    I really appreciate you sharing your experiences with us. I had to turn into and owner Builder due to a faulty contractor. So the information and prices that you're talking about seeing much more realistic than a contractor hiring Subs to do all the work, when an owner Builder can do the same thing. And save much more money

    Almost done with my ADU, thanks to some of Hektor's contacts, great price, some external contingencies, electrical supply shortage and price increase, city approved plans, has passed every inspection, outsourced some work, like mini split installation, upgraded to a two gang unit, separate water and electrical. the craftsmanship excellent. Very satisfied.

    I used Arnoldo the plumber on my project too. He was great! Strongly recommend him. Honest, Reasonability priced, and he cares about his work.

      Hektor's website. The only thing with Arnoldo is make sure you have everything you need written down and test the work yourself. He's awesome , but he's not the best at managing his team and he doesn't double check their work and sometimes they mess up. @@davidl2777

    Fyi, you can share a water heater with the main house and ADU. However the ADU will need two shutoffs. One for the cold and one for hot. I built an ADU in Vallejo, Ca using this method. Btw, love your videos. You motivated me and saved me a lot of money with ADU construction.

    Thank you, this is a very informative video. Will a plumber be able to find where the sewer line connects to the city line? Would the existing clean out line for the main house be close to where the city line connects?

    Hey Hektor, I really appreciate and enjoy your videos I wanted to mention I am a small general contractor in Lancaster and I'm currently building a detached ADU. I had to meet LA County plumbing code which requires a separation between waste, supply and gas so I'm surprised the city didn't require that. Maybe its different where your at, but it may be a differentiating cost factor depending on your location. Either way great video I always recommend your videos to my prospective ADU customers.       Had to go 3' deep for all utilities and the main clay line connection was 9' deep

    This is cool , I remember back in the day home buyers wanted large backyards and pools, now seems like everybody wants to rent out their extra spaces. And some people actually pay 2500 / month for a room in LA

      Milton hello, the process is exactly the same. The only difference is that the title is JADU instead of ADU.

    check your local codes because not all cities will require separate sewer and water services for the ADU. In my town in MN, they allow the ADU to connect to services on the main house.

    What if you want doing ADU from existing rooms from a house to convert them to ADU? And all utilities is there, dose the inspection will be hard as a garage?

    In OC, the way you had the water line right next to the sewer line, would not pass inspection. Just saying what the inspector told us, cause we building an adu too. Wny use copper in the ground, it will leak in a couple years.

    Does the sewer line to ADU have to be on a separate line in all of California or only LA county?

    You mentioned a separate sewer line for garage conversions. Do you know if this is the case for an attached or detached ADU? I'd imagine you could tap into the main homes sewer line if it's attached, because at that point it's similar to an addition.

    For the water heater it’s actually 4ft away from a window. CA minimum clearance

    Your water line should be 12in above sewer in the trench.

    I didn't pass my inspection because there was no Heater in my ADU. It's a small area so I'm having trouble finding a Heater that fits my place. Does anyone know if the ASHLEY Hearth Products Model #DVAG11N will pass inspection in Los Angeles CA?

      Hi Poogie, you might look into some electric baseboard heaters especially if your unit is small and well insulated. They are very easy to add in. We like some by a company called QMark

    What about re-zoning? I live in light industrial zone and after contacting the city, they won't allow for an ADU build. I was referred to seek lawyer assistance to challenge the city but it seems like a money pit at this point. After calling several law firms it seems most don't have experience in these types of cases. Do you have any recommendations?
