- If you're looking for an Italian Property to restore then this Italian restoration project on the first floor of a 16th century Italian Palazzo in Umbria is unbeatable. DON'T MISS THIS!
This is unbelievable. Well, that's my view, Situated in the centre of Citta di Castello, a gorgeous Umbria city, this first floor huge (290 sqm) noble apartment, with frescoes and high ceilings, would make the most incredible Home in Italy.
What's also incredible is the cantinas and direct access to the street.
There is only one other apartment as this grand house was once a private home.
The present apartment is divided into two apartments on the land map but could easily be reinstated as one beautiful abode.
Additional features are an perfect office or artist studio, outside space for those alfresco dining, large street access, high ceilings, original features everywhere and stone kitchen fireplace.
If you're looking for an Italian home in the middle of a beautiful Italian city then this is probably the best restoration project on the market.
For further information and floor plans please just email the office.
Asking Price: 329,000 Euros
I hope you enjoy this "One Take Italian Property Tour"
Best wishes,
Nick Ferrand.

Small towns are the place to live in Italy in my opinion. The madness of the world is not let in and you can live a wonderful wholesome and healthy life. I love it!
Good Morning Nick - from Alberta Canada - in a world that has gone totally insane - Saturady mornings with you, reminds us what this world could be!
❤️❤️❤️
Vieni in Italia ❤
Agreed @bearb888
@@patriziapiva3201 We were there last fall - visiting family in Firenze, stopped in to say hello to Nick, on our way to visit more family in Calabria. We came in late Oct, beginning of Nov to help pick olives - brought some oil back to Canada - will be back again!
From Alberta as well…agree 100%!
This house! Beautiful! The floors! the ceilings! the windows! the terrace! The lighting fixtures! The fireplaces!
The possible studio spaces! Absolutely in love with all of it! Thank you for sharing this with us, and thank you for doing these videos, they remind me that I need to go back to Italy. ♥️
Thank you so much! Come back to Bella italia 🇮🇹 soon! 😀🤗🙏 Nick.
Every Saturday morning I look forward to my cup of coffee, my comfy chair, and watching your video of the week! We love you and thank you for keeping us dreaming of Italy!!! Have a blessed day!
Thank you so much for your kind message and for watching!! 🤗🤗🤗🙏🙏🙏 Nick.
Thank you so much for your kind message and for watching!! 🤗🤗🤗🙏🙏🙏 Nick.
SAME HERE!
Not only the knockers, Nick, the doors are also divine!!!
Totally agree 👍 Thank you for watching N.
I would say their is of work on the celling nick
That entry door is stunning 🤩
Italy is Disneyland for adults, it is magical.
Unbelievable that something like this exist. So much character. Congratulations to the new owner.
Wait! That price cannot be right. This could be city living at its finest. Certainly the front doors prove that. Città di Castello è una meravigliosa città piccola. Per me è il futuro. It has old and modern combined in a very nice way. It’s in Umbria and is the gateway to Tuscany and Marche. A great find for sure, presented as we have come to expect. Saturday truly is ‘Abode Italy” day. Travel agents must love you Nick. You stoke the fire of desire to travel in Italia 🇮🇹.
Beautifully articulated! Bravo!
Greetings from California. How lovely to discover your channel this Saturday morning. It has cheered me no end. Bless you.
😁😁😁 I agree! It’s a gem and Vitta do Castello is charming. Thank you so much for watching and your kind comment Brian. I’m looking toward to our glass of wine! 🍷 have a great weekend 🤗🤗🤗
Ciao Nick, this apartment has so many possibilities. I LOVED the kitchen, the knockers were amazing, the doors were absolutely stunning. What a gem you have found. Thanks so much for showing us this one. Amore da N.Y.
Thank you. 🙏🤗❤️
Nick, your excitement is very contagious! Love this property!
Thanks so much! 😃 Nick.
I have to agree 😊
Your enthuthiasm is always contagious! This property is a fantastic find!
Thank you so much for watching 🤗🤗🤗🙏🙏🙏🙏
I love these in town apartments. This one is fantastic.
