You need to abandon HOA fees .. I’m Buying up in the next few months for Renting and will not buy any home with a HOA fee, I have lost all trust in them,
You act like I control that lol. As of this morning, there are 9 single family homes for sale in Parrish that DO NOT have a HOA. Where are you wanting to purchase?
@@joshbryanrealtor My comment is aimed at everyone who has HOEs . Not yourself, The more people that Opt out of paying the sooner they will be got rid of,
@@daidavies6210except that they will put a lien on your home and eventually foreclose.
@@joshbryanrealtor Thats the reason I’m not buying anything with a HOA , Out of my plan to buy 40 homes for rental due to the Prices dropping by up to 40% Bank owned . I have so far acquired 13 and i am also looking to buy lodges at Oxford Downs Poker room where they are building them, I will be renting them to Locals that can’t afford to buy, And the lodges will be rented out to visitors to the Poker room, Its a 10 year plan that will now pay for itself within the Ten years giving me 100% Profit if i decide to sell them all in Ten years, The Rentals will make my Money back I predict within that time, I will not Buy a Home and be told by a HOA Committee what i can or can not do to it,
HoA new Nazi facist agenda 😂
If I can afford $725K I’d definitely consider someplace with culture that’s not an hour away.
Wow! Florida is out of control. My dream of retiring in Florida is gone for now.
Every new Yorker dreamt of one day buying a house in Florida because it was half the price of NY.... Haha, not no more.... I mean a decent house in NY is a mil now. I just don't understand who's spending this kind of money in Florida because I don't see Florida paying 100k salaries like NYC does.
It is so out of control an that’s just price of homes , now u have to find insurance that just tripled for us all an most likely flood insurance add that to .. let alone the taxes are also insane FL is just for millionaires an there coming from NY an CA it’s a night mare seriously let’s not forget how there squeezing all these homes in right next to each another in every inch they can BUT there are not enough roads so traffic is a nightmare what use to take 3 minutes to Walmart or Publix no lie it’s a good half hour an if it’s work traffic expect that to be more this is the new California now it’s not even pretty anymore last but least the crime here has gotten so bad gangs everywhere it’s really pretty sad 20 years ago he’ll even 10 it wasn’t like this just wasn’t everyone works remotely now
Wont buy anything with a hoa or on a rental lot
I don’t blame you.
724,900 LMAO. 😂😂😂😂 MIDDLE OF no where florida. THINK 500's 720Ks gets u close to naples, Better places
The prices are out of control here now and actually that’s a good price for this home - the HOA Naples an in around there it’s outrageous like I made a comment before the NY an Cali Rich are taking over Fl
The house seems big but the 8' ceilings are something I haven't seen since 1970s homes. That's a glorified bathtub, not a pool. Nice that the homes are not piled on top of one another. I want the Florida farmland back
I have a house built-in the 80s.That still has 8 foot floors. They were building them all the way through the early two thousands Even if you have a vaulted ceiling in the main area You still have eight foot ceilings in the bedrooms
Florida is so expensive now. Wow!! Nice house!!!
No wonder the price drop needs a complete update
Yes it does.
A $9/month HOA fee screams “Assessments incoming!” to me. Thats way too low to maintain those amenities and roads.
That’s what the CDD fee is for. 😁
This is a beautiful home.
Glad you like it.
The 1 million dollar question is "What is the cost of Insurance!? If you can get it.....
Insurance is easy to get and this one is probably less than $3k/yr, but varies based on the person.
@@joshbryanrealtor I highly doubt you will find home owners insurance for 3k a year for that home. I’ve lived in Florida my entire life and it’s NEVER been this high. I’d say more like 8k for that valued home. Do you own a home over there? My home is appraised at 680k and I only have it insured for 600k and my insurance is 6,500 a year. According to a friend who’s a State Farm agent premiums should come down starting this year. Unless of course we get another hit this hurricane season.
