    I'm just a random guy but seriously look at a smaller house with more land. Kids can play, ride dirt bikes, have friends over. More land with a smaller house not less nice is always going to be better for you and your family. I have a 3 bed 3 bath house with a garage and man cave and it's only 2300 sqft. But we have 3 acres for a small vegetable garden and room for the dogs.

      not to mention if family grows you always can add onto your existing house especially if u have land as a buffer between neighbors that way you can build out which cost more or build up to save money if u got the property no one will bish at you if you did add on when you need it so I prefer to have more property smaller home to start with but I'm single with a few dogs

    Wow cost of living is crazy different from here in Southwestern Tennessee to where you live. I live in a 2 story stick built house with approximately 2400SQFT of heated and cooled living space and I have a 30X30 garage and I'm sitting on 5.3 acres and I paid just 130k for my home. Don't get me wrong, I got a smoking good deal but houses similar to mine with acreage similar to mine are going for 179k to 200k and my taxes per year are under $400. We have no state tax, there's no vehicle inspections, we'd be lucky if we'd get an inch or two of snow in winter. I've already had to mow my lawn 3 times.

    DO NOT sell you current house. I’m assuming you have a 3-4% interest rate. So cheap mortgage. Will be extremely easy to cash flow as a rental. Buy a town house and then refi when things settle. Once that’s paid down a little you can easily rent that out. Rinse and repeat until you are 50 and have 4 paid off properties. Can liquidate them all or keep cash flowing. Either way you are sitting pretty with this stepping stone house.

      Easier said than done. Once their are issues and things breaking it becomes a headache. Being a landlord is much more difficult especially on starter homes the true cash flow on one rental home is going to be minuscule in comparison to pedaling the house and using the cash for a larger home. A 3 car garage is a huge asset when it comes to content creation. Streetspeeds channel started blowing up when he bought his first house and was able to produce more content in the winter months. From the RFRacing standpoint a larger home with a 3 car garage will be a huge content creation upgrade

    Gorgeous house but if you aren't set on having a pool I might keep looking. I've got friends with a pool and they always go on about the cost of maintenance, repairs and upkeep on their pool. Plus its a drowning hazard for pets and kids. Not a deal breaker just something to consider! Good luck with the search!

    Keep current house! The rental market prices are crazy and people are paying them! Just my opinion, but big houses are overrated! It won't be your forever home. We started out with a smaller home, 15 years later went with a bigger home now 10 years late wishing we kept the smaller home! The bigger the house the more problems and more monthly money for maintenance and everything else that goes wrong. Same with utility bills!

    You need to let that big house pass on.get a smaller home with more land.if your going to offer 700k on a house get 100 plus acres of land with a smaller brick house on it.spent way less.your land will hold its value way way way longer than a home you'll never pay off.

    The 3 car garage is a huge advantage for the winter months. Having space for a project car/truck or a workshop and not having to create your content from your couch or car will be a game changer. I think selling the house and stretching yourself to a larger home will pay off in the long run for you. It may not be a forever home but is certainly much more ideal than your current situation. Keeping your house although it may produce some cash will be a headache to deal with renters calling every time something breaks or doesn't work properly will be a nightmare. Focus on the content and the family. You have to spend money to make money!

Memories are priceless, the old home would be nice to have to have as additional income, but then you loose those potential awesome memories that the kids would make. Good luck kid!

    I’m not sure how I feel about the proximity to the highway but if you were ok with it before then go for it. I guess that would be the only downside. That’s a nice house, at least as an investment if not your forever home. Definitely paint the door that’s the most left field color I’ve seen on a house besides the purple roof on 39. I’m excited to see your house hunting, I’m not leaving my 2.75% for anything. Which is why I’ll just live vicariously through RFR.

    Bobby, don't ever jump on the first opportunity, explore your options. Seeing the neighborhood that house is in, the Karen stories will be no different that the old house. you need something that's not near as many people, and just further away from the neighbors in general!

    Definitely try to keep your house as a rental. But if you do buy that house that roof looks rough on it. Can’t see it too well but looks pretty worn. Definitely look at having to put a roof on it in the future and possibly use that as a negotiation tactic

    I would buy the for ever house, but look in to what the taxes will be and check the utility bills that will tell you if it is insulated properly

    Its a nice place and has trailer room ... however is this your forever home or a right now home? Because that makes a difference in the decision making. Bottom line does it have what you need with the path and this side hustle your doing right now to further help you grow?

    Damn what are you looking to get for it? I would assume 200-225k asking? I would have or would considered maybe some off the market deal or it as a rental property... It was 140k in the old rates when we sold it to you, so its gonna be tough to let that one go. Probably a supppper cheap mortgage! Glad to hear that the townhouse in hummelstown didnt work out, i had seen that one in zillow a few months back, always found the doll in the basement odd..! Also might be interested if Mike wanted to do an off the market deal on his ranch in hunts, if he buys that one off devonshire. But completely get if you guys want to list it and drive up the price with a bid war. Both kept great and clean!... GOOD LUCK!

    Yea I would go for the new big home for the family if you have the means to do so. Renters can be an entire nightmare and to watch them possibly destroy parts of your current home that you’ve personally lived in for years would be heartbreaking

    Do not sell your current house. Get the second property after finding a renter for your current one. Move into the new property and rent out the second one. Pay the second one off with the income of the first one (if it's paid off, if not, pay that off).

    thats cheap for that house compared to real-estate prices here in gibert arizona 4bd 4bath 4k squarefoot custom home like that here is more like $1mill to $1.1 million on just 1 acre lot or 1.25 acre lot

    Cash them chips in brother. Live for today because we aren’t promised tomorrow. When you start raking in the money in the future you can invest in your future. And this new house will also have equity with all the money you put down. You can always downsize when your kids are grown sell and cash in the equity to enjoy. Hope this helps Bobby.

    what is your interest rate on your present home and have you got prequalified for a new loan and what will the interest rate be . never go by what a realtor tells you they will say any thing to get you to sell because thats how they make money and they really dont give dam if you get screwed in the long run.I am making a killing off of interest right now which is good for me but not for people that need to borrow .

    If you are able to rent your current home, do NOT sell it!!! If you need more cash for a down-payment you can cash out refinance, although at the cost of a higher interest rate. But long term the rental income will do you solid.

      @@brettradecki its literally the definition of passive income...i own 3 rental properties, they are great passive income.
      Real estate investment trusts enable you to generate truly passive income. Buying a rental property is one of the more common ways to generate passive income. A good rental property will produce enough income each month to cover its expenses with room to spare.

    The poor in me just winces at that price tag. And the thought of a rental property making money and a small trailer rental business making money with a more moderate house with a garage just seem like a better idea than a 700k house with a 7 percent interest rate. But at the end of the day Bobby has to go for what makes him happy.

    Big house means big bills. I second 3rd and fourth what everyone else is saying by go medium size 2k sq ft ish and get more space/land. You'll keep running into karens when living on top of each other in newer neighborhoods like that.

    With the type of content you do and like to do, you will always regret buying that overpriced house with neighbors right on top of you. A modest house on a nice big piece of property is where it's at. Your entire family would be better off in the long run, but you can tell you're in that "gotta get a big fancy house" mode.🤷‍♂