What makes this property rather unique is there are only two owners/appartments in the palazzo. Castello center offers plenty of jewels like this one. Considering the size and restoration costs to bring it back to absolute splendor that a property like this deserves, the asking price does not reflect the current local market conditions. Greetings from wonderful Citta d. Castello.
There’s nothing, just history. 🤣 This house is amazingly beautiful. I think it doesn’t need so much work. You just need a map and a compass. And maybe some breadcrumbs.
I enjoy your videos. Love, Wilma
Thanks so much Wilma. ❤️🙏🤗
Natural light many windows. Nice rooftop. Inside courtyard. At that price you can renovate gradually. We can travel with Nick and dream. 💝 A gift.
Thank you for watching! 😀🤗🙏 Nick.
Always enjoy your witty comments
and your loving-kindness connection with those that need an extra lift....
oohs and ahhs Indeed!
What a significant decision after spending an entire life in this magnificent space.!
❤
Yes, I agree. ❤️
That is an incredible price, Nick. It is a gem that need a little polish. You make us very happy with your enthusiam and energy.
As an interior designer who loves Italian architecture and old world design, I would have a field day with renovating this place while also keeping its beauty and character in tact!!!! Dream come true!!
🙏🤗❤️
This property is spectacular! History and many stories to discover around every corner and in every nook and cranny.
This palazzo and the one on Just Dream Italy are my two favorites I've seen since I started watching Italian property videos in June. An absolute stunner! If I had the liquidity I would jump on this in a heartbeat and make it my home.
Thank you, Nick! What a wonderful property. I absolutely love it. Some polish along with a world class kitchen could make that a very special place.
Nick, your love of "cantinas" aka dark, spooky cellars always makes me laugh. Thanks for all the joy you bring to my Saturdays! This one was especially fun.
❤️❤️❤️ Pleasure.
AH! I knew this would be a good one! I understand the configuration exactly, it's similar to the floor plan I live on, that's been diveded into two flats, although not as spacious as this. Making this into a single cohesive living space wouldn't be difficult. It could also become two. The trick would be placements of bathrooms and adding a kitchen (perhaps moving the original one as well). There's already several separate entrances. One is the first door we came in (where you used the service entrance to the grand salon, silly Nick) the second is across from the staircase leading to the upstairs flat, the third is possibly using the "French doors" in that room with the 60s sofa as an alternate entrance and then there's that little courtyard with terrace access I'm unsure of whether it can be reached from the communal spaces?
Anyway, LOADS of potential to configure this to generational living or create a full separate apartment or small guest pied a terre. Ideally of course, would be to go the other way. The way I see it, originally after stepping into the entrance you'd want to find yourself (as a guest, not "the help") in that room with the painted ceiling and a boarded double door. Like a gallery with double doors to the hall and on each side to a salon. Definately opening up revealing the full single file expanse would change everything!
I think the first hallway which isn't too precious and must be a later configuration when dividing the building into separate flats could be smartly altered, possibly with shrewd panelling to fit a cloakroom and place for outdoor clothes, the added WC close to the two main salons would be handy.
The large bathroom no 1 had a bit of an odd placement. That's happened after someone made that corner room into a bedroom for sure. I think that room would also make a nice tv room or study.
There's certainly plenty of options depending on how many bedrooms you need. I'd have loved to see the blueprints on this one. Back in the original era rooms werent really designated. You ate anywhere, played games, worked, and most rooms had a place to sleep or recline. You simply had the servants fold out tables and brough in chairs or set them against the walls. The small room under the terrace is charming! Did the kitchen lead to this outdoor space? I get the feeling it could have been a room for a domestic at some point, or even the larder. Hmm...
A terrace in a city like this is truly a luxury! The cantinas are HUGE, was that one bigger room really 120 square meters? That's enormous! Question is: what do you do with a room that large, with no windows (and no permits for them either I presume)? It would be a great workshop for a carpenter or some profession requiring lots of gear, but I'm guessing that's not who's buying this... Someone willing to put in an indoor pool won't go for this fixer upper either, although that would be incredibly cool with those vaults. Too expensive and lots of hurdles. Fantastic warehouse for any niche business though, exporting out of Italy.
