You can go into the calendar and select the days (say theres a week in between), and do a custom min. stay for just that period. We have 3 Airbnb's that we try and rent primarily long term, and it can be extremely frustrating changing all the calendar around. So being able to customize just multiple min. stays for different dates is a game changer. Also a couple more tips: Take pics of the pots and pans, spices, etc. Use pics of local areas like colleges (we rent to a lot of medical college students, and nurses so we include pictures of those establishments. And included them in the listing description. GL!
Yes, a desk and good office chair. Also post a screenshot of the an interest speed test. Both me and my wife will be working from home and require separate space to work. We also want places that allow a dog and do not want a nightly pet fee. We only look at places with monthly discounts because a nightly cost of $150+ is too much over 31 days. The calendar is spot on. I looked at a month rental for June 2023 and I just went back to it and there is a 2 night booking and nothing else so that property is now not available for us.
Good idea. Airbnb actually has speed-test built into the app now, so as a host we can run the speed test and Airbnb will add it to the listing! But I like your idea of taking a screen shot and adding to pictures as well! Thanks!

I do have one question as I haven't yet been on the Airbnb website creating an ad as a host and still contemplating whether or not to do this. My question is whether or not it is possible to say that we *only* want a 4 month stay as the minimum stay. The reason is b/c we will be away for 4 months and renting our home. We can't seem to easily find tenants on Craigslist, etc. and know several people in our building rent on Airbnb (we're in a desirable tourist location though not in a big city). However, we will be out of the country while away and not able to rent/clean/manage for short stays + it's a private home with really nice furniture & we only want one tenant for the entire time. How can we sort the calendar on Airbnb to require a minimum of 12 weeks?
Hello. Thank you for watching. Yes, there are technically ways to do what you want. You can for set minimum 12 weeks and/or you can refund cleaning fees if the guests meet your conditions, but honestly, I don’t think it’s very likely you’ll find what your looking for through Airbnb. If I were you, I would reach out to one of your neighbors in your building who do airbnb and see if they would be willing to help you set up and manage your airbnb while you are out of the country. I’ve also had some success with longer term stay with travel nurses. You can try some websites that are dedicated to travel nurses. Travelnursehousing.com and furnishedfinder.com are some that I heard of but never used before.

Here are some of the reasons people rented for a month or more. 1. Remodeling their house and needed a local place to live during construction. 2. Moving to Southern California for a job but didn’t have permanent housing set up yet. 3. Travel nurse had a contract at a local hospital 4. Digital nomad just wanted to stay for a while 5. I don't have a sperate rental agreement for the longer stays. I think there is a risk of long term Airbnb guests becoming squatters, but I don't see it as a greater risk compared to a standard long term/yearly lease tenants. One way to lessen the risk is just to have a quality listing by having good design and great reviews. That way, you can command higher prices which generally results in higher quality guests. Yes, Airbnb is my preferred hosting method. Actually, if they ask to go off platform and do a standard month to month agreement, I would see that as a red flag and suspect that maybe they are planning to squat.
California has a little known "lodger" law that allows you to throw a long term guest out without all the protections that tenants get. Long Term means 31 days or more on Airbnb. To qualify the guest as a lodger, they must be a single roommate living with the owners in the house.
first of all thank you for this information video...few questions, we are trying to get our airbnb up and going at our condo in palmsprings. i know about the permit.the problem were having is we can only do long term more then 30 days minimum we can't do str like 3 to 4 days etc due to the hoa rules..the thing im worried and can't find info on is if a guest doesn't leave im not sure if were covered by airbnb as long as we are using their platform since its not like a contract lease.just scared of a squatter
I’m actually not sure if squatting is covered by Airbnb. I’ve called them before to ask them because I was curious and they said that it was covered, but there’s nothing in their coverage documentation that says that they cover it. I would say they most likely would cover your upcoming bookings due to a squatter. Honestly, I wouldn’t worry about it. I think you’re just as likely to have a squatter from a normal rental agreement and the odds are super super low anyway. I also feel like if I were a squatter, I probably wouldn’t pick palms springs to squat at. They still need to pay the first month up front, so it’s still a lot of money up front.
One other question...is there a way to have tenants clean themselves (e.g. if they rented for a month & got it ready for another tenant who rented after them) and instead of a cleaning fee take a deposit that could be returned once they sent pix/a video of the apartment when they move? I've done this before just when renting on CL and it worked.
I think your discount is too high. Which probably means your weekly is too high too. I use 22% for stays over 28 days. 14% for stays over 7 days. I also don’t do same day turn arounds which explains why you make more with short term.

It depends if you have carpet and other soft surfaces. We only have hard surfaces,l that are easy to clean like vinyl, glass, leather, and tile. So we’re not worried about lingering smells. Other than that, make sure you give yourself enough time to clean. I also recommend a product called ozium for getting rid of smells.

You get paid on the first day of check in. It takes a couple days to hit your account so probably around the 3rd or 4th day.

I don’t know without looking at your listing, but perhaps you need to focus on getting shorter stays and get your reviews and ratings up.

Hotels pay their cleaning crews poverty wages. Most Airbnb cleaners are probably getting double that.
