When doing seller financing on real estate deals, all you need to do is address the problems, provide solutions, and then present an offer that will allow you to get an incredible deal while leaving the seller extremely happy as well. How far out do you make the closing ?
I came across a well known neighborhood market that's for sale, I would love to seller finance this property and keep for investment property. Would love your advice on this. This ain't no ordinary neighborhood market. It's been around way before I was born. I grew up buying candy to cigarettes here lol owners are great ppl. Any advice I do have a bit saved. How would it be in this situation with a store?

Hey what’s up Jamaal, I surely appreciate your content. Keep it up bruh!! I have a question about completing ACTS deals. From my understanding when you assign the tenant buyer contract. That deposit that they give you doesn’t get applied towards there down payment when they go to get financing if you assign the contract. My question is how do you make the buyer aware that there deposit will not be applied towards the down payment when they go to get financing to purchase the home. I understand it’s applied towards the purchase price but what about towards the down payment? As opposed to if I stayed in the deal with a lease purchase with the buyer...when they go get financing that deposit will also be used as a down payment. I’m just confused on this ACTS and deposits toward down payments. Because I’m sure that tenant buyer will want to have that deposit applied towards the down payment when it’s time to purchase. Can you clarify this for me please. Thanks for all your help bruh!!

How can I contact you. I’m trying to purchase my in-laws home that she has a mortgage on. She’s planning on moving in a few months, and I feel that the home is a good investment as a rental property.
Good evening i have potential seller financing deal in the works didn't get it under contract yet in the Tucker, GA 30084 area seller wants 250k with atleast 50k down 3bed 2baths 1243 sqft condo Everything is new the only thing missing is kitchen light and threshold in kitchen and at laundry. The cosmetics are all visible. Let me know asap
Jamel I have a guy in San Antonio Tx with a 2 story commercial building that is banged up inside -needs a lot of work. He is open to OF but I’m not sure I would hold this - I was going to offer $65k @ 6% with 10% down over 5 yrs interest only - have you wholesaled OF options before ? Is it down payment arbitrage and then your out?

Jamel Gibbs how to set up the wholesale? Based on the DP? If I said to end buyer it’s 15k down & peel off the $6500 at the 10% to the seller and he assumes the terms - is that all?
Without knowing all of the details... that looks about right. All you're doing is taking your assignment fee from the DP.
Have a 7 property deal I’m trying to lock up but sellers attorney scared him so he doesn’t want to do sub2 how would you explain a wrap. I’m also in North Carolina