I can just imagine this property renovated. At double the asking price and some diy for the bits you could manage yourself, professionals for the rest, you'd get a fair amount done. For 3x that it would be quite a luxury home.
Thats a fair asking price I say. It does need work, but if you're not looking to spend that much and aren't a big family you could likely make it very pleasant anyway without too many major projects. It's a great location!
Thanks again Nick, for a smashing video! ♥️
Oh wow! Thank you so much for watching and for your amazing comment! Thank you 🙏 🙏🙏🙏🤗🤗🤗🤗🤗🤗 best wishes Nick.
I hope whoever buys it restores it. Such a gorgeous place!
Holy Moly, What a deal!! The price is unbelievable!
Best set of knockers I’ve seen as well!!!😂
😊
Wow!!! That is spectacular! A little bit of TLC and I think one could rent those out all day long. 💖
What a joy this could be to restore it back to it's glory, a beautiful gem, a truly wonderful piece of history waiting for the love of a new owner.❤❤❤
That "cantina" would be perfect for an aromatherapy beauty parlour and massage therapy business. The feeling of calm and luxury you could portray would be superb. A nice little business. Or even a small luxury bar, selling cocktails.
😀😀🤗🤗🙏 Thank you for watching
That is a great price for that property. I love the cherubs in the corners of the ceiling in the first room. That is quite unique. It's a shame he can't keep the house in the family.
This would be an interesting project, it’ll take another 600K-1M Euros to bring this property to its full potential I would reckon. Thanks for sharing your enthusiasm with us.
Wowza! The possibilities are endless
Welch wunderbarer Palazzo, wir lieben es!
Thank you. 🤗🙏❤️
A stairway to nowhere, A doorway to nowhere, loved it, Thnx M8
I share your joy and love building as much as you do Nick. Some years ago I had an opportunity to purchase an apartment in the heart of Palermo. A very cimmerian husband at the time could not share the vision. Alas....I can only dream. Thankyou for the tour.
Pleasure. 🤗🙏❤️
Gorfeous property. It look like a labyrinth of rooms and doors.. Certainly it need work. The most expensive, the restauration of the frescos, it is not a simple job. It havea lot of potential. I enjoy this property. Thank you Nick.
I agree with you. Those were the most amazing, beautiful doors and knockers I’ve ever seen on your channel always appreciate your videos your enthusiasm, your love for the aesthetics makes it so special to go on a tour with you and Home is on my Italian retirement list, so I’m just letting you know I will meet you in the future.
Excellent. I look forward to meeting. Thank you 🤗🤗 N.
Your enthusiasm and surprised 'oohh's n arrhhh's' make me chortle with joy each time I watch you. What a prospect for someone to make a beautiful home. 👍💝
❤️
So many Canadians here looking for places in Italy! Vancouver here :) see you all guys somewhere in Tuscany! Come to my place (when I buy it from Nick.)
😃😃🤗🤗🤗🤗🤗 Thank you for watching N.
Vi aspettiamo in Italia,❤️
@@patriziapiva3201 non vedo l’ora!
Well nick, this was a very surprising property. In its grander days, I can imagine all the guest rooms, I’m sure the narrow stairs were for servants use between the two floors. The frescos are very feminine to my imagination. I suspect there are many secrets to be discovered with a proper restoration which I’d love to see accomplished. Is the apartment then owned by two separate entities as well. I can imagine that might be difficult unless they had similar restoration goals. I do really love the variety of things you show us. Such diversity. Your enthusiasm always makes me smile.
Thank you so much for watching Beverly I’m pleased you like it! 🙏🤗
What a great property. I do love an unusual layout like this apartment has... if it slightly confuses me as Nick is walking around, it's my kind of place.
That’s a great price! I could not make heads or tails of the layout, but that’s what I like best and I wouldn’t change it except to add one more bathroom with a lux free standing tub. It’s kind of a crazy maze & I love it. 🥰 Terrific find!
