Added 3, 4 and 5 day discount same as weekly discount. Lowered all prices under 1 month and raised prices past 30days. Result…my underperforming listings have several new bookings. My better listings have improved their bookings. Will go to work next on the tips to improve details and alter photos. Thank you for the advice.

As I told you before you helped me to start my airbnb´s I had 4 but somethings came up and needed to close 4 of them for a while and after definitely close down 2 of them... and the rest are not been renting almost at all, I know its a matter to re-invent my self and my business but I would like to understand what happened in order to don´t do the same errors again, would be ok if I post the story at the FB group and tag you? Thank you for all of this great info! given the initial one month boost that Airbnb gives you, is there any strategy behind when to launch your Airbnb if you are in a seasonal location? For example, our first STR will be ready in September for an area where the summer is the main season. Should we wait to launch on Airbnb until when people are starting to get interested in booking summer vacations for the following year?

I did an update on a property for 60 days and blocked the time off. I should have snoozed it. Over 100 reviews and a 4.95 and now it's off the backside. Great video. Hopefully changing up the listing and new pics will get it back on track.

I know you said that Airbnb rewards loyalty meaning you aren't also listed on VRBO but is it the same for my direct booking site? Am I somewhat penalized via the algorithm because I have a direct booking site? I'm willing to get off VRBO because it produces 1 booking for every 30 bookings on airbnb but I'm not willing to get rid of my direct booking site. Along that same thought process, how does Airbnb know that a booking from my direct booking site is not just me blacking my property so I can personally use it? Are you penalized by the algorithm for blocking your own house for personal use? My area is super saturated with 3 bed/2 bath homes so I'm trying to get my ranking up.

How does Airbnb calculate the listing price? I heard its the lowest price over the next 6 weeks available. Also heard its over a 28 day period? Either way my listing price is coming out a lot higher. Any suggestions?

when you say not to list on other platforms, does this include not listing them on your own website? I was going to list them on my own site
I had to turn off same day bookings as I learned it attracted the wrong type of guests. Their reasons for travel would be "Looks like a very comfortable place to stay" Lol. Good guests usually know their plans ahead of time and give a good, legitimate reason for travel.
I’m seeing a trend in my city that people aren’t booking in advance like they used to. Everything is a day before or day of. It’s confusing because I agree and have encountered the above often and it’s simply not worth the risk.

What constitutes Superhost at AirBnB and what does the SEO ranking mean?
Sean, I just watched CEO Cheskey state that the focus of Airbnb NOW is to value i.e. cheapest places to stay since its main user group is price conscious budget minded travelers. He went on to say directly that Airbnb would NOW be ranking its listings for first page search according to price competitive/best value scores. So this means if AI thinks your price to too high it will bury your listing to the back pages.
This dramatic change is I believe triggered by the dramatic drop in bookings and withdrawal of listings because of no bookings, all of which ignores the elephant in the room which is the total collapse of the platform from the radical changes launched a year ago.

I have been watching a lot of your videos. I live in the Austin area and wanted to rent out an apartment with STR. However I found out that this may not be possible anymore because the city of Austin changed its rules.
Is there anyone that can tell me if this is true because I've seen apartments on Airbnb in the Austin area that are brand new that are being rented out by the night.
Please help me understand. Also there's supposed to be three different types of STR. And type 2 is supposed to not be able to be used.

Hello Sean, recently in past I made 2 big mistakes, and I am loosing so much in SEO ranking.
I was almost on first page in my area, (because of you advices, thank you for that) but for future bookings in April, May, June...etc i put there 4 days minimum stay or even 7 days. I think i lost so many clicks there.... ):
I also recently made additional error and my flat was soled for 10$ for Friday. My base price for weekend is 100$, but I made agreement with guy through Airbnb, he would like to do direct booking. So I was looking for a little bit of occupancy and 5 star review. Everything was fine with this reservation from both sides, but I am afraid for my SEO, because price was to low does it matter for SEO btw? I just gave my first booking to my family member and gave it to him for a nightly rate of $10. Someone told me Airbnb will most likely not advertise my because of that. Any info on that and what i can do about it?

