside is that we bought 1818 sq ft concrete block home for around $270,000 on a .29 sq ft lot 78 ft above sea level in Central Florida, Zone X ... all the 2024 hurricanes did not hurt our home at all, so we are grateful! Another positive is that we absolutely LOVE their Brandywine 1 Design! They cut costs on their newer Brandywine 2 design which is now 1811 square feet so we hare happy about that. But our lawn is unwalkable because they did a terrible job with leveling! And, we had to buy 3 "mock rocks" at $168 each to hide the unsightly, ugly Rowand Septic System risers they decided to build right in front of our house that stick up from the front lawn over 9 inches! They could have easily put the 3 risers on the side of the house! Seems that with any of these builders, nothing is given without something taken away.

Great review. But, D.R. Horton should've gotten at least a "D" instead of a "C". Too many horror stories I've gotten from my friends that bought from them. Especially here in Hawaii. Lennar is okay but not a "D". David Weekley homes was one of my favorites also. Don't know anything about Ashton Homes, yet. I love Perry Homes too, but faux windows? Really?! LOL, Beazer Homes, I saw some ugly homes from Beazer. Century Homes, to me, is like D.R. Horton...very cookie cutter type. Tri Pointe Homes is okay. I've been to their models in Las Vegas. KB Homes is very cookie cutter but better than D.R. Horton. Toll Brothers..."F"?! Wow. I thought they would at least get a "B". You're brutal. LOL. I like Taylor Morrison homes and thought they produce very nice homes. Highlands homes is also a nice product.

Perry Homes? look at Legacy West in Plano built by Britton of Perry Homes. Mold, stucco issues. Homes built 4 years ago are still being worked on to try and fix the messes.

In 2017, I bought my first investment home. It was built around 2010.
The quality of the built was subpar.
I looked at new homes being built by DR Horton subsequent to 2017.
They are the worse. Also, any builders that build a house out of cardboard deserves an "F". Those T-ply exterior paper crap to replace OSB or plywood and yet the builders still charge the same price for exterior walls installed with OSB is a joke.
It's what behind the walls that's important and builders holding contractors to higher standards than meeting the basic, minimum building code.
This industry needs to be more regulated.

What have you heard about Brightland homes and where you rank them
I’m here to look for those DR Horton nightmare tales. Maybe they are ok in other states but in Florida there are the whole neighborhoods that used this builder and any 2 story construction suffered complete material failure on the second floor having whole slabs of siding fall off. Roofs not passing 1 year inspections. Settling issues for cracked slabs after 2 years. This is easily findable information.
FWIW, we had an excellent experience with M/I Homes. Sales and construction were great. Beautiful home at a good price. As you said, there were a few building issues, but they were friendly and professional about fixing things. Several contractors have commented on the quality of certain elements.

I lived in a M/I home for 19 years. Newly built in 2001. Some issues, but a very good build. Had some foundation issues that they quickly fixed at no cost. This home was in Northern Virginia.

Loved the video and glad you had most of the DFW builders. I wish you only had a few more such as Bloomfield, Coventry, Grand, American Legend, Sandlin, and Brightland (which is probably a C or D?).

Great list. I didnt know you were in TX. I was hoping for more builders I would recognize here in Southern California. The ones I knew were KB, Horton and I think Ive seen Maritage.

Coventry homes - B or C tier builder??
I give them a B, but they tend to be a tad more expensive than competitors. I actually used to work for them, but they sold since I worked for them. Behind the walls they are pretty good which means the finish out is not as good.
Sounds like Taylor Morrison should have been in the F tier with Toll Brothers. Either that or move TB up to the C tier.

Perry and Highland prices are insane, especially when you’re sacrificing square footage and getting same materials used in Pulte homes.

The list is basically based on does the finish look good and how good is their customer service. It is a good reference but the list takes into no account what materials are being used and level of Craftsmanship these builders have. A realtor isnt trained to see the quality of a build and they see a finished product, not the insides. Best bet as a homebuyer is to get into contact with local home inspectors and ask about the neighborhood you are looking at.
What about stylecraft?
My daughter built a KB and although the backyard is small, the house is lovely. Her master suite looks like an efficiency apartment!

2022 purchased Meritage home N.C. Walls bowed, patio screen not screwed into ceiling, taping on walls popping out, one area of ceiling is separated not able to fix crack is worsening, shrubs planted without same spacing, glass sliding door needing to be replaced again due to defect of red streaks, grass and trees planted poor quality most died, cabinetry in kitchen chipped so bad now after 1 yr you can see where they painted over spots. A joke. Two people on block had to have their entire wood floors replaced because they were installed wrong. The showers are so cheap in quality.
Appreciate this because primarily one builder on your list is in my state, Toll Brothers, and I've wondered about them as maybe a risk. Thank you so much for this.
