Great. We are thinking too but just wanted to confirm the additional 250K cost for cleaning and prepping up the lot and installing septic, propane etc. is that a correct estimate for 2 acres in terms of cost on top of the home building.
Prices can go up real fast. Homes I was looking at 5 months ago are $40,000 more now today. They likely will go back down but then again they might not any time soon. Always a gamble. So a decision like this may result in a home price going up 10s of thousands of dollars.
Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.
This is the first time I've seen a builder imitate the excellent buildings of Atlanta Georgia builders. This is amazing and well worth it I just wish I could find this in a location closer to Houston
@@Fmi700 It all depends on people who live in north Houston and have seen trees all their lives like flat open fields(lots) in Katy, Fulshear, Cypress, and people who have lived in Sugar Land, Pearland and other flat areas fall in love with rolling hills and Trees. That area is really nice with rolling hills and a bunch of Trees. You can get a 2-acre lot and build your own forever home. Ideal for those who are working remotely and prefer a chilled-out country living. Its not far from Lake Conroe and Lake Livingston. In master-planned community usually people get 45-foot wide lot max you can get 90-80 foot wide lot, here in RGR your lot width can be easily be in 140-foot meaning you can build a nice single story wide lot, or build double story as well, since all the builders are customs you can really build the home you want. There is no time to build so you can also keep the lot as investment.
Joe. Something you need to know is that none of those houses include the lots buddy. That's an additional $150+k depending on what you buy plus all the site prep costs.
Well, that’s just a real bummer. That should be explained up front by them before I waste time driving out there to find a $630k house is really close to $800k. That makes me want to “unsubscribe” to the channel because of them hiding the true cost.
Spot on. As someone that’s currently doing a build like this I can confirm these are prices without the lot. This is Republic Grand Ranch and it’s typically circa $75- 100k an acre.
They usually do give the correct pricing….it was probably an oversight due to the fact that once again they’re including multiple homes & so much info!

When you get into the acreage arena and it's custom 9/10 the lots aren't included. Places like High Meadow Estates, Crown Ranch, TX grand Ranch, Republic Grand Ranch and a host of others.

A home exactly like this on a lot that is just under an acre that is included would be preferable., People purchase homes like this not realizing the upkeep on the grounds alone would be very expensive unless you did all the work yourself. A house like this on an included smaller lot size would be ideal. But you know what, they would raise the price of the house significantly to compensate for the included lot. JoJo and Jackson, Please confirm these additional costs : For a 2 acre lot : Lot preparation + Septic tank + Propane tank = additional $100K. So a 2 acre plot is around $180K. So total I am guessing $280K on top any of the prices shown in the video.

I'm a current customer of Black Oak homes (3rd home). They are building a barndominium for me across from Republic Grand Ranch. I must say, everyone I've worked with have been so cheerful. A bad experience can easily kill the mood and experience of building your dream home, but Black Oak has definitely enhanced the process. When I look at other barndominium projects on UA-cam, I am so happy that I found Black Oak. The luxury feel comes through to tickle my emotions. Since the luxury items are standard, they have the economies of scale in that arena, meaning in basic homes, a luxury upgrade is overpriced due to the "special change" order. The area is great and starting to boom. The neighbors are so relaxed, unlike city dwellers, while being 15 minutes to the city of Conroe, and 25 minutes to the Woodlands. I highly recommend them.

