I like the plumbers attitude, " I've been doing this too long"
I really appreciate you sharing your experiences with us. I had to turn into and owner Builder due to a faulty contractor. So the information and prices that you're talking about seeing much more realistic than a contractor hiring Subs to do all the work, when an owner Builder can do the same thing. And save much more money
Correct!!! So many faulty contractors out there.
This was extremely informational. Thank you 🙏🏼
Another great video man. Good stuff.
I just closed on my second house, it's hacked, with the garage hacked also. I'm gonna keep it that way for as long as I can. 👍
But one day I'll be ready to go legit and I'll rewatch all of this.
Great info I will get in touch with you again when we get the plans approved to use the services of your contractors
Thanks
What's the plumbers number
In OC, the way you had the water line right next to the sewer line, would not pass inspection. Just saying what the inspector told us, cause we building an adu too. Wny use copper in the ground, it will leak in a couple years.
Hektor you are an ADU/Home owner builders Angel 😇 🙏🏽🙏🏽🙏🏽👍🏽👍🏽
Thanks Hector for all your videos, already subscribed to your channel. Do you know if the plumbing could go in the crawlspace under the main house? Also do you have a list of the contractors you used?
👍🏻👍🏻👍🏻👍🏻
After watching these videos, I understand that 99% of what contractors have been telling me about my project has been wrong.
Your water line should be 12in above sewer in the trench.
Can you share Arnoldo's information please? Would love to work with him. I got my permits approved last week.
I need to hire this "I never have any corrections" guy for my project.
there is always corrections for something. Inspectors can be anal
It's really nice to see your you tube videos posting on how to help owner builders save some headaches and costs with their ADU's.
Thanks 👍 I'm glad you find the info useful
Good stuff ! I’ve been keeping up with your vids , thanks for the info!
Alan thank you I'm glad you like them!
What if you want doing ADU from existing rooms from a house to convert them to ADU? And all utilities is there, dose the inspection will be hard as a garage?
What....no sleeve for the water line...what happened to taking pride in your work...🤦 Do you want it done or done right...lol..
How will the the finished walls look with the drains coming up the slab rather than the footing???
Fyi, you can share a water heater with the main house and ADU. However the ADU will need two shutoffs. One for the cold and one for hot. I built an ADU in Vallejo, Ca using this method. Btw, love your videos. You motivated me and saved me a lot of money with ADU construction.
Jessie thank you for the kind comment 👍😄
I was thinking and gonna be doing the same. Also everything seems to be inline with my plans.
Almost done with my ADU, thanks to some of Hektor's contacts, great price, some external contingencies, electrical supply shortage and price increase, city approved plans, has passed every inspection, outsourced some work, like mini split installation, upgraded to a two gang unit, separate water and electrical. the craftsmanship excellent. Very satisfied.
Anthony i'm overwhelmed with your comment. Thank you Im glad your ADU construction is going well. Don't forget to call schedule the Hers Test inspection before the final inspection. You can find a contact on the site. Good luck
Hi do you have contacts in San Diego?
I’m using a contractor for my adu but I appreciate the in depth information
How on earth is $13k for plumbing a good price?
That sewer and water pipes need to be at least a foot away and the water line above the sewer pipe.
Good stuff! Why not use pex for the plumbing ?
Also flexible gas line!!
Thank you, this is a very informative video. Will a plumber be able to find where the sewer line connects to the city line? Would the existing clean out line for the main house be close to where the city line connects?
Yes and yes.
@@HektorCastillo is PG&E the only ones that can bring electricity and gas from the street to my meter?
What is this plumbers contact info? I don't see any info online
I didn't pass my inspection because there was no Heater in my ADU. It's a small area so I'm having trouble finding a Heater that fits my place. Does anyone know if the ASHLEY Hearth Products Model #DVAG11N will pass inspection in Los Angeles CA?
Hi Poogie, you might look into some electric baseboard heaters especially if your unit is small and well insulated. They are very easy to add in. We like some by a company called QMark
Tankless install is horrific, the water lines are imbedded in the stucco
I contacted your designer, Natalie, last week through Instagram and no response yet. Is she still in business?
Great video, Regarding owner builder,, Can we still do Owner builder when doing a 1200 Sf ADU?
Yes you can!
I used Arnoldo the plumber on my project too. He was great! Strongly recommend him. Honest, Reasonability priced, and he cares about his work.
how can i get in touch with arnoldo?
Hektor's website. The only thing with Arnoldo is make sure you have everything you need written down and test the work yourself. He's awesome , but he's not the best at managing his team and he doesn't double check their work and sometimes they mess up. @@davidl2777
13k for plumbing an adu, you think that is a good price lol
@crackerjackB you have someone cheaper.. if so what's the contact info
what's his contact info?
thanks. what do the multiple large white pipes do?
please share the plumber's info!!!
