This Kitchen in my Income property was outdated and SUPER closed off before we removed a wall making it open concept and expanded the storage! Every wall was a different color but now it's fresh, modern, and ready for whoever's got it next! In reality, the actual cost of renovations is $5000 + the provided flooring, appliances and sink which is approximately $5000. The total cost is actually $10000 for the renovation
💯 I came to say the same thing. The title of this vid is misleading bc the actual investment would be at least double, possibly more.
The countertop was probably provided too. If they spent money on everything they probably would have paid around 15k and gotten 15k back not including their time.
How much for the help? Fathers work for free but a worker doesn't!

The floors, appliances and sink were provided at no charge.
It definitely depends on where they got the appliances. I love going to scratch & dent places for a huuggeee discount. Especially since the scratches and debts are usually extremely small and easily hidden or on the back. I've also had amazing luck on fb market place or neighborhood apps in wealthier areas. They switch out appliances like it's no big deal.
Add hardware to the cabinet doors and drawers. They're not only jewelry for the cabinets, but they protect the cabinets and drawers because people don't have to yank them open by grabbing the corner of the cabinet. It also makes the kitchen look more finished and expensive. I'd line the cabinets in drawer bottoms as well to protect from spills. This will keep the cabinets in great shape for much longer.
Great work overall. One big error - "duct tape" is actually not rated for ducting/vent applications. You need a foil backed tape that is rated for HVAC ducting. Likely not an issue since you're just exhausting cooktop fumes, but very important in heating applications or ventilation from a high heat source (dryers, furnaces, etc).

Hey Mike, I'm interested to know how much the total cost would have been if you had to pay for the appliances, sink and floors, you really should include both prices, just for reference for those of us that don't have the luxury of being gifted those items during a remodel.
However, for spits and giggles based on the magic of the googles here's what I found:
Hisense K2 Kitchen Appliance Package cost: $3000 - $4000 (Lowes) Actually not bad IMO
Lefton 304 Sink cost: $650.00 (Amazon) Not bad either, I immediately assumed it would have been well over a thousand dollars...even though $650 for a kitchen sink is still kinda pricey.
LVP Flooring approx cost: $3.00 - $5.00 per Sq/Ft (Direct from manufacturer, but do your own research)
So not counting the flooring we're at about $9150.00 in approximate total cost.

I think the only thing missing is running a water line to the refrigerator to get the icemaker and water dispenser to work.

Yes, drawers or at least pull out lower cabinets.
The sink is cool AF. I would add matte black hardware to the cabinets to really give them an upscale and modern appearance.

Under cabinet lighting really helps illuminate your counters and adds some terrific mood lighting in the kitchen.
Aren't you supposed to use heat resistant foil tape on the oven venting joints? Maybe my dad taught me wrong.
Your dad taught you correctly. Foil tape for sealing ducts is the stuff to use.

Love how you think of the usability of the whole kitchen, like adding all the extra storage, that fancy sink and all the outlets with phone chargers built in - these things will make staying in this house awesome!
I would have removed the cabinets to the right of the sink and placed the DW in the corner by the sink. As is the DW is a tripping hazard. I would have moved the jetout cabnets over to where the fridg is and placed the fridg in the corner of the lazysusan. One thought would be using a burcherblock utility bench on wheels like in homedepot for more work surface.

It’s nice too see your enthusiasm in the project and I’m sure it was great to have your dads help. You asked for an opinion of the result and I would have painted the cabinets and installed knobs. I was curious as to why you wanted to texture the walls.

Super cool that you were able to work with your Dad, enjoy his wisdom while he's around! FYI, it's not "duct tape", it's "Duck tape" as in a brand (like Xerox)... Duck tape is terrible at sealing ducts... there's a specific tape or an aluminum tape would be "super pro"
I enjoyed the in-depth video but the $5k budget seems disingenuous to me since you got the appliances for free. Those are probably at least $3k so that’s a pretty big chunk you’re leaving out. It’d be one thing if you sold the old appliances to help cover the cost of them…
Buying BEFORE the latest price spikes I spent 2500 for a similar fridge alone, another 1500-2k for the stove and dw.
Let's not talk about sinks, all the various fixtures, countertops, flooring. Very costly.

