I have so far acquired 13 and i am also looking to buy lodges at Oxford Downs Poker room where they are building them, I will be renting them to Locals that can’t afford to buy, And the lodges will be rented out to visitors to the Poker room, Its a 10 year plan that will now pay for itself within the Ten years giving me 100% Profit if i decide to sell them all in Ten years, The Rentals will make my Money back I predict within that time, I will not Buy a Home and be told by a HOA Committee what i can or can not do to it,
main reason for all these homes for sale is the cost of homeowners insurance is crazy high. Many people can afford the home but not the insurance and taxes. 5 years ago we were paying $1100 yearly for ins and now it is at $4500. Never filed a claim for anything. That does not include flood ins which we have at $600 yearly. Also...auto ins this year has gone up 33% for all ins companies in Fl. I'd love to sell our house and move out of state but can't convince the wife to do so.
I will never understand the idea of a huge house with a tiny cattle chute entrance. If I'm paying that kind of money, I want a grander entrance/front porch.

Corporations are buying these to rent or flip after updating- forget HOA's people- the board are your neighbors- many magas have come here, fly their maga flags + intimidate their neighbors - + the board can change in overnight - I live in the area so I know what I'm talking about - nothing against the realtor!! The house seems big but the 8' ceilings are something I haven't seen since 1970s homes. That's a glorified bathtub, not a pool. Nice that the homes are not piled on top of one another. I want the Florida farmland back
I have a house built-in the 80s.That still has 8 foot floors.They were building them all the way through the early two thousands Even if you have a vaulted ceiling in the main area You still have eight foot ceilings in the bedrooms

I can't believe there are Formica countertops and stackable washer\dryer in a 2015 4400 square foot house. The driveway iis poured concrete instead of pavers. Someone got ripped off paying $677K for that home.
You can get a home just like this in Kissimmee or even Davenport Florida for about $5-6 hundred thousand dollars when everything updated more modern.If your lucky you can definitely find one probably even cheaper about $400,000. Just as nice. It’s all about Location!
I've looked at this one for a while now. At first, I really was enthused. I did think it was over priced. Even with the added outdoor kitchen the price increase doesn't warrant that. The pool area is the best part. After I kept looking, I noticed a few things in the Next Gen apt that were impractical. The smaller closet for 2 people. The Kitchenette facing the wrong way and has a very smallest sink. Looks like a bar. Upstairs, where the wine bar is, running water with sink and a drawer dishwasher is needed so you don't have carry all those wine glasses down to wash them. Or whatever you are serving up there. I often wonder how these practical things are overlooked. Clearly this is not a multigenerational home meant for a family with little kids. Enough said.

Nice video, Josh. Your concept of not passing people on seems like a very wise move. I'm thinking this place is worth $350,000.00 to 425,000.00, and circa 2019 it would have been. The current taxes seem to reflect that TRUE value vs. the Bidenomics valuation. (Currently it does not show well. They need to get ALL of their stuff out.)
Not sure if you’re familiar with Florida real estate taxes, but they are capped at 3% or the Consumer Price Index (CPI) per year, whichever is less. Once it sells again, the taxes will then be assessed at the new amount. I’m this case, increase. The last sale was at $430k in 2019.
If a house there seems too good to be true, it's because the real estate taxes and insurance are sky high. If you can find a home insurer. Many companies are no longer insuring homes in Florida due to the hurricane risk.
Property is empty. Probably needs to drop price more. Would like to know what the property originally sold for. I can't see this being worth over $500k.
Those walls do need painting with different colors. Upgrade bathroom counters for sure I the bathrooms. Too much for the asking price. The outside kitchen does 😊not sell me at all.
You forgot the laminate flooring too. All the bathrooms have pressed board for countertops. And carpeting on most of the floors up stairs. Cheap builders granite for kitchen counters. Don't want HOA fees? don't buy in upscale gated communities. If you want the amenities they have to be paid for. Want your home to gain value vice neighborhood decline? You need some sort of rule set. Be involved, run for the board, attend meetings - the owners can change the rules. Florida statutes are very strict on HOAs and board members. Educate yourselves. Or you can get an acre or 2 out in the sticks and put in a house. Be ready for septic system, well water and spotty internet. probably satellite .

Price fixes everything, but it is currently the lowest price per sqft in the neighborhood. I think a couple of issues are the condition and the fact that it is the biggest and most expensive by far.

@@pacmarinemy clients haven’t had an issue getting insurance in the Parrish area nor the Lutz, WC, Zhills area unless it’s a home with an older roof, but most sellers know that will be a problem and either replace the roof or end up selling to a cash buyer. A $9/month HOA fee screams “Assessments incoming!” to me. Thats way too low to maintain those amenities and roads.

After you bought the house the government raise the property taxes very high each year. Very slick government forgot about HOA & CDD

What is a cbd fee?
CDD….basically it’s to pay for the infrastructure, amenities, and things like that. It’s added to your tax bill for typically 30 years.

It's under contract so price was good enough to get an offer. I'd argue that it's a bad idea to have another house behind you. HA!

My thoughts were Lutz, wesley chapel or Zephyr Hills
@@pacmarinemy clients haven’t had an issue getting insurance in the Parrish area nor the Lutz, WC, Zhills area unless it’s a home with an older roof, but most sellers know that will be a problem and either replace the roof or end up selling to a cash buyer.