Hi do you have any videos for JADU garage conversion? I would like to know all inspeccions needed, does and don'ts
Milton hello, the process is exactly the same. The only difference is that the title is JADU instead of ADU.
For the water heater it’s actually 4ft away from a window. CA minimum clearance
Very helpful information!! How long take you to finish your ADU?
Bany hello, over all I think 4-5 months
@@HektorCastillo I’m looking for free estimate blueprints !
Are you sure about independent utilities? I am building a detached ADU that does not have independent utilities.
It could be different in other cities. I'm explaining the process for the city of Los Angeles 😄
@@HektorCastillo Yeah your probably right. I am in Orange County
Hey just want to say these videos are awesome and super informative. Thank you for sharing!
My pleasure!
Hey Hektor, I really appreciate and enjoy your videos I wanted to mention I am a small general contractor in Lancaster and I'm currently building a detached ADU. I had to meet LA County plumbing code which requires a separation between waste, supply and gas so I'm surprised the city didn't require that. Maybe its different where your at, but it may be a differentiating cost factor depending on your location. Either way great video I always recommend your videos to my prospective ADU customers. Happy Holidays!
Had to go 3' deep for all utilities and the main clay line connection was 9' deep
What’s the plumbers number please
Hey Hector do you have the plumbers number?
'Only $13,500' that's not cheap for a small unit
I've spoken to lots of plumbers and most of the time they charge $20,000 for the same thing
This is cool , I remember back in the day home buyers wanted large backyards and pools, now seems like everybody wants to rent out their extra spaces. And some people actually pay 2500 / month for a room in LA
check your local codes because not all cities will require separate sewer and water services for the ADU. In my town in MN, they allow the ADU to connect to services on the main house.
Hey Hektor I would
Like to use your info and steps but I live in Monterey county can I still contact your architect ? Thanks in advance
I live in San Diego. Thank you for sharing your experience. Does Natally cover SD county? Thanks
Really good info! Thanks you and thanks to your viewer who let you film her progress!
Warren that you for the awesome 😎 comment!!
fail that inspection!
How deep is the sewer line need to be?
Why the dark glasses
sewer and water cant be touching , and poly gas needs to be buried at 21" deep. i am surprised you passed
You mentioned a separate sewer line for garage conversions. Do you know if this is the case for an attached or detached ADU? I'd imagine you could tap into the main homes sewer line if it's attached, because at that point it's similar to an addition.
cool
thanks for sharing
Your underground plumbing doesn’t have proper clearances
It passed inspection 🧐
@@HektorCastillo Hey Hector any change you can share Arnoldo's (this plumber)'s contact info? I need a plumber ASAP, thanks!
Thanks hektor
The Tracer Wire have go next to pipe not on Pipe!!
But anyway good Job ✔️
Do I need to dig the trench for the plumber first? Thanks!
Hektor, thanks for sharing the information. Much appreciated. Would you happen to know the pricing for the Bay Area? Silicon Valley in particular.
another question, does "framing" include the cost for leveling the floor for garage conversions?
Does the sewer line to ADU have to be on a separate line in all of California or only LA county?
Thanks Hektor!
will ladbs let you run gas and water under the maim house?
How about water heater u need individual
Yes the ADU needs its own water heater
will this work in different state such as new jersey
I'm interested in an Adu, but not financially ready. Is it OK to ask for a quote to have an idea of what amount I'm looking at?
Hello this link will give you an idea on the construction cost for a 20x20 ADU www.heekk.com/adu20x20pricelist
Hello Hector.
What about re-zoning? I live in light industrial zone and after contacting the city, they won't allow for an ADU build. I was referred to seek lawyer assistance to challenge the city but it seems like a money pit at this point. After calling several law firms it seems most don't have experience in these types of cases. Do you have any recommendations?
I would just sale the property, right now ligt industrial land is very expensive
Does your designer work in orange county ( buena park)
We have a team of designer that work in Orange County 👍
@@HektorCastillo thankyou
With mini-splits, induction cooking etc. do you have to even install gas? Thanks!
depends on what water heater you get. you will need gas
too much for plumbing!
Service line are too close to each other, how you repair without hitting them while digging
dig for one thing smack 2 lines with a shovel and get 3 repairs lolol
That 90 degree turn with just one fitting on the sewer line is not usually a good idea right?
Long turns on horizontal
Do your subcontractors work in Long Beach?
Hello, yes the subcontractors work in Long Beach
I need to contact with Natalie please. Thanks
Rena hello book an appointment with this link www.heekk.com/adu-plans
