Yes please with the buying items content! Especially bedding/mattress recommendations. I'm trying to create an itemized list of items/costs for my business plan for my first AirBnB and man this has been a pain
What I found, was in furnishing our home at first, we had two homes and turned one into a long term rental so moved big ticket items to the new short term home. Then we really only needed filler items and small decor. I took an empty credit card to Home Goods and bought everything I liked, took it “home” to see what worked and returned the stuff that did not. Overstock membership with free shipping was great for filler furniture. I only bought items that were basically open stock type items for dishes and plates (think Pottery Barn Catering items, Williams Sonoma Provisions and even Dollar Tree glassware). Need 6? Buy 12 and stash the extra for built in replacements at a moments notice.
Rob, you are the most inspiring AirBnB host I've seen. All of us who watch your videos know how hard you work, but in these vids you hit the right tone to help everyone get out there and start a revenue stream. It ain't easy, but it is doable. You're encouraging and informative (and very funny). I'm happy for you in all of your success and wish you worlds more! Thanks for sharing all this stuff you do.
I just jumped right in and it worked, twice. Did a little walk through of mine. I think you can't worry too much, just start. Get it. Furnish it as best you can and then be prepared to make adjustments along the way. :)

I try to be a minimalist who doesn't buy much and I'm almost done furnishing my first 4 bedroom 3 bath airbnb in LA. I couldn't agree more... this has been the most nerve wracking part. I have this innate drive to do everything in the most efficient way possible. I went to so many stores I've never been to in my life just so that I could see items and try to price shop so that for my next Airbnb I would know where to go. That list probably would have saved me hours of time! I cant wait to compare notes.
I'd love to see the furniture video would be great! Both the best budget options and the best luxury options. Sure there is room for change, depending on the situation, but a good idea would help out a ton. Basically the minimum list for both and some fun optional items to really stand out!! I just revisited this one for review after our FIRST listing has been live just over a month, and can see how HUGELY helpful this information was for us (and will continue to be) to get it listed - watched it several times throughout. It was a long road, but has been extremely rewarding so would encourage anyone out there to keep at it. Some days you may question if it's worth it. I had a few moments like that, but they are rare and so worth enduring to get to all the rewards which in my opinion are way beyond just financial in my experience so far. Yess please list recommendations, also you should include your go to amenities! We all know- yes, shampoo, coffee, but like should we do decaf coffee? Tea? What about sponges?? liiiiike what the heck, do you do dish brushes or new sponge per house? Idk that’s crazy. Also how many towels?? Like one for each guest but how many extras??
SIYBY…for most people buying a second home, the lender will define minimum distance from primary residence. For us it was a minimum of 100 miles for any home not being purchased as a “rental”. We financed our “second home”, 500 miles away for less cash down, longer term and a lower rate than if we bought a “rental” in our own town. We wanted to invest in a long term rental in our own town, but ended up circumventing all the hurdles by buying at a distance. Financially, we are money ahead doing a short term rental even though it is more work.

Not to nitpick too much, @ 22:19 you mentioned that you had been at this for 4 months, but you mentioned later in the video that you had been at this for 4 years. Not a huge issue, but I listen that closely to what you have to say. I am looking to set up one or two Airbnbs in the area I'm in right now, but the fires in California are having a real impact on the air quality here right now, smoke and haze as thick as fog, and I would be suffering from a lot of cancellations I'm afraid.

I know this is a three year old video, but hopefully I can get a question answered here: I’m thinking lately about starting an Airbnb business. If I start one, it would be right in the Disney area. The property I would buy would be a manufactured home that is already updated and I would be able to completely pay for it. Once that is done, do I have to do anything with the state or whoever else to pay taxes regarding my Airbnb? I don’t know what to do after I purchased the property, furnish the home and market it. Also, I would be living in the same community that my Airbnb is in so it’s truly in my backyard.
