Being a contractor myself, being asked to estimate job site unseen is frustrating. EVERY job is unique, often when I ask questions critical to pricing the job, the homeowner doesn't know the answer. When you do get to the job and it's more expensive than the "estimate (I won't hold you to it they said) they usually get angry that you won't do it for the estimate. If you estimate too high, they won't give you the job. Lose, lose.

This is very exciting news Dauvo . I was involved in the 1Euro auction in Sambuca (back in 2019) . it was during that time that I first found your Channel, and became a Patron of yours. Ultimately or the very same reasons you covered in this video, I chose to decline the 1Euro property, and ended up buying a house in Sambuca, from the Superior Market (a private seller) . So I really really Hope You Win this 2 Euro property !!!! I'm starting my house renovations 2022 n the spring. Hope to see you there !
Wow fantastic, hoping all goes well for you. Sicily was my parents birth place, love love everything about Sicily well almost everything. Should be easy for you as you have lived in Italy and it has been your home for a while. The two times I have been there, I found I needed to change what I know living in Australia, they have a total different approach to everything. So happy for you as I know you would not have make this decision lightly.

I just bought a premium home in mussomeli but plan to get over to Sambuca to check it out on my next trip. So excited for you. I was looking for 1. Location. Mussomeli is 17 miles from the sea with gorgeous mountain views. 2. Access Mussomeli was one of the few places with everything available in the village. Several super markets, restaurants, bars, etc. 3. The people. This was so so so important to me. I have never met an italian village that wasn't friendly. 4. Plenty of contractors, engineers, architects, etc 5.Affordable. I was able to buy 2 homes next door to each other to break through the wall. I was able to get an estimate because I had contractors come and give me an investment from seeing in person. Even through I bought on the higher end, one side is gutted so I did need that. And I will be able to remain under 60k for an over 5k square foot place.
I am still looking. A good community spirit, reasonable distance to an airport or seaport, some decent medical / hospital nearby, these are things I look for. As for the structure, I am not too concerned as here in the U.S. I am a contractor and so I will be able to do many remodeling tasks for myself. I have spent time over the past year working with traditional methods as used in Italy. Stone work, plaster, tile and so on. I have had a hobby of restoring classic Italian biciclette for many years and may like to open a small business when I move to Italy.
Nice! Sounds like a fun hobby. I used to restore 60's 70's pickups.. I say that lightly... as a hobby. Fooled around with the idea of restoring a little fiat 500 someday.
Budget around €25,000 to €30,000 for a €1 home. Also remember that resale is extremely difficult & rental may also not be buoyant. In Rovigo Italy for example €25k to €30k will get you a liveable apartment in the city an hour by train from both Bologna & Venice!
Yes, I don't think most Americans realize that it's not as viable to "flip" properties in Italy. Even the fact that Italians don't move house as often as Americans makes the real estate environment very different, much less all the other ways it's different. I'm not knocking the idea of purchasing (and/or reviving) a house or ruin in Italy at all, just pointing out how drastically different the market is 👍🏼 GREAT video as always @Dauvo! 👏🏼

When you showed the screen from you transfer to Tesoreria Comunale di Sambuca, it looked like it was done from a WISE account. Am I right? Have you ever been able to pay the saldo prezzo fom a property you bought on asta with a WISE account? l live in Argentina and I´ll be moving to Italy next year (veneto). I participated in a couple of aste but the delegati have always asked that the saldo prezzo come from an Italian account in my name. I wanted to do it from Wise just to see what would happen, but never dared! Do you have any experience with this at all? Did you ever pay the saldo prezzo or fondo spese with a Wise account? Any info will be greatly appreciated. Keep up the good work and maybe we´ll meet someotime next year!
I've usually paid from an Italian account, so I don't have the personal experience of paying that final payment through Wise but I'll ask around and see what I can uncover

I'm a Real Estate Agent in Northern California, where most of the homes are built in this century. I do believe that the person doing the job should see the property before they can give an accurate bid on the work to be done. It is specially true when you're talking about an architectural building built back in the 15th or 16th century when there were no architects or engineers used to build them. They have to know what they're getting into. Much like a surgeon needing to remove a tumor in your brain need to see an MRI and PET CT scans in order to know how to remove it safely before they even make that first cut.
Hi Dauvo. I'll be in Italy in December to look at homes, but not the 1 or 2 Euro, however this video was helpful, especially regarding hiring a contractor.
Really anyone who is willing to work is fair game. Sometimes there are advantages of using locals just because they know the municipality better. But even contractors in neighboring towns would have had experience in Sambuca over the years for example. Best to ask the municipality this question specifically, but even in 1 euro homes they don't usually have a restriction.
