This one has 4 beds and 3 baths which normally sounds ideal but it has quite a few pitfalls that you want to avoid with the layout. I walk you through this house to show you how I would do this differently and what I would avoid.

I would recommend to people living there that they use shower caddies. Don’t leave your personal bathroom stuff in the bathroom. Take it with you when you need to shower, then take it back to your room.
Tough to enforce that at scale. But definitely could work for when owning one or two houses. Certainly would reduce tension in the house if you can get them to do it

Yes they are! I actually prefer to keep them that way as it maximizes my tenant pool to select from.
Such a great video. What if you did one large fridge and small fridges in each room? I plan on buying a home for Senior Co-Living. These are great tips
I think that is another good idea to reduce any tension. The only issue is now you have a potential 5 fridges to fix rather than 2 but I think it's still worth a try, especially in an assisted living facility where they likely don't want to move around as much
I’m thinking about buying a house for the same reason. There’s a huge need for affordable senior housing and loneliness is such a problem for that age group too.

Where I live it’s common to have 4-5 bedrooms but only 2.5 bathrooms. One of the full baths is in the master suite. Which leaves you with one and a half bathrooms for 3-4 bedrooms. Not ideal.
Yes definetly not ideal. I prefer 2 roommates to a bathroom max if possible.
That’s when you see if you have any space to add another bathroom in the house. Or at least a shower stall if there is 1/2 bath someone can use.
Have you ever converted a larger living room into another bedroom? Also garage space can that be converted into another bedroom as well? Thanks!
These are great ideas when they are at least one room away from the kitchen. Funny enough, I'm converting a living room into a bedroom now in a rooming house I just bought. The key is that the noise and activity in the kitchen is not affecting them since the former living room is far away on the other side of the house. Garages also are good to convert but just make sure to insulate them
