All my guests in my Air bnb in Mexico comment that they love that I have real furniture and real art and it's not Ikea like furniture and ugly canvas art. It makes a difference in bookings and it shows in my reviews.
There's a warehouse in Baltimore that buys furniture from 5-star hotels, sells it to 2 & 3 star hotels, & offers the rest to the public, super inexpensively. I bought lamps, cushions, & a media console, from them last week, for $130 total. 😍 I painted the media console today, & will finish it tomorrow.
If you're not "design inclined" then I suggest reaching out to a local Home Stager or you can do a remote consult with a stager who does Airbnb staging. It may cost you $2-300 but they will likely save you thousands by avoiding mistakes and also providing insight into where to shop locally to get the best deals. If you're a crafty person you can also make your own art so it's custom to the home. I'm a Home Stager and I love helping people get the most out of their short-term rental. One idea I LOVE is doing a string-art piece in the shape of the state your rental is in or an iconic landmark in the area (if it has a great outline). No artistic talent involved. Just paint or stain a 2-3 foot board whatever color you want and then draw an outline, hammer some nails in 1-2 inches apart around the outline and then start wrapping string or twine around the nails. If you do the shape of a state you can put a nail in the spot where your city/town is and have the strings all wrap around that so all of the strings are "radiating" from your location. Great, cheap way to add color and personality to your space.

It's entirely possible that your area just happens to be a high-priced market but I will say I've seen survey results both casual and formal, from stagers big and small all over the US and I don't think I've ever seen $3,000 for just a consult unless it included all of the shopping, a style board, full proposal of costs, etc. for a very large house. Because those do take hours of research and time to put together. Also, Interior Designers are usually on the higher end of the price range so I wouldn't be entirely surprised if you asked one of them. Finally... They could just be EXTREMELY busy and gave you a quote that would make you look elsewhere. It's better for someone to be upfront and explain that but that doesn't always happen.

I wish I had watched this before buying my place. I managed to find a furniture store local to my airbnb that was able to deliver day after closing! Everything else was purchased off of wayfair at Costco and even a trip to World Market. Glad to know you like the ruggable rugs. My husband is obsessed with them. We bought our place in November and it's going live in about 3 more weeks (delays with the sleeper sofa for the den/game room. I wasn't sure about fake plants but I may have to give in to them. One thing that will not go into my airbnb are those horrible signs with fake inspiration quotes! I sure hope people enjoy our property but refrain from doing heroin. Wish me luck!

Husband and I are taking all your advice to heart and currently converting 4 bedrooms in our home and a tiny house on our property for Air BnB. Using your shopping list for guidance. Was just ready to order mattress for one of the bedrooms and was going to purchase the Zinus mattress you recommended. Me, being me.. I had to research first and sooooo grateful that I did. The Zinus mattress contains fiberglass and tons of news stories, youtubes and articles outlining the horrific stories of health issues etc. because of fiberglass. I'm so relieved I researched first! We won't be purchasing anything that contains fiberglass. Pretty certain you had no idea & would appreciate the heads up. Not sure what we'll purchase, but will spend much more time to research to ensure the mattress is not a health hazard. Again, we think you are awesome and appreciate your video's bar none!
I’m following your advice in so many areas of our brand new airbnb, and things are going very well! We’ve had two people stay the past week and a half for 4-5 nights each. The one thing I bought and do NOT like are the IKEA cotton sheets you recommended. Even after washing them twice with fabric softener, they feel like fine sand paper. I had to overnight from Amazon, and thankfully the bamboo sheets we now have are wonderful. Maybe the sheets have changed since you made this video? Just a heads up. Thank you for your great content! I manage multiple Airbnb's in Miami. We have this one property of 8 1-bedroom units. They're tiny but still a great size. We found it hard to find a nice couch that fit in the units well and ended up building a wooden frame that fits two twin beds in an L shape. We got thick fitted linen sheets and really big comfy pillows and now it looks just like a sectional minus the arms. It's great because we can sleep more guests and we don't have to worry about guests ruining the couch since we can just replace the fitted sheet if need be and we can play around with the colors to make all the units unique. However, we have found that it does cost around the same price as a couch to make with some added effort. Once it's done it looks so cool though.

Some of the best furniture that I own is used. Someone else bought the expensive stuff then I fixed it up (that is my current living- rehabbing frniture) so cheap and beautiful and durable. Target cotton sheets stay on!

