    Excellent information. As a professional cleaner of homes for professional and business owners, I would suggest cleaning the regular coffee maker by running through the machine with cold water and white vinegar twice. Then twice with bottle drinking water afterwards, clean the glass pot with vinegar and dish soap and rinse with hit water and dry completely. That usually gives each guest a great coffee experience during their stay. Much success to you!

      Don’t use coffee machines, too much hassle - provide instant coffee and brouchure and recommendations for top cafes close by

    Advice: if you use exterior wood stain and varnish on interior items. It prevents 95% of damage and makes it high heat resistant.

      @@MXofTHREE that’s simply not true. It’s very important to specifically choose a stain or paint that is non harmful. That’s why there are only certain outdoor stains acceptable for raised bed gardens, because chemicals leech out even after drying.
      The only saving grace of using harmful chemicals in a short term rental is that no single tenant has prolonged exposure to the chemicals

      @@TheStarLord99 the only chemical "run off" happens during a chemical reaction e.g. a liquid changing to a solid, drying of any finish.

    Nothing is easier to fix than leather - every car I've ever owned has had a leather interior and I've had holes, rips, burn marks all fixed seamlessly. They even have repair kits on line for Vinyl / leather. Also a tip for beds in airbnbs in warmer places / down south is to have the bed frame made of concrete and you just place the mattress on top. There's nowhere for dirt to go (solid concrete base). nothing to break (they are bomb proof) and the look is really modern and clean. They also cost next to nothing (a few hundred dollars) to set up.

      I would NEVER stay in an AirBnB with leather chairs and couches. So uncomfortable.

    Thank you, these are very good suggestions. I completely agree with you regarding the bathroom. It’s very frustrating to have an older tub that’s clean but looks stained. I’m not sure what the listings say but you mentioned “sterilized” in the video. Not trying to be nitpicky but words matter. It’s not possible to sterilize anything outside a sterile environment so just stick with “sanitized” or “disinfected” so an OCD guest doesn’t challenge this. Also if you are on a budget, they do make a spray on epoxy specifically for tubs and sinks. Much cheaper than replacing or hiring a contractor. Another option for bathrooms is brush on grout restorer or paint specifically for grout. Lastly, Scotch Gard fabric and rug protectant is a must have to minimize those pesky stains.     With climate change on the rise, it would be so appreciated to see homes being furnished sustainably: I.e.: second-hand, thrift, FB market place, etc and not just buying everything on Amazon/ Ikea etc. Climate change is going to impact the tourism industry sooner than you think, so best to keep that front of mind and do your bit for the planet.

    I love to understand the dynamics of the materials we us. Most of our furnishings are of hardwoods. Not what most people use but what makes it work for us is I have a long time friend that refinishes antiques and he provides us with how to repair scratches and water spots. It's really a lot easier than it looks. We do it all the time!

      @@caseyglenar7268 I did a 000 grit steal wool and color pen to remove one. Another I used some stain with the 000. I can't recall the name on the can but, I think it's restore. I'll check the next visit and send you the name. I finished a brand new set of unfinished kitchen cabinets, one area wouldn't take color so my friend told me to use it and it worked so well that you couldn't find the spot!

    Great info! Just now watching all your stuff! My wife and I recently purchased a good size single-family home in Los Angeles that we Airbnb as well as a four unit complex in West Hollywood that we Aribnb too. We are brand new to the game but learning fast! We also are trying out Airbnb arbitrage. The one does make money but it’s kind of tight (We have a little guest house unit). Ownership so far for us has been way more profitable that said we cannot afford to buy any more properties at the moment so we will have to learn to get better at the Airbnb arbitrage in order to grow our portfolio
    I’ll have to keep watching your videos to get better at that. Thanks for all the great tips!

    Have to agree on colours for sheets and towels after so many white ones had to be replaced from stains and dullness, a good navy blue is fairly posh, and dark red . Also I find dark patterns best for duvet covers and from experience the lighter fabrics are easier to iron.

