Love this content! I am starting my business and I have hired a great VA, however I didn't realize how important the Acquisition specialist is for those EVERYDAY follow ups to get deals closed consistently.
Next step for me is definitely finding the Acquisition specialist! Any recommendations on where to find people experienced in going through the entire Acquisition process from first contact to signing the contract?

Great video with some good tips, would love to hear some more details on the process. I am implementing this model now as we speak. I have been JVing with other wholesalers a while now and I am trying to keep a bit more in my own pocket now. Glad to hear that CL and FB marketplace pretty much sell all your deals, anything else you use? I have heard great things about sites like nextdoor.com and offerup.com etc

Thanks J for the great info. Question, you mentioned you use other wholesalers to sell your properties.. does that mean you close on them first or are you ok w/ daisy chains? I try to avoid other wholesalers as some of them can be messy. I'd like to get your insight on that.
Thanks. I only work with a select few exclusively. They must have their own buyers, and that way we prevent daisy chaining my deals.
So essentially, with dispositions with other wholesalers do you do a JV contract with them and split the assignment fee?
Depends on how you want to run your business

How do you handle the owners seeing their property listed on facebook and/or craigslist?
Just be very transparent. Full disclaimer. Let them know what your intentions are. That comes with experience. But most sellers will never know anyway.

dont you need to hire a closing agent and a real estate agent as well?
Closing agent or attorney yes in most cases. I’ve closed without them before, but prefer to use them.
Real estate agent... no. But if you want “on market” properties, then yes.