I totally agree! It’s wonderful. Once you have been in there it’s not as confusing! 😀😀🤗🤗
I suppose someone who has lived in this place for most of 80 years would not think anything of it, but I think it is a complete maze. I'd need a ball of string like in the ancient tale about the minotaur so I would not keep going in circles. 😂😅😂😅
By the way. I almost had a heart attack when I discovered you had actually remembered to bring an electric torch. 😊
I would definitely remove that narrow walk through bath and add a couple in more convenient spots.
I'd also want to restore those ceiling frescores to preserve them for posterity.
Ciao.
😍 Sooooo much space!!! That grand entrance, those knockers, and that price👏🏻 Nice one, Nick!!
Thanks! 😃 🙏🙏🤗🤗🤗🤗🤗 N.
A treasure!! A big work for its next life..!!🤗❤️
Beautiful Apartment. So many possibilities or keep as is. I could see myself living in it as is.
Good morning from Connecticut USA. …wonderful home 😊
Good morning! Thank you for watching 🤗🙏 N.
What a gorgeous place. I had to pause this video half way through to get over the shock of how beautiful this home is and that cantina. What a person could do with that. Thank you for a wonderful video. I greatly enjoyed it. Thank you.
Pleasure. ❤️🙏🤗
This property is stunning Nick. Thank you for sharing it with us!
My pleasure! 🤗🤗🤗😀😀😀
Oh Nick...you have such enthusiasm... where I see a disaster- you see beauty and opportunity.. I really need to be reborn as a carpenter and brick layer... hope to meet you again in my next life... LOL..
❤️
Nowadays, every video I come across seems to be filmed in Italy and seems to be more than any other country. It seems people still love to view, learn and enjoy - ALL THINGS ITALIAN. From Antiquity, through the Renaissance, through Modern Times, the Italians seem to have an everlasting impact not only on western civilization but on the World too.
These videos are great. Judging by his passion for Italian homes/areas, etc., I guess he feels the same way.
Keep up the good work.
🇮🇹👍
Thank you so much ☺️ 🤗🤗🤗🤗🤗🤗🤗
Thank you...once again you've made my Saturday. I am smiling ear to ear. 😊
❤️ Pleasure. Thank you.

Nick ! From sunny Florida....I think I need to start packing. That is a wonderful property.
Beautiful historic place indeed, I do think honestly I can never look at another yellow mustard room again. It's just so much of that. Big place as well.
The floors are UNIQUE X
Absolutely gorgeous, phenomenal!
Thank you so much for watching! Nick
I love it, Nick. Thanks for the tour. What a fun job you have! ❤
Thank you so much for watching 🤗🤗
Well I did not see that being the Price, just amazing and really it is a fantastic place, I will say however that Bathroom was more like a 3 Musketeers Bathroom than a Juliet lol, Loved this and big hugs back at you ,Have a Great weekend xxxx Dede
Thank you Dede! 😀😀😀🙏🙏🙏🤗🤗🤗🤗🤗🤗
Wow! That price!!!
I have to say that I did get a bit lost trying to figure out the floor plan, this building has such potential.
Nick, I'd like you to know that I look forward to your videos, and over time feel that you have become a friend of sorts, someone who is as enthusiastic and lighthearted as you are, is a joy to behold!
Thank you so much for your kind comment and for watching 🤗🤗 Nick.
Just amazing. I look forward to every weekend with you Nick you make it so fun and exciting.
how fabulous is this wonderful apartment! oh my that entry is so grand!!! it's beautiful, livable space in need of only some loving :) i am like you to say : it's needing fresh paint and good scrubbing, some updates here and there, but i really would not change or "fix" the patina too much. reconfiguring some of this space would bring more fashion and function to it, but many things about it don't need much redo. i love the natural light it gets! the size of that kitchen - oh wow how fantastic could this become! it's nooks and crannies are delightful really. she's old ---- and proud to be! i love that!! you've found another treasure nick :) you're a magnet for them ... they find you! great tour as always!
Thanks Andre 🤗❤️🙏
You’re so much fun to spend time with on a Saturday morning!

