    If you dont have the money, dont hire a contractor . you can get a local guy who works on his own.and works for a daily salary.
    i did added a master bedroom to my house . saved over 50% of a contractor fee.
    contractors are big companies , have to pay rent on big buildings they rent,have to pay for their big fancy cars they drive , pay for insurance insurance ,and for tons of workers they have to pay. they own big equipments they pay for or lease every month. etc etc
    I am looking to pour cement for my garage. the high prices for the job are from big cement companies.
    while other independent guys can do the job for under 50% fee. compared to a big company.

    Here's my summary:
    1. Visit local planning and building departments - Zoning easement and property lines
    2. Can you actually build it?
    3. How much will it cost?
    4. Can you afford to build it?
    5. Should you hire a contractor?
    6. What about insurance? (Make sure your contractor has liability insurance)
    7. Should you move or add the addition?
    8. Plan on being inconvenienced or move out
    9. Scheduling is hard
    10. Avoid making changes late in the project
    11. Will you get your money back?

    I'm in the scenario of "it may not go well with you" lol. Will be starting my house build this year hopefully. Although, I'm a series hobby finish carpenter and avid study-er on home design and construction. Question- Would you recommend liability insurance for Owner Builders? also, in your experience, are there loan options for owner builders in case I have to take a little out?

      It depends upon which type of liability insurance policy you get and it would be difficult for me to tell you yes or no, without knowing what they are. Builders get construction loans all the time, but again you would need to contact a lending agency for more information. Sorry I couldn't have helped, but I try to avoid advising people on things I'm not 100% sure on.

    One thing, if you are the home owner you dont need a contractor. You can do almost everything yourself by looking at the codes and talking with the planning and building departments of your city.

      Yeah, I’ll just rent an excavator and start digging… I just don’t have the stomach for that. I can do anything inside the house but there’s too many ways you can f up the foundation and building envelope. Inside the house I can rip it out and redo it if I screw up, outside the house not so much.

      If you have a mortgage loan, could be a problem with mortgage bank due the additions? Or home insurance?

    My parents are planning to expand our house in a few months. We are adding 20ft to the back and about 10 ft to one side of our house. It’s going to add around 4000+ sq ft. And our house is 4300 sq ft right now. So I’m pretty excited for it. The finished project should be almost 9000 sq ft.

      gregvancom oh yeah and I have a quick question. So we’re trying to be a little cheaper on the exterior of the expansion. Should we use brick or stone. Our house right now is all brick.

    It's a shame you can't trust builders. Not all most are snakes. Plus dealing with government planning departments building inspectors etc. Than the city reassess you property to the max value. It's all good if your going to sell. You may make some $$. I wanted a family home to keep for kids one day.
    After everything just wasn't worth the stress.

      And that was 20 years ago, my prices for that today would be over 200 million:)
