Best video hands down. I buy all the materials myself and I hire people for job work. No contractors. Don't hire the same people to do different jobs. Simple. You can save thousands by not having a contractor

My architect contractor told me how much it cost, but in the end he squander my money and the house wasn’t build properly and he had most of the money, house wasn’t finished. I had to go over the hold house. Good advice to have someone on site especially people abroad

PJ: I am an engineer and you speak the truth. I was not on site, they built the walls wrong, and the person to supervise the workers was not on site on regular basis. Disaster!

It's hard to build while you are abroad you have to have honest people to oversee things on your behalf.

What are the things that should be on the contract?
Some of the things that should be included are, price, completion date, description of the work to be carried out, payment schedule, warranty etc.

Job work is better with day work workers have a tendency to take longer just to make more money, also simple events such as rain can affect day's work which you will still have to pay for.

It's not that the prices are going up, it's because of the Jamaican Dollar 💲💲 devaluation, the dollar has lost maybe 30%, most raw materials are probably imported, so suppliers are having to pay more for hard currency to make these purchases, timber,steal etc, local materials are probably stable in prices,sand, gravel etc

You would have to present the house plan to a quantity survey so he can prepare a bill of quantities.

It's cheaper to build from scratch.

Not everyone can afford job work. If you are there days work not bad. But most serious builders would be insulted if u ask them to work days work lol

Why the need to build such gigantic houses and some of them are so ugly
Do the owners of these houses utilize the sun to cut back on utilities like electricity which is needed for hot water - like installing solar water tanks.
As much as we live in the tropics, based on the rate of the US $ that greatly 8mpacts the Jamaican Currency, it's an arm and a leg to even setup solar hun. It's madness.