I'm glad I waited till the end for the explanation of the income property being the reason for not pushing it too modern (not that things need to be too modern) but my main thought was 'why not do something with the cabinet doors/colour?' but that makes perfect sense and I think it'll work great for your future tenants. You should be proud!

Avoid fridges with door ice/water in rental properties!!! Impossible to fix if they break and especially for a series of tenants who may not treat it gently.
Really great work though, sometimes it seems like every house is the victim of a bad flip these days.

I love the modern flair the only thing I’d wished was different is the dw placement because if the dw door is open and a person is standing at the sink they have very little movement space to turn to put dishes in the dw

I use USG Green lid dry wall mud for wall texture. Dries hard and hold up well over the years. I do all other taping and mudding with various timed 'hot mud'. Kitchen came out great.
Next time paint the cabinets to give it a modern look also mixing stainless steel appliances with golden light fixtures a big no no. Great job on the equity gain 🎉

Two things I would have changed/added......Gold cabinet hardware to match light fixture over the sink and instead of that awful rectangular light adding flush mount can lighting strategically over the peninsula and field of the kitchen.
MAJOR props for venting the microwave properly to the outside. I can't tell you how many brand new homes I have toured where the vent goes into the cabinet above and stops!
However, GFCI outlets should have been used in the kitchen as opposed to outlets with USB ports on them.
Yeah pretty sure that's required by code.

I think you did well generally. My favorites are that you recycled the cabinets and donated the appliances, you vented the microwave, those countertops are awesome, the backsplash too, and the new outlets. Gotta say I'm in love with the sink and fridge, but have a problem with each. The fancy sink will crash and burn in any high mineral area if there's no filter and softener. But if you have the funds, I can honestly say I've never seen anything like it before! Sexiest sink ever award. The fridge with the sliding shelf for tall items - omg. But again, a word of caution. It's sticking out waaayyyy too much. It needs to come with instructions to be inset into the wall (maybe a closet or pantry or staircase behind it?). No appliance should stick out. Causes accidents, feels and looks awkward and unprofessional, and generally out of proportion. Style wise, my one tip would be the color choice of the floor vs the cabinets. If you couldn't get a color that looks better with the cabinets, then I'd recommend painting the cabinets. I generally prefer the natural texture of wood, but the grey washed with the yellow orange is just not okay for me personally. Then the cool slats on the peninsula is a whole other color. I'd prefer a choice that feels more cohesive, and painting is the easiest and lowest expense to accomplish that goal at this point.
Good luck with your income property, and congratulations on getting all those free appliances! HUGE savings! But your Best blessings were definitely having a father by your side. You're a very lucky young man. Cherish your family.
Nice Reno ...small change ...I would have put the fridge next to the wall and had that small counter space on the other side opening up the kitchen more

regarding the equity gain -- not sure what the real estate market is like in OK but in SoCal it's BONKERS! here, you could easily list that home for AT LEAST +25K after the reno, if not +40K. the final sale price of course depends on the buyer, the RE agent, comps, etc. but overall, excellent job. well done. definite net gain in the final tally.

It looks really nice, Mike. I think in my neighborhood that might add a little more equity than $25K. I love your choices of white countertops and white tile background - that's timeless and can't get any more clean and classic for a kitchen. The tiles you chose are great. Also love the choice of wood cabinets and the Oak tone. I'm not a fan of the flooring but on a budget, I guess it would do. I absolutely hate the textured walls. That's a deal breaker. Lol. Talk about dated. And the a/c vent was better the old one. The new one also looks dated but at least the old one has legit, MiMo style ;)
The frosted glass was unnecessary for the light fixture. For what the stuff costs, you could have gone with a nicer fixture. But it looks good.
