same, im not trying to go there to party and more to just get away from the u.s and relax. I'm always in a heightened sense of anxiousness here and just over it all.
It's actually the agent(s) who don't want to rent you an apartment for 3 or 6 months. The owners would rent it to you without any problem and for the same price of 10,000 or 12,000 baht (for a studio) but the agents stop you because their provision is lower then. For some reason the agents can't understand that there is a lot of people who can't stay in Thailand for 1 year but they actually can stay in Thailand for 3 or 4 or 6 months but the hotel or Airbnb is way too expensive to rent for 3 or 4 or 6 months for them. That's why the condo owners actually lose so much money they could potentially earn because their agents ignore those 3 or 4 or 6 months requests. Staying 1 year in Thailand is not easy because of visa issues as most visas are issued for 2 months and can be extended for 1 more month before visa run. Then you can repeat everything and in total you can stay for 6 months as a tourist. You can't get another tourist visa after that 6 months period. That's what agents completely ignore and not everyone can and wants to take ED visa to stay for longer. All of this is a huge reason why a lot of condos in Bangkok are empty and unused for months before they find a 1 year victim who is ready to sign such a long term contract and who thinks that he or she would figure it out how to stay for more time than what their tourist visa allows them. Then, most of them don't make it to stay for a year and they lose the amount of money they paid in advance which is usually a 2 months worth rent. Renting apartment for 1 year to somebody who owns a 2 month tourist visa should be illegal and there should be a law made by Thai government for that. It makes absolutely no sense to rent a condo to someone who can stay 2 + 1 months only, for a full 1 year. That's why many people that I know, including me, call their Thai friends who can easily find a 3 month condo for 10k or 12k baht and without the agents. Owners make money and they are happy, foreigners save money and they are happy because they don't need to pay rip-off prices for Airbnb or hotels and agents get NOTHING! The other option is just to book a hotel for 2 nights upon your arrival and then you can simply walk into any neighbourhood that you like, enter the building that you like and ask if they have available condos for rent, and in 99% cases - they do. It's so easy.
The owners will negotiate with you. If you do short term rentals they charge a little extra perhaps like 10% extra but yes they will rent. Agents are just trying to get a commission.
Nice video ladies. I will come to BKK in December and am still looking for a condo/apt to rent for a few months while I travel around SE Asia. I prefer On Nut area and will first look around there. There are lots of listing online but I want to look at the unit first so I will rent for a week while I look. Let me know if you have suggestions!!

A couple of questions for you: I sometimes notice an apartment or condo will have a for sale amount listed, but not a rental price. Is that an indicator that the owner is only interested in selling the unit, as opposed to renting it, or would it still be working inquiring on for rental, even if a rental price isn't listed? On the topic of noisy neighbors, how thin are the walls generally in those new condos? I always expect some level (low level) of noise from neighbors in the apartments I live in here in the States, but how does that differ in BKK? Are they super paper thin, like in Japan, or are they decent? Can you hear everything happening next door or above/below you? Can you identify what movie they're watching or what song they're listening to when just sitting at your table? Is that typical? Can you follow along with their everyday conversations? Can you hear other night time activities in the middle of the night? 😨🙉😓 Would there be much of a difference of sound traveling between walls in a newer condo compared to one of the older buildings that were mentioned in Old Town? I prefer as much quiet as possible when I'm home. On the topic of checking for damage, etc, upon move in, not a question but a comment on what I do, I take pictures of EVERYTHING. I have my phone out and I'm taking pictures of the walls, of the floor and ceiling moulding/trim, cupboards, inside drawers, inside cabinets, shower, behind the toilet, inside the oven, all of it. And I save those images in the cloud in their own folder that nothing else goes into. These findings, as you were suggesting, are then reported to the landlord on paper upon move in, dated and signed. For the first week, as I continue to find things, I'll picture it, goes in the folder in the cloud, and I immediately report it. I also track every conversation I have with the landlord or office agent in Excel with the date, time, and reason for contact with outcome, logged under an additional reason code I can quickly filter and sort. And I save every email communication for at least a year after move out. Mama didn't raise no fool! It sounds like a lot of tedious work (because it is) but out here, landlords are ruthless and there's near zero protections where I live for tenants, without the financial heft of a lawyer. Arbitration agreements in the lease have also become quite common, making it very difficult to take something to court when you've been wronged. As a result, most people just give in, which is how landlords get away with intimidation tactics and ripping people off. Large complexes where I live are notorious for this. And a question about you, if you don't mind sharing: You've mentioned you're an IT Project Manager. This is an area I'm working myself up into. I'm wondering, what drew you to project management? Do you have a background in IT, if so, what area? Do you have your PMP? Is PMP at all valued in Thailand and/or Bangkok? What do you enjoy most about what you do in project management? I'm also in IT for quite a while now and getting an early taste of projects from this vantage point and really enjoying it. I would be very interested in hearing your thoughts. I'm sure the more expensive condo will have better quality of the building. 4. Also glad to hear your thoughts about these things. About myself, I started PM around 4-5 years already as got an offer to replace one of my coworker at that time. I don't have any IT background but learning by doing. Right now I'm managing API management project. 😊

My friend bought a 3 bedroom condo in the Philippines and allowed the three young female real estate agents to live there for free. Every time he went to visit he would return 30 pounds less, with a never ending smile on his face. Gee I wonder if I could do that in Bangkok?
@@yinginthailand Yeah the female real estate agents are probably wealthy in Bangkok. Guess I better look for a condo in the Philippines. Makati city works great if you have a Starbucks downstairs. Besides his girls want me to stay in his condo and are willing to show me other condos for free. That's nice of them huh.
I've been REALLY thinking about moving to Thailand lately. I'm kind of tired of the rat race in the US, tired of all the crime and everyone hates each other..I just want a more relaxed, peaceful life and I'd probably have a better dating life too.