It's always Heaven in Italy. Thank you as always. 🙏👍
Beside those awsome knockers.....this is a pretty interesting property. Best thing to do would be to have plans drawn up to best utilize the space. Many hidden gems there for sure! I am more drawn to those homes in the countryside, but this one I am sure will sell fast. Especially the price ....a steal! Thank you Nick for another gem.
Thank you 🙏🤗🤗🤗
So much potential. Would be gorgeous if restored... a joy to see as always, Nick, thank you. Every Sunday morning I enjoy your infectious enthusiasm for all things architectural, cultural, historic and characterfully Italian. Lovely palazzo... thank you for the video
Wow. What a funky but full of potential apartment. It's huge. It could be so beautiful, with not too much work. OMG - can't believe the price!
Me too! It’s super. Thanks for watching 🤗 Nick.
This is jaw-droppingly beautiful. I hope the next owner preserves it's charm.
I hope so too. ❤️
This is exceptional! And just listening to your enthusiasm ...oh those frescos, and the cherubs in the corner..so apropos with Valentines day just around the corner. LOVE, LOVE, LOVE this apartment.. now if I could just click my heels and be in Umbria now!
Thank you for watching and your comment 🤗🤗🤗🤗🤗🤗
Thank you Nick from Winnipeg, Canada
You’re welcome. Thanks for watching 😀🤗🙏 N.
Hello Nick, First let me thank you for this new piece of entertaining Realty show, which start at a price of 349,000 Euros, which fortunately you closed at 329,000 Euros, which is a tad better if one considers the vast amount ow work the place requires to be truly exciting. Particularly on days where your passion is as 'fizzy' as it was today, you make these early statements that are so enthusiastic that punctually I feel sad before the take finishes. For example I was inspired to discover the exciting furniture yet saw none that was worth mentioning, which is perhaps why you finally never talked about it at greater length. Secondly, the ceiling fresco, although indeed of an eighteenth century 'baroque' style was 19th century, the same applies on the tiled floors, which resembled some of the bathroom floors I saw in a Gilded Aged mansion I helped decorate in Saint Louis, Missouri. Most of the door mounts were completed or restored in the 19th century, the majority though were definitely early to mid 20th century. One aspect i will agree with you is that the facade was inspiring, the front door was superb, and the knockers are impressive. If the owners are not willing to negotiate on the price in a substantial manner, this house, once all of the work has been completed, is likely to cost well over twice the asking, unless you have access to incredibly frugal artisans. Still, thank you for this latest manifestation of your enthusiasm. Jean Louis!
So sorry. My mistake. I’ve corrected the description. Thank you. ❤️🙏
Come è intuibile, il palazzo, in origine, apparteneva ad una singola famiglia ed è antico: nel corso dei secoli ha subito una quantità di modifiche.
The knockers are outstanding and the price is incredible!
Jeez Nick,Umbria just keeps getting better!! Wow, such potential love the bottom area and the price is unbelievable!!❤❤❤❤
Gosh!!!This is incredible!!!!❤😢😢😢
You are charming and funny and are obviously having a good time. Seeing the properties are so inspiring. I’d love to be able to transform them into a lovely living space. However, not in my budget but to dream is everything ❤❤ thanks Rose Cardoza
Thank you so much Rose for your kind comment, for watching and being part of the Italian Property family! 🤗🤗 Nick.
Wow! Just Wow!
OH NICK! Another beauty. From the creaking of the front door and those knockers! To the salons, and so much space- its incredible. Salon 3 had the most fantastic furniture and light fixture. The frescos and moldings were crazy. The floor plan had me confused and I had to go back and watch again. It's just room after room. Thanks for bringing us another very special and affordable property. I wonder how much it would take to get that place painted and cleaned up.
Xo
Thanks so much!! 🤗🤗🤗 N.
🤩 I think you could do both restorations Nick 😉 lol.
What a beautiful restoration project. A labour of love. So many hidden treasures, nooks and crannies to discover and explore. I feel for that that Dear elderly man, he is selling his whole life, all his memories.
