When I go see it, it’s totally uncared for and they are asking crazy prices for it like it’s jewelry or something. Then they ask you to pay their capital gains! Probably a good idea because if they don’t the government will ask the new property owner to pay. Just like lending money out. They never pay it back! Oh, make sure you have a notarized contract to sell signed by the registered owners indicated in the property title and every time you pay, ask for an acknowledgement receipt signed and received by the registered owners. Also conduct due diligence by verifying tax declaration in LGU, and property title at registry of deeds. Identity of the owner needs also to be verified.
