Instead of why are you selling, I ask what kind of goals would selling your home accomplish for you. This gets them on your side instead of defensive because they are usually more happy to talk about goals than problems. What do you think?
I found a house in my neighborhood which was listed in 2020 for $499,000. Today June 2023 it is being listed at $265,000. All I have to work with is my 401k. I have about 250,000. I use it as a first time buyer. Keep in mind. I’m 58 years old.

I would like to know how to approach/ start a conversation with a potential owner that has no mortgage on the property but instead has liens. Do I offer to buy the home for the amount of the liens against a property?
I came here from the owner financing video. I’m struggling to find how this questionnaire relates in any way to if you’re trying to close out an “owner financing” deal. The questions will likely throw off a seller, especially me asking them how they found out about me lol “bro you contacted me on Zillow” will be their response. That will immediately make the initial communication awkward and set the tone for the remainder of the call. The other questions just don’t seem to work well with that model of business for the most part up until the very last question when you finally ask them if they’re willing to go the owner financing route. Everything else just seems unnecessary. Anyone else agree or can make sense of this for me?
I was with you until the wallet-rape part of the script -- and I say this as someone who has no problem handling negotiations and direct conversations. Squeezing people who are already in a percarious situation is not cool. Ethical business means driving towards a win-win for all involved.