@@sflspotter6638 I do and am actually closer to the water. Mine just appraised at $570k and I pay $1800/yr for insurance.
@@joshbryanrealtor you must be in a condo? Certainly not in a single family home. Especially close to the water paying only 1,800 a year. Who is your insurance company? I’d love to give them a call and see what my premium would be.
I'm not paying that in Parrish. The owner needs to come to terms with the fact that inventory has quadrupled in FL since 2022.
Don't want HOA fees? don't buy in upscale gated communities. If you want the amenities they have to be paid for. Want your home to gain value vice neighborhood decline? You need some sort of rule set. Be involved, run for the board, attend meetings - the owners can change the rules. Florida statutes are very strict on HOAs and board members. Educate yourselves. Or you can get an acre or 2 out in the sticks and put in a house. Be ready for septic system, well water and spotty internet. probably satellite .
Well said. I have a saved search that I look at daily for No HOA/CDD and most are well/septic.
@@joshbryanrealtor There's absolutely nothing wrong in living out of developed area. I have before in Florida and other areas, but as i've gotten older I'd just rather pay a bit to not deal with certain maintenance myself. There is always a trade off.
@@justsayin1958 exactly!
Good morning Josh really like seeing the drive into the neighborhood and thanks for your honesty and being a straight forward person looking forward to doing business with you soon 👍
Glad you like it. I might start doing it like that…not sure yet. I’ll be here when you’re ready!
After you bought the house the government raise the property taxes very high each year. Very slick government forgot about HOA & CDD
Great house ! Love the screening room. Hum Thats really great to know about how could be given to someone else after choosing. Thank you for all you are doing.
Glad you like it and you're welcome!
Property is empty. Probably needs to drop price more. Would like to know what the property originally sold for. I can't see this being worth over $500k.
It’s under contract now.
Nice home . How much the property TX ??
Nice video, Josh. Your concept of not passing people on seems like a very wise move. I'm thinking this place is worth $350,000.00 to 425,000.00, and circa 2019 it would have been. The current taxes seem to reflect that TRUE value vs. the Bidenomics valuation.
(Currently it does not show well. They need to get ALL of their stuff out.)
Not sure if you’re familiar with Florida real estate taxes, but they are capped at 3% or the Consumer Price Index (CPI) per year, whichever is less. Once it sells again, the taxes will then be assessed at the new amount. I’m this case, increase. The last sale was at $430k in 2019.
@@joshbryanrealtor Yo man! My number is spot on @ 425K. Most of these places are going back to 2010-19 prices. Buckle up.
I think it is always best for the home to be empty of the seller items. And staging can be on point. That’s it and that’s all…
I've looked at this one for a while now. At first, I really was enthused.
I did think it was over priced. Even with the added outdoor kitchen the price increase doesn't warrant that.
The pool area is the best part.
After I kept looking, I noticed a few things in the Next Gen apt that were impractical.
The smaller closet for 2 people.
The Kitchenette facing the wrong way and has a very smallest sink. Looks like a bar.
Upstairs, where the wine bar is, running water with sink and a drawer dishwasher is needed so you don't have carry all those wine glasses down to wash them. Or whatever you are serving up there.
I often wonder how these practical things are overlooked.
Clearly this is not a multigenerational home meant for a family with little kids.
Enough said.
Nice house. Why did the closets have stuff in them? My thought was the previous owners died and they emptied the house but not the closets.
I’m not sure
Those walls do need painting with different colors. Upgrade bathroom counters for sure I the bathrooms. Too much for the asking price. The outside kitchen does 😊not sell me at all.
You forgot the laminate flooring too. All the bathrooms have pressed board for countertops. And carpeting on most of the floors up stairs. Cheap builders granite for kitchen counters. I mean the list goes on and on. I’m assuming the house is banked owned. Doesn’t look like it’s being maintained very well. A lot of junk leftover inside the house and it was a hasty departure. It’s a 350k-400k house in that part of Florida.
