When a tap seat is worn out and you can no longer grind it down any further you can use a replacement kit to fix it.

Great video, but two things that should be added here is to firstly turn off the mains, then turn on an outside tap (or even the bath), then turn on the shower one - this prevents water running inside the wall as it drains to the lowest point first. Secondly you really need to re-face the seat before putting in an insert - almost never is it parallel or flat enough for the insert to seal, then it is a hell of a lot of work to remove it and re-face it and but it all back. The best tool to re-face the seat is the same brand as you are using (available at Buntings for those in Australia) - HydroSeal Tap Seat Re-facing Tool, it fits in your cordless drill (just take your time and check several times that you are not taking too much "meat" out of the tap seat). It will ensure you get a nice square (to the thread) seat face, unlike the hand ones that are simply crap and often leave an uneven seat due to the cutting die used and are very difficult to set square.
And if you are wondering, yes I fix a fair amount of leaking taps - usually 3-4 a week for the last 6 years (I am involved with building / rental maintenance).

@@dingodazz3724 *Exactly.* If it was an electrical job that would be different, due to the danger of possible electrocution. If one messes up with plumbing, there's no real danger except for a huge water bill or lots of water all over the place.

This has been so helpful to watch and greatly detailed instructions as well as the flushing of the water to clean out the metal debris from the newly thread pipes. This gives me great confidence to correctly fix my leak, even after switching out the stems and handles 😅. We tighten the handles so hard and they still leak 🥲 my mom is gonna really appreciate this!!

This was very useful. Thanks for the excellent demonstration. I used this method to fix my shower taps that were leaking for the past 3 years! Just replying to my own question below, no I didn't use any plumbing tape.
What if the seat is fine but female housing where you screw it into is bad. Can that part be rethreaded to allow the new seat to be screwed into it. Or do I have replace the entire pipe system??

Turn the thread cutter back and forth to get the filings out..gives a better thread and clean it all out prior to threading. Also don't over tighten the seat because stainless steel is a lot harder than brass and it strips easily. Otherwise well done. 😁👍🏻🇦🇺

Hi, great video, the only one that shows how to install a tap seat. Would you be able to install the seats for others and be paid for it? If you are from WA, let me know, as your skills are in demand. Many plumbers don't even do this and they always tell clients to knock down the walls incurring huge costs to replace the tiles too.

I'm not sure if this would work for U.S. pipe fittings 3/8 inch and the washer seat wall is stripped and the washer seat won't stay in place for the drilling. Darn!
Make sure you still have enough tap seat or it destroys the remaining seat when you tap the new threads
that means if you want to fix it ,,either way it’s time to replace the whole faucet then
Just a warning to people, make sure you have enough thread put in , I didn’t put enough in and my taps leaked worse , so a second time around i got it
So you don't actually remove the seat itself just make tracks for the new washer to be threaded into the old one? Great video

Link for kit doesn't work, what brand is it and where can it be purchased?
He used an Australian brand called Hydroseal & the product was the Tap Seat Replacement Kit. This kit is for 12mm taps as that is what most indoor Australian taps are sized. Can be found in Bunnings if you're here in Australia. Can also be found on eBay if you're overseas. Just make sure you buy from a reputable seller.

@@FreeRepairGuide After screwing in a new steel seat, my tap starting dripping again after a few weeks. I wrapped plumber's tape around the thread of the steel seat before screwing it in to help fill in a small crevice left in my old brass pipe. But it's still leaking. Any ideas why? Maybe I didn't burrow deep enough into the old pipe or use enough plumber's tape?
You advise people to re-dress the old seat before fitting the new one but you didn't do it on this job. Why not? You said the old seat was corroded so you've probably left a small leak between the old seat and the new one and it's going to cause problems within the wall.

Any ideas on it still leaking? Do I have to grind the original seat down more to ensure the new seat sits in better? Its only a small leak now but replaced everything else and lubed it up...greetings from bassendean!
You need to make sure the original seat is grind properly so that is nice and flat.
@@FreeRepairGuide I did that but found I had to remove the new tap seat, I think it is too far out to close the gap properly. You need enough thread though to make the new one tight in there though. Hmm I hope i don't have to smash tiles.
@@spateri728 unless is a brick and mortar wall, you can work the plumbing from the other side of the wall, just rip the plaster board off.

@@bobbico03 Apologies. Double brick and tiles so not much I can do without alot of pain. I got around it by using a shorter spindle if I remember correctly. The tap cover doesn't fit on the front properly anymore as I can no longer screw it on far enough but no leaks.
I used flat tap seats as well as the more expensive cone shaped ones kept on breaking up when they got overtightened.

Anyone know if there is another way to flush out the bits of metal other than turning the mains on? My mains are about 100m away and I am an old lady. 😄
Try a vacuum cleaner to suck it out
Kerrie Fearby : use a plastic bottle of water to squirt water in then paper towel to wipe the crudd out. 😁
Drink a mouthful of water then Squirt it to the hole to clean it. Make sure you have a jug of water before turning off main.
I used an old tooth brush, worked great.
Just need to buy a tap seat cleaning tool, which you can put onto a drill and clean up the tap seat, 9 times out of ten, its full of crap and sometimes not flush, so no need to put on new threads and put tap seat adjustment, just clean the tap seat with the right tool and put in new tap washers there you go fixed, here's a link to how to do it. :)
