So the information and prices that you're talking about seeing much more realistic than a contractor hiring Subs to do all the work, when an owner Builder can do the same thing. And save much more money
Almost done with my ADU, thanks to some of Hektor's contacts, great price, some external contingencies, electrical supply shortage and price increase, city approved plans, has passed every inspection, outsourced some work, like mini split installation, upgraded to a two gang unit, separate water and electrical. the craftsmanship excellent. Very satisfied.

Fyi, you can share a water heater with the main house and ADU. However the ADU will need two shutoffs. One for the cold and one for hot. I built an ADU in Vallejo, Ca using this method. Btw, love your videos. You motivated me and saved me a lot of money with ADU construction.

I had to meet LA County plumbing code which requires a separation between waste, supply and gas so I'm surprised the city didn't require that. Maybe its different where your at, but it may be a differentiating cost factor depending on your location. Either way great video I always recommend your videos to my prospective ADU customers. Hi Poogie, you might look into some electric baseboard heaters especially if your unit is small and well insulated. They are very easy to add in. We like some by a company called QMark

I was referred to seek lawyer assistance to challenge the city but it seems like a money pit at this point. After calling several law firms it seems most don't have experience in these types of cases. Do you have any recommendations?

Had to go 3' deep for all utilities and the main clay line connection was 9' deep