Nice content Rob! We are furnishing our fifth Airbnb rental right now. I know exactly what you're referring to when you mention starting off with a smaller budget, which consistently grows with each new listing. We started off with an anchovy budget which became caviar taste. 🤣 Additionally, the house we are furnishing is twice as big as any of our other properties so thinking per square-foot is great advice. We are currently almost double over our budget, because we did not factor this in.

I used to work for one of the best furniture companies that still stand behind their products by fixing or replacing whatever you buy for the rest of your lifetime and they have been around for a hundred plus years. Find a Flexsteel and set up an appointment regarding furnishing your businesses.
I totally resonated with that comment on how as an Airbnb host of multiple units you end up realizing a lot of furniture pieces are nicer than what's in your own home LOL. I always try my best to "rotate" where if I know I need to buy something for a unit I will check to see if something from my own home can go to the unit so I get the new piece of furniture or decor... but it's hard to compete with yourself when money is involved hahaha. Just bought the structube versailles king bed for my most recent unit... meanwhile id LOVE that as my own since my current bed frame is a bit dated and not airbnb worthy. The thing is... buying myself all of these dreamy pieces of furniture/decor for personal use wont make me that cash money baby!!! I need that cash to build more units ;)
Caveat here - you don't want to buy things on wayfair generally. Anything with veneer is going to have durability issues compared to solid wood. You get scratches and dents and peeling that can't be fixed as easily as wood. Zinus bed frames are awesome value & durability.

Im a long term furnished renter (Canada), considering moving a couple units to ABNB. However good info here for sure. my 2 cents. I do use some Ikea furniture, Klippan leather couches, some beds with storage, Ikea mattress with bed bug covers, then mattress protector on top of that. Also glasses and dishses, we buy extra for breakage. Will try the zinus or similar brand next thanks. Bedding was originally costco, but now buy Bed in a box from amazon everything included, micro fiber sheets guest love em. After my year long lease we clean and donate to shelters with costco white towels. structube is another furniture place in Canada as well as home sense. Costco pans, utensils and consumables, blankets and pillows, coffee pods for welcome basket. Dollar stores are great for small consumables for welcome basket as well, soaps etc. Art and Chatch ( decor stuff) is critical so place looks properly filled up. Note setting up a unit is like moving, it takes a few days, and is a process. As you get to where you think you are done, you will want to add or move items around. its several trips to final install. I have also standardized on may items, dishes, glasses, kitchen stuff etc. GET GREAT PHOTOS AND VIDEO IF POSSIBLE, IF A VERY HIGH END UNIT WE DO 3 D WALK AROUNDS. ONE EXTRA DAY OF RENTAL PAYS FOR THAT AND IT REMOVES MANY OF THE QUESTIONS. THANKS AGAIN

Did you ever get harassed for building on a new lot? I was out in Joshua Tree today just checking out a vacant lot, and the lot lizard living next door yelled out, " Go back to LA!" Funny thing is Im not even from LA... Now i feel like building an apartment complex next to her.
Any ideas on best way to furnish a very small outdoor patio (weird shape too) that is right in front of the house on the street and keep furniture secure? Such a dilemma because it is prime space in my AirBNB.

How often do you run into issues with furniture getting ruined (mainly concerned with spills)? I have been looking into the brand Love Sac, and their machine washable couches seem ideal for Airbnb, but they are definitely expensive. I can't decide if it would be worth it to get something that can be washed, or just replace the couch if something happens
Spills are not the main issue with me, but smoke/body odour smells are the worst. It is expensive to get rid of. My compromise has been leather and 'pleather' furniture, that can be wiped. If you HAVE TO buy fabric furniture, slipcovers are your friend.

Did you ever get harassed for building on a new lot? I was out in Joshua Tree today just checking out a vacant lot, and the lot lizard living next door yelled out, " Go back to LA!" Funny thing is Im not even from LA... Now i feel like building an apartment complex next to her.

Any ideas on best way to furnish a very small outdoor patio (weird shape too) that is right in front of the house on the street and keep furniture secure? Such a dilemma because it is prime space in my AirBNB.

How often do you run into issues with furniture getting ruined (mainly concerned with spills)? I have been looking into the brand Love Sac, and their machine washable couches seem ideal for Airbnb, but they are definitely expensive. I can't decide if it would be worth it to get something that can be washed, or just replace the couch if something happens
Spills are not the main issue with me, but smoke/body odour smells are the worst. It is expensive to get rid of. My compromise has been leather and 'pleather' furniture, that can be wiped. If you HAVE TO buy fabric furniture, slipcovers are your friend.
My friend had a dog pee on his love sac and he got it covered by Airbnb.
We once had guests who watered the artificial plants in the apartment. ;)
