    Thank you for the information. I as an American own a Condo in Makati and aside from the somewhat odd (in my eyes) way of paying for it ...I havent had any problems in almost 5 years. In fact I wish America would emulate the Philippine restrictions concerning Foreign Nationals with reguards to Real Property.

    My wife is dual citizen. But, she purchased land and a condo before she became a US citizen. Then she got back her Filipino citizenship. All those purchases, I put in her name. Much easier. Very informative video. Well done

    I own a town house there was easy to sort and buy because it had a condo title , the problem was the company I dealt with didn’t even understand half of what they needed to do , why have to go college to get a job there ?? 95% of the time ordering a simple take away they can’t even get that right !!

    I'm Natural Born filipino. Born in makati ,Luzon. But left my country at very young age. I'm AN American citizen now. Question? If I attain and become a Dual citizen. Is there still some limitations purchasing property in philipines?

      When you re acquire your Filipino citizenship, it would be as if you never lost it. You get all the rights and privileges of being a Filipino right back.

    Great video. Thank you. Can a filipina who has a dual citizenship need to register her marriage to the philippine consulate with an american husband in order to own a property in the Philippines?

    Didnt Rody change up some of ownership laws to where the foreigner can own only 40%?

    • @andrewfoster4359
      @andrewfoster4359 2 місяці тому +1

      for condos, a total of 40% can be sold to non-Filipinos with 60% minimum having to be held by Filipino owners. A foreigner can also buy a property via filipine company but only own a max of 40% of shares, the remainder has to be held by a filipine person. If you invest over $200k via company the rules are slightly different.

    Worse part being legally permanent resident in US only,not yet US citizen investing in Philippines anything worth $50, 000 and above must report to US government for taxes such agreement between US and Philippines was made during Obama regime. Information was taken from two banks in the Philippines.

    Does a Filpina, who has become an American citizen, automatically lose Filipino citizenship? Can't they have dual citizenship?

    • @lilys5095
      @lilys5095 2 місяці тому +1

      When naturalized with another country, you lose PH citizenship. You need to apply to re-acquire it back.

    Can you please stop with the confusion.We can own property we cannot own land,land isn’t property and property isn’t land.If I bought a land in the Philippines 🇵🇭 yes I bought it but I don’t own it.Thats not property 🤣because there’s nothing on that land.If I bought property in the Philippines,like a condo I can own it but I don’t own the land that the condo is sitting on.This is common sense,at least it should be.Your supposed to be a professional and expert and how are you getting land and property mixed up with each other,this is ridiculous.

      @@AdventuresinAmericaUSA1 yes but real estate is property.Land isn’t real estate.How can you call property and land real estate when they aren’t the same,I just don’t understand.