I like this house. But i would prefer 1story.
That in law suite kitchen sink was teeny tiny, lol.
ha ha....yea
Nice house
I like the home but is there any restrictions on having the outside of the home repainted another color
Thanks Ron
You would need to get HOA approval.
still too much money for the land/lack of land. I live in St Lucie County and you can get a new home for under $400K
It's under contract now.
How much is that house
i will pay 70,000. for just myself and 1 fur kid. rent out the inlaw suite.
This house is amazing.
Big turn off for me with HOA fees. I can get same in upstate ny with more acres for less price. Also, be able get home owners insurance. Down there it’s harder.
Yea, but then gotta you live in NY. There’s a reason a lot of people are moving to Florida from there. 🤣
@@joshbryanrealtor Not sure why. I’ve lived here since 1972 and owned a business for 33 years and retired at 51. Not that bad considering elec & gas cheap, car insurance, property taxes, I think people go over their heads with debt and can’t afford other things. All they do is bitc* and point fingers to others for over their heads debt and not taken accountability for it.
Don't care for the dark wood in kitchen. Granite is out for counter tops now it that stuff like marble.
I agree with you although a lot of granite is still being used here.
cdd fees are the worst!!
Yep!
No, I'm not interested in purchasing a home in Florida. I'll stay in the Northeast with the snow.
Ok
Love ❤️ 😍 💖 ❣️
Glad you ❤️ it! Thanks for watching and commenting. Let me know if I can ever help.
HOA fees are a scam, will never buy if it has HOA fees
Please stop self promotion

Ok
@@joshbryanrealtor if somebody’s opinion offends you maybe you should not be posting things on UA-cam if you’re feelings get hurt and I find that most realtors deal with HOA over inflate the value of the properties so if they had offends you, oh well
@@markemery4959I’m not offended. I don’t like HOAs either 😂
How much is this home information please
I said it in the video, but it is listed for $724,900 and under contract, but accepting backup offers.
HOA condo commandos? I'm out!
✌🏻
It’s ok but even in the 700s. It’s over priced!
It’s under contract now.
Is there HOA
Yes, I said what it is at the 5:58 mark of the video.
Anything similar without hoa don't need the amenities
@@absolutecrypto95 send me an email with your budget and areas you are interested and I'll check. My contact info is in the description.
Nope, never want any HOA.
@@terrifiorelli9819 agree I really dislike HOA will never buy in an HOA I keep my property clean but there is always that ahole neighbor being nosy or board member lol
To much money. Look at the comps in the neighborhood
Price fixes everything, but it is currently the lowest price per sqft in the neighborhood. I think a couple of issues are the condition and the fact that it is the biggest and most expensive by far.
Narrow hallway.
Not worth the money. Cheap Materials
👍🏿
Is it HOA? No one wants an HOA home.
Yes it is and plenty of people purchase in a HOA.
Will NEVER buy an HOA property.
Ok
❤🤍💙Beatiful
Glad you like it! Let me know if I can ever help.
Over priced! A pond behind the house is a bad idea
It's under contract so price was good enough to get an offer. I'd argue that it's a bad idea to have another house behind you. HA!
Sorry ugly pool. It's not open enough inside no enough big windows like the newer homes.
Way overpriced Greed once again at work !
If it’s way overpriced then tell me why it’s under contract 🤣
Next year 300k
🤣
You know it!
@@ralphjessee2688😂 what makes you think that it will fall over 50%
@@joshbryanrealtor History. (I don't go with that rhyme nonsense.) History repeats.
Jefferson supposedly said, First by Inflation, then by deflation . . .
We just printed 50% of the money ever printed in the History of mankind in the last 4 yrs. (They are planning on papering over this with digital currency, but first they need to hit us hard enough to make our eyes water and blindly accept that as the way forward.) Waking up dead broke will have that effect.
Ick carpet...boo HOA...next yr 250k
🤣 thanks the laugh.
