Man great stuff.. You built a great team of subs and yourself. Hoping I can do the same as I just finished building an adu and it cost around 150 per sqft. Wish I could've done more work on it to save like the flooring, paint, finishing but with my full time job and family I couldn't.

Question- do u use/pay up for pine for all the trim rather than mdf just for durability? Or is there another reason you dont use mdf
Also would you consider your pricing that you may the market rate or less than local market. Seems like that sub pricing is really good.

Pine, cuts better, takes nails better/does not mushroom and can handle water. Think tenants mopping floors and mdf swelling where case legs hit floor. Also, Im tired of breathing mdf dust. Money well spent.