    Kitchen stuff is such a point. Because of the High temperature they work at, they naturally tend to look overused after a certain time. Ceramic will break, iron cast will go black (and MUST be black to work well, but it does not look neat), alluminium will stain and turn gray and might be illegal in certain areas. "Built in" non stick pan could be a longer lasting solution, but eventually they will anyhow get scratches. Having alluminium pans and having someone trusted to renew them every once in a while is the cheapest and longer deal. Source: pro chef here.

But I'm looking for ideas on colours and quality. Norway is s bit hard when it comes to Abnb, hear rumors about new rules again.. hopefully it doesn't affect us too much.

    I think it would be a good rule of thumb to buy furniture and materials as if you had three dogs two cats and two children. Materials that won’t slip off the counter so easily and break and won’t tear when a dog jumps on it with their claws and won’t collect fur when a cat sleeps on it. I designed my house to be cat proof to avoid pee smells/stains, and I buy heavy items with a big base to avoid them tipping over as well as materials that wipe off easily and hold up to heavy weights.

    You got a pretty good, sleeping experience and kitchen experience are very important
    Especially if people is renting a place to be away of hotels, counting that some Airbnb users are very picky with food
    And they need to cook their own meals
    Having straight sleep is also very important

    I used exterior wood stain in the bath. Cream colored. I had to strip and cover a 1970s dark walnut stained vanity, and it worked like a charm, plus moisture resistant. Still looks great 18 years later. The fan runs every shower and the window is open for ventilation weather permitting. The litter box is near it, too, so it needed exterior grade protection. I have the same problem in the kitchen because of all of the water, food, and moisture exposure. The drawback is the doors stick in the summer, so there needs to be a clear seal coat on one surface to prevent that from happening. Or perhaps not use the stain all in the kitchen 😢. I really do like the muted colors and mat finish in the exterior stains.

    I really needed this today. I'm starting a glamping business and this has been so on point with what I'm doing right now. Turkish towels, egyptian cotton sheets, layered rugs with all the details dogs, chairs clothes rack etc. I've been a photo stylist for years and then did staging and after helping with others projects I thought I would jump in.     Get good used furniture off FB Marketplace and paint it. Wood furniture only. Don't buy a used couch unless it's from someone you know.

      I got a faux leather couch nearly new off fb marketplace for 25 bucks. The exact same couch was being sold at the local furniture store for a grand.

    Sean, excellent items to care about! something really important you should spot on here too is sustainability and waste. I have units where sometimes the waste of the guests are not reasonable. So It would be so cool if you also add a recycle spot, sometimes some guests left things like clothing and it can be also part of an upblycling culture according to the unit or location. Sustainability on products well buyed are also hugely important in hospitality world. After covid stuff and disposable things that should be used just once should urgently have some suppliers that can work perfectly to follow hygienical rules. sustainablity is something we should have in the top of mind when hosting.

    I understand staying away from fabrics, but I personally hate sitting on leather. If you don't have long pants on you can stick to it. Leather can have a cold feeling even to look at. You can buy fabric protectors. We have two grey fabric couches. So far so good. I will get in a professional if I can't get a stain out.

    hosted for about 3 years successfully base on the situation at the time .
    I would like to get back in the game but it may sound like an excuse but many things kept me away up to this point

    Gray tshirt texture sheets are the only sheets I have used in my airbnb. They are cool in the summer and warm in the winter, and best of all only about $24 for a queen set.

      I purchased a Cuisinart SS single serve and I absolutely love it. It looks good and allows for using your own coffee beans. I get instant hot water and it stores one of the holders in a side compartment. It has a K cup holder and a fresh grounds holder.