What if I only want to make my Airbnb available like 5/10 days - I work at an awesome profession so far from wanting this to be my source of income, just using it as a way for the mortgage to pay for itself . Nurses or something less maintenance ?
You won’t be able to fully leverage airbnbs placement algorithm being that specific but if your listing is otherwise quality it should still perform.

How would you handle a property that is STR in the summer and then owner occupied in the winter? Snooze the listing or mark as unavailable? Would that hurt your SEO?

Is there any concern with dropping the price 40, 60, 80% to capture a last minute booking that it will attract the type of guest who may party or destroy the house? I’m in a college town and have been told to keep my price higher and do a two-day minimum to weed out college kids or locals looking for a place to host a party.
I do 2 day booking minimum. Start with a small drop and see who you get. Most guests tell you their reason for coming to town. Have a thorough house manual that states no parties and reservation allows booked guests only on premises. I also take credit card snd ID at check in.

What if we activated our account and then paused it to build the listing and finish the property? Will AirBnb take that into consideration when we go live? It’s gonna be just over a month since we activated it! Or did we miss the initial month boost?
Try not to initially activate Until you’re ready. I can’t say if airbnb times out your initial boost if it’s paused or not. I’ll try and get that answered

Why would you snooze while you update your listing title and pictures?
I turned off 20% discount on my new listing (which I believe was a mistake) Inquiries have gone down and have no new bookings. Listed 5 days ago. Any help to get the "boost like" results back?

How in a dynamic search one can always stay at the first screen with the same keywords but differemt users?? 😅😅
I'm considering getting into Airbnb as a side hustle and had a thought. To improve ranking and visibility, has anyone tried getting your friends and family to enjoy a 'free stay" (they pay the full amount and you reimburse them after) at your listing? So, they create account (if they don't already have one, preferably they WILL have one) they book and stay however many nights. Leave a great review. Then offline, you send them a check for the amount they spent. You could even just give them a crazy discount - so reimburse 80% of the total. They get a cheap get away and you don't die trying to pay up $1,00 just to get good reviews, etc. Host would have to absorb both the service and cleaning fee (from your cleaners), but I'd imagine if you get a good 8-10 bookings and reviews, this would be super helpful for gaining some traction in the algorithm.

Could you close your old listing, and create a new listing (without changing décor/paint/etc,) in someone else's account? I.E. your wife?
You technically could. But what are you doing to solve your problem? There’s a reason you’re underperforming.
How does airbnb treat views coming from ads? Say google/IG/Facebook ads?
That could potentially drive a lot of views directly into the booking but I guess airbnb will realize as these aren't coming through their regular user journeys. Not sure whether it could be penalized.

You’re correct. But as far as the population of their explore page, external views can’t be factored.
If those views book, the rest of the funnel absolutely tracks. All the way to your final occupancy, which is a big factor

Hi Sean, quick question.
I created a listing for my bnb before I fully furnished the place so for around the first 20 days of the listing being up, I didn't get any bookings. It's now been around 40 days since the listing was created and I have five 5* reviews. Do you think I should just re-create a new listing and start from scratch again to try to boost my initial SEO? My upcoming occupancy rate right now is 0% but my ranking seems to be alright (2nd to 5th page usually).
And if I were to re-create, would I have to take all new photos and all that stuff? Seems like people like my listing, just not getting that initial boost has hurt me.
No way! If you have perfect five star reviews than you were probably just missing based on pricing. Are you using a dynamic pricing tool?
@@DJ-yc5qk Yea I'm using WheelHouse atm. I don't believe it's my pricing as my prices are around 10-20% lower than my competitors right now. I wish I could check my conversion rates but the insights tab on my bnb account is all janked up and totally inaccurate, so I have no idea what part of the funnel i'm underperforming in.
Could possibily have something to do with seasonality as I'm in Dallas and and the weather is horrible rn but idk. My place is a 4br and my competitors seem to have around 20% at least in future occupancy so im a bit concerned. I've only gotten one inqueriy in the past four days and they ended up going with someone else :(
There are tons of variable for wheelhouse and your base rate could be all wrong.
And if something isn’t working you should change it. I would manually lower rates for near future
@@AirbnbAutomated I'll try that, thanks. Right now my current same day discount is 20% so I'll try something like 50%. Hopefully once I get more of my calender filled out it'll start to snowball where that initial discount won't be used.
