15:06 I love to see more rapid transit built in the areas were more development is happening rather than expanding lanes. I would even accept dedicated lanes for a BRT, even though building a proper BRT can cost almost as much as tram/LRT lines. Plus you get the benefits of rail, like no particulates from rubber tires, which contributes to Kitchener's poor pollution levels, and a smoother ride.

Yeah, the LRT was a great addition. It would be even better if they created new lines.

13:00 I personally would take Victoria Hills and Vanier over Pioneer Tower West and Hidden Valley. They are too secluded and lean more to the sprawling side of development. To bike or take transit is not the best. Pioneer Tower West would be a little better if there were more bike lanes and pedestrian bridges over the Grand River.

Thanks for the video. It's helpful. Just a few comments on the new development side of things...
18:40 You're right, Doon is frantically being built, but in a poor way. The city is making it not walkable because amenities like smaller stores, office space and such is not being provided. People are running businesses or office space out of their home rather than being able to live above your business or live a quick walk or bike ride away from rentable space for your business. I am not against people using their homes for that, but how many would use a nice little store front to start of their new candle or decor business?
We should make more new developments like the Hoef en Haag in the Netherlands. It's not a cultural reason why Doon is being developed in a car-centric way. It's a conscious and unconscious choice to develop in way enables people to spend more money on driving and owning multiple cars. This makes driving worse for everybody. That style of living makes it harder for current Canadians and newcomers to live an affordable lifestyle with a decent amount of disposable income.

Urban sprawl does contribute to traffic significantly. Mixed used to development would be great, and the Netherlands is certainly the leader in terms of walkability and especially bikeability.

Yes I would buy in Stanley Park, it's a great neighrbourhood great acess to downtown kitchener the expressway, the neighbourhood is above the median family income for the city of Kitchener. Im addition the different style of houses is great 2 storey, sidesplits, bungalws etc. If you want chat more real estate or if your looking to buy you can book a call with me in thr first link in the description.