    These are GREAT tips. We are 90% through with furnishing two units 90% meaning we did most things, took some good pics, listed and rented, but during turns are making slight adjustments. Great advice regarding bed reinforcement and couch choices. The couch, by far was the hardest thing for us in our units. Why? Because of space mostly. In the end we found one that photographs ver well, is decent comfy but I am concerned about serviceability and ability to clean it (velvet).
    I buy a great deal of my things used. I notice you haven't mentioned this. Why not? Tv's, furniture, mattresses, kitchenware frames, etc. Most were EASY to find used. Those that weren't I just bought new.

      I have distressed velvet andes couch from west elm in my unit, I was so concerned about it getting stained but it has gone through almost two years with absolutely no problems, looks like new still. easily cleanable too. everything just brushes off.

      I would recommend something that's acrylic or has a laminate top - see examples at Ikea. Like he said, wood can stain from water marks. Glass can break. Metal or Plastic/acrylic is much more durable.

    Sean thanks for all the info! It’s nice to see how you’ve shifted in what you buy for a property after you’ve seen how things work out. Like I didn’t get the knife sets you used to get than fan out because I was worried about them getting dusty easily. Now I see there are even other issues with them. For the luxury property we’re furnishing now I just got a Chicago cutlery knife set. I figure most guests will know the brand and know it’s a quality brand with almost a 5 star review. I’ve been doing the same as you by making sure I buy things that will hold up. And then trying to find them used or on sale to save money.
    You should make an Amazon affiliate list of what you buy for your apartments! You’ll make some extra $$ and people will love your help! Maybe even work out some sponsorship deals on certain items you will ONLY buy for each of your properties! It would great for some of the newbies that also work a regular job still to just go down your list and order most of what they’ll need! I’ve made a list of what I need to buy for each property. It makes things SO much easier! I have the list on my phone and whenever I get out to the brick and mortar stores I grab what I can find and mark things off my list! I love it!

    Thank you for your videos, Sean. Im debating now between regular rent vs airbnb. What do you recommend to do with new construction 4 bed/ 3 bath 1,800 sq ft at 7th & Master (Philadelphia). Regular rent is $2,500 per month.

    Thanks for all the info. Do u have a list of items that r definitely needed, nice to have and not needed at all?
    I'm renting out a house to support a dog rescue, which is best door. Therefore, plan on allowing dogs. Very suitable dog yard included. Any tips on this angle? Thanks

    Thanks for some really good advice as we get started out! We looked at a home for sale that has apparently solid bookings and good reviews. When we toured the property it had serious issues like the tile in one shower had separated and pulled away by an inch and water has been going behind the wall for a long time. The carpet was heavily stained and a couple of small areas showed signs of mold. YET, they have good reviews and no one mentions these things? How can that be? Thanks!

    Hi Sean we are in South Africa and we are moving to Fisherhaven from Cape Town Goodwood. We placed an offer on a house that we will have our house next to 2 x airbnb flats that we will renovate when we move in. We want to have an airbnb that is affordable to everyone having a relaxing experience, but keeping our budget down. Not high end but like plain farm style fisher cabin without the cabin. and affordable to everyone. The airbnb's are expensive and we want to accommodate the average people that wants to get away but just can not afford it because of pricing.

    I'm a host but as a guest, leather couch is an instant NO NO. It is NOT COMFORTABLE to sit on leather. Fabric couches please. In my property my couches are BLACK VELVET😉

    Resale shops like salvation army have endless kitchen stuff. Glassware, coffe mugs, crystal wine glasses, champagne glasses, silverware, pots pans, baking dishes, mixers, bowls etc for dirt cheap. Quality furniture is easy to find also. Solid wood end tables, fake plants, art work, Some furniture stores donate their display furniture to charity resale shops. I bought a massive, brand new, easy to clean, $3500 Cindi Crawdord sectional for $700.

      Yes, in fact one of my sisters homesharers walked out with her spoons and mugs on a regular basis, and never walked back in with them. My sister had to finally confront her, and all she got back was a smug look. She had to Nonrenew that girl. So best to get things you are not going to miss. Congratulations on your sectional deal.