I love the Blackoak farm house model. We have 2.4 AC in Waller and are looking to start the process of building on our lot next year. I went to their website to find the Blackoak model in other square foot options that you mentioned and could not find them.
1st house-dog room- May I suggest placing metal panel on the bottom half of doors? Dogs often damage the bottom half of doors by jumping up and scratching the door. You might consider aging in place in the bathrooms with handrails and wheelchair access through doorways and toilet areas
OK, so I agree, had to be without the lot, prep, etc. Can you get a smaller, 1 acre lot for $75K-$100K really, or is 2 acres the smallest. Also, since they are custom homes, beautiful, but more than we need, will that first builder knock off 1000 sq. ft. to 3000 and keep the great finishes. The smaller lot and house would more than compensate for the lot costs, and probably even bring the house price they quoted down. Would still be awesome!!
I build houses and the 600k of the title is NOT the real price of this house, I can tell you that. I recently managed construction of a 3400sft house in the Heights area of Houston - the construction cost itself was over 500k, without including land, design, ground prep, tree removal, permits, over the top trims, admin costs, profits, and a bunch of other soft costs. The developer put the house on sale for, I believe, $1.4M. Let me know if you want to avoid unpleasant surprises after you've already committed to someone for a life changing project like this one.
@@CBigsby ground prep is very variable - do you need soil improvement, do you have lots of cut and/or fill, is it very overgrown, etc. To start with I'd budget about 40-50 cents per sqft of the property, just for grubbing and cleanup. For cut and fill, a geotech engineer will tell you what to do and you'll get prices based on that. Similarly, tree removal costs also depend on their sizes, anywhere from a couple of hundred to a thousand or more per tree. You have to be careful about some of the trees though - they might be protected or they might be serving as nesting places for a protected bird. For anything more precise, I'll have to see the property.

It seems like a lot of the trend in different cities in Texas is the overgrowth of apartments and townhomes close to subdivisions that are primarily single-family homes. Wouldn't want to spend that much money on a beautiful home to be in a community surrounded by apartments.

We got a steal of a deal, paid $15,000 for our two acre lot in Virginia, then put a $750,000 custom home on the lot! We wanted a home that anyone could raise a family in, then age in place!
This is such Realtor Stuff. “Look, A Kitchen”…. What about utilities? Sewer/Septic? Well/Water? How about build type? Zip, OSB, TPly? First house was FG batt insulation (batts looked loose heading up to attic on the hotwall- shouldn’t the hotwall be backed?). DTH is Blown Wall FG? Foam? OnDemand H2O heater? How much concrete flatwork is in that pricing. Those driveways looked long af.

The last house, the exterior, is beautiful. It draws you in. The interior is beautiful, but I don't like the position of the tub in the primary bath. The primary bedroom is roomy. I can put a chair in there easily.
This is probably around the right price,the square footage has gone up and if it's a custom home you might pay a $150 a square foot plus a 2 acre lot and the area that it's in so yes this 4k plus house could cost more,inflation in the real estate market isn't going down hopefully it will level off
I walked that area and they are smoking crack over there. 1 acre for 90k! Im glad we didnt buy because it really is far from anything. Conroe is the closest area to any kind of shopping and thats barely getting updated in that area. We waited and found a 1.7 acre lot with a 2012 home and almost 3000 sqft for 590k and we are located right off the 99. So much closer to everything and still have plenty of space.

There's no state income tax here in Texas, but yes, they get some of it back with higher property taxes.
Houston is great place. North Houston it really nice and it's really nice south east closer to Galveston and the water.

Of course the lot is extra! They are showcasing custom build homes! You buy your lot, then choose a builder who designs your perfect home that best suits your property! We got a steal of a deal, paid $15,000 for our two acre lot in Virginia, then put a $750,000 custom home on the lot! We wanted a home that anyone could raise a family in, then age in place!

How about build type? Zip, OSB, TPly? First house was FG batt insulation (batts looked loose heading up to attic on the hotwall- shouldn’t the hotwall be backed?). DTH is Blown Wall FG? Foam? OnDemand H2O heater? How much concrete flatwork is in that pricing. Those driveways looked long af.

The last house, the exterior, is beautiful. It draws you in. The interior is beautiful, but I don't like the position of the tub in the primary bath. The primary bedroom is roomy. I can put a chair in there easily.
This is probably around the right price,the square footage has gone up and if it's a custom home you might pay a $150 a square foot plus a 2 acre lot and the area that it's in so yes this 4k plus house could cost more,inflation in the real estate market isn't going down hopefully it will level off

I walked that area and they are smoking crack over there. 1 acre for 90k! Im glad we didnt buy because it really is far from anything. Conroe is the closest area to any kind of shopping and thats barely getting updated in that area.
We waited and found a 1.7 acre lot with a 2012 home and almost 3000 sqft for 590k and we are located right off the 99. So much closer to everything and still have plenty of space.

Lot of people are complaining that this can only be for the house... I don't know if the people complaining have ever purchased a home before but Id be happy paying 600k for a home like this and putting it on my land.
