Just my two cents: The renovation definitely looks way better than the previous style of the house. However, I would have spent more money on making the main bedroom more appealing. For instance, the bedroom has four doors: two for the closets, one for the main bath, and the entry door. This gives me the appearance of walking into a maze. In addition to that, you do not have a designated space for a dresser with a TV if the client wants to do that. The wood accents in the FR and KIT make it very appealing and create really nice focus points.
@ivanhuertadelavega3724 That was my same thought. I think the biggest issue was that each of the 4 doors was a slightly different design, which drew more attention to them. When all the attention should be on the wood accent wall which sells the look of the room. Having the private master bath aswell as his and her closests is a huge value add though. So in this case my thought would be going with a very clean uniform design on all doors and then using pocket doors for bathroom and the smaller closet. You keep the attention on the accent wall, maintain the floor plan, and retain as much wall space as possible for dressers or a TV.
Sick bro. Nice work. If you were going for a modern house, the main thing I’d change is the shaker cabinets, interior doors, and barn doors. That just screams developer contemporary to me.

Very desirable area especially with everyone coming out here from LA that want to get away from the city. It’s a beautiful suburb called Westlake Village
There's something about the American building style that seems really cheap when compared to European buildings. Usually, curbless showers are state of the art. The toilets have a cistern that is hidden inside the wall and the toilet itself is wall hung. American windows are also in no way comparable to European ones. Another thing is the build quality. Two examples: The back facade is really badly done. That itself is not very problematic but it really stands out with the lighting (23:55). The grout lines in the bathroom also look very unregular (23:27).
Doing a flip with around the same exact numbers! How exactly did you complete this remodel in the timeframe? How many people were on the job each day? How many trades going on at once? Thanks.
Some other smaller things that didn’t make sense so I didn’t budge. I love the idea for patio cover and trees. Will keep that in mind for future builds thank you

Wooden deck off the slider would be great. But it would take an extra $10k-$20k off the profit, and probably wouldn’t have increased the price it would sell for.

I get the openspace concept but an entryway is important to me for closet space of course but also to keep stranger to know your whole private place at first glance and also for the cold or heat to not invade your home everytime you open the door. But needless to say you made money so congrats on that. but the market definitely agrees with me if it’s sold for 1.8 when you were hoping for 2.3. If you use actual high-quality luxury building techniques and components and fittings, you probably could’ve pulled it off.

To me this is not a Million dollar house for a lot of reasons…. Number 1: Modern looks cheap even tho materials are expensive but prices are ripoff. Number 2: the house still right up against your neighbours therefore there’s no space and privacy: Number :3 there’s no security gates. To me a Million dollar house would look like your typical mansion that has all that old grand character. But other than that it’s really nice, very simple and should be easy to keep clean and maintain.
Great job adding in the additional bathroom, but i think the “modern” look that you went for already is very dated. Most people would agree that within the next year or two this interior design will be associated with the Joanna Gaines / COVID era. Congrats on the flip tho.
As a pool/spa contractor for high end homes, unfortunate you didnt do more with the pool. But i understand you have ti make money some how. However, in my opinion, the choice of equipment could have been much better for not much more money. Other than that, great work!

Only thing I would change is no grass in the back. Full patio cover and add trees around fences for privacy. But what was forgotten for 20k, ac, roof?

If interest rates are very high and (in the case of a mortgage) the borrower doesn't plan to keep the home for long, a balloon loan could make sense.
