      When I bought my house I tore everything apart big mistake’ lol u should do it room by room so u actually complete it 2 years later in 85% done’ lol
      Of course you’ll get better with practice but 100% u r right if u re do something and u don’t do it to code or the proper way u will damage more stuff etc’ like running a drain u dont pitch it right you’ll have a drain that doesn’t work’ do floors wrong they will buckle and shift’
      Research is the key if your new read codes/ lots of videos on here of awesome guys teaching’
      Jeff from home renovations is one of my favs’ it’s a huge task and by yourself is harder!
      The pay off so worth it though’
      Prices on material has been my biggest set back b4 pandemic I could buy stuff now it’s double the price 😡

    This is VERY impressive. I’ve renovated several of my homes and there’s nothing like knowing you’ve actually made a property what it is. In your case, you literally made a home for your family, and a fine home it is! Congratulations. You have an alternate path as a general contractor if you ever choose it. You know what you’re doing.

    Bro you killed this !!! Modern house numbers, beautiful kitchen setup, maintenance free turf, glazing the bathroom to save money. Who ever you decide to rent this out to is going to love it for sure! And you did most of the work yourself while raising a family! Keep the content coming brother. I watched all 12:25 of it!

      Thanks man! REALLY appreciate that. I’m actually selling the house and going to invest in some other properties. Those ones I will keep and I’ll be able to have more cashflow with owning outright as well.

    At first I was confused about no grass but then I saw that this was in Arizona. So definitely makes sense now and is beautiful and sleek.

      @@riley.holmes Arizona's climate is drier than dead bone. Fire is pretty common as a result. Eliminating the grass will lessen the possibility of a house fire due the grass catching fire via heat exposure (as with a dropped cigarette or similar catalysts). It's a safety thing, overall.

    I love that you changed the stove and sink around. I never understood why anyone would connect the stove to an island. Nothing like getting burns from the oil that splashes everywhere while waiting for your food. You did such a beautiful job!

    You ROCK! This looks great -- you made smart material and design choices that are pretty timeless. Love the black doors; I've been thinking of doing the same in my house. I live in AZ so I know the backyards can be a challenge (gravel or grass, gravel or grass??), but you did a fantastic job to make the yard an livable space (at least anytime except summer!) Your family (including pupper) is beautiful! P.S. Thank you for going shirtless while you worked.

    Amazing reno, only issue I see is there is no vent hood above the oven, which is usually why a microwave is above it-as it has a "vent hood" built into those(which in my option suck) but for families that rent out and would be doing that could cause a lot of issues with smoke and whatnot.

      Agreed. Defintely need a hood over the stove. I like the idea of the microwave in the island but a vent should have been installed. My kitchen in my apartment always got super smoke filled because of that.

      Thank you!! My girl cooks everyday and hasn’t been an issue, partly because if she burns something the back door is right there so she opens it up! Eventually I’ll put a low profile vent up 🙏🏼

    Renters actually care that they don't freeze to death in the middle of the winter due to cheap windows and have their electric bill go up through the roof so if you don't have a lot of issues with snow and cold temperatures yeah don't replace the windows but if you have temperature fluctuations make sure you have good windows

      I’m in the Arizona desert so I think I’m good on not freezing. I’ve rented many homes and have never factored in window quality as an essential decision. Price, location, gas stove, and functionality were basically all I looked at.

    your channel is one of the coolest! I like how you improve value of your first property and learn through it, and how it will extend to your future plans. Really like your design taste too! Rooting for you! One question tho: You mentioned general contractor friend, landscaping friend and elec friend. Are they your friends before starting this reno or friends as in someone you know? Asking this because I have been wanting to reno mine like yours too and learn through it, but have no friends who can teach me even the basic stuff and have been afraid of making irreversible damages.

    This guy here is the qunitessential man. I mean look at him. he's built like a fucking nuclear power plant, and his attitude is very disciplined, I'm thinking military? special forces or SEAL? idk, but if not, he definitely COULD HAVE been... anyway, when he's not doing his CIA top-secret international assassinations, he's holding his BABY DAUGHTER WHO IS ABSOLUTELY PRECIOUS, while his drop-dead gorgeous, perfectly-bodied wife holds the phone and records for him.... i don't even need to get into how beautiful he made the house look, you all can see that for yourselves... but I'm just absolutely blown away by this guy. this is the kind of guy that even a politician would look up to. i mean, face-to-face, in just about any room, dressed in any kind of clothing, this guy would just command respect, and yet be humble and nice. he even rocks the mullet like a 1980s kung fu champion would.

      I don’t think I’ve ever got as many compliments! Haha If I’m half badass as your saying I’d be happy. I was actually in the Army as a 15T (Blackhawk helicopter mechanic) so nothing crazy but it truly was an awesome experience. Thanks for one of the best comments I’ve ever got!

    You sure put in a ton of work! It turned out nicely, and I assume you stuck to your budget. I think the only thing I would have changed is working in some shade trees and trying to hide the air conditioner somehow. Nice job!
