    One of life's harder lessons ... _"Any unregulated space will eventually fall to dishonesty and corruption"_
    This rental housing crisis with it's run-away landlords is a prime example.

      38,000 cases before the LTB, with 90% of them tenants not paying rent, is a good example of dishonesty and corruption.

      Yes something like 90% of the pending cases are filed by landlords ... but no way are they all about tenants not paying rent. A good chunk of them are Above Guideline Increase cases, some of which can take days to hear and even longer to process.
      Tenants have not done this to landlords ... the landlords have done it to themselves.

      In 2014 Chow said she’d donate her MPP pension is she were elected mayor… she lost then, but she’s in now and no word on that old promise. She’s been feeding from the taxpayer trough her entire life.

    Rent control? High interest = Higher Mortgage rates to the owner = Higher rent rates to the renter to compensate the higher mortgage payment. Property owners are defaulting on their mortgages because of high interest rates and cannot afford payments. Complain to the Liberal/NDP gov in poor budget spending's that increase inflation, which increase interest rates, which increase mortgages, which increase rental cost. Domino affect.

    Every time I see Acorn members speaking I cringe a little. While I believe them to be well intentioned I am not convinced they actually understand these issues.
    On point... all the protesting, rent strikes and sit-ins in the world are not going to change anything when the issue finally boils down to an evidence-vs-evidence battle in a Tribunal courtroom. Tenants need solid advice on legal procedures, not red t-shirts and placards.
    Renovictions are used to jack up rents because tenants do not understand the process and often fail to declare their intention to move back in after. It's not automatic, it needs to be put in writing before they move out. So, in many cases the landlord is simply following the rules.
    Demovictions are going to backfire on landlords and I rather suspect they know that. You don't take a building down on Monday and replace it on Tuesday, it's a years long process that leaves them with a property that is pure expense. It will also backfire on tenants as it will greatly reduce the number of available rentals.
    Acorn's demands for a "maximum temperature" (air conditioning) law will backfire on tenants something horridly as in many cases a building will need to be vacant to do the retrofitting, justifying renovictions and allowing huge rent increases. Even the ones that don't need to be vacant will see existing tenants hit with AGIs that are justified by the legal requirement to retrofit the building for air conditioning.
    And it goes on and on... Lots of bright ideas... total lack of foresight.
    The Above Guideline Increase issue is the prime driver of rapid rent increase right now. The LTB is up to their elbows in them. Existing long term tenants are being unjustly hit with 8 and 9% rent increases after renovations that should never qualify for an AGI. Many tenants can't bear it and the results are homelessness and increased demand on social services. Take a look at businesses in the vicinity of larger apartment blocks, they're all suffering because tenants don't have extra money to spend. This is what's doing all the damage.
    For a thorough examination of the AGI issue do a search for "The 165 Ontario Story" .... It's all there with evidence, strategy and documentation.

    My current landlady is selling her home and moving to live with her friend in one of the condos in Kipling TTC station complex. I am waiting for an apartment through Toronto Housing since 2019 and have an 8 year wait to endure before I receive my next apartment in 3 more years, 2027. I am moving over to a tent community in downtown Toronto to live out these 3 years until my next rental unit is made available for me.

    What about economic justice for small time landlords? Not all landlords are making oodles of cash as these "advocates" make people look. They often make things worse. What we need is a fair system, not an off the rails social justice system, but I'm sure if we were to look into that, these, advocates would object...

      I think the problem is that most people don't know how to make money from renting out houses or condos ... You don't even try to profit from the rent. You use the rent money to pay the bills. The actual profit is down the road after your asset gains some value and equity... the payoff comes in credit leverage and the eventual sale of the home.

    I pay $2000 a month for a 2 bedroom unit in London Ontario while someone else pays $870. I don't have anything they don't in my unit. We share all the same amenities. Why do I have to pay $2000

      Because there's a time spread in your tenancies. In buildings first occupied before December 2018 there are limits to how much rent can be increased. Long term tenants take advantage of that to have a home they can afford. But when your apartment went vacant before you moved in, the landlord was allowed to raise the rent by as much as he wanted.
      If you keep moving around, you will always pay "market value" rent. If you stay put you will fall further and further below that as a benefit of Ontario's Rent Controls ... and the next tenant gets to ask why they are paying more than you.

      We need provincial governments putting caps on utilities and lowering the property taxes.

    Hey ACORN - you get what you pay for.
    If you want to pay less than market value, then be happy living is a sub-par unit. If you want fresh paint, new appliances, an ensuite with walk-in closet and granite countertops, then pay up like the rest of us.

    Rent controls are bad for landlords and tenants. Bad for landlords because they cannot yield a decent return on capital investment; bad for tenants because they result in rental housing shortages over the long term.

    More rent controls will simply make Ontario housing shortages worse. No prospective landlord with a brain will buy a residential rental unit if there are little or no prospects of profitability. No multiple unit residential homebuilder will receive bank financing if investors don’t pre-pay for 70 percent of the units. And taxpayers are unwilling to pay for subsidized rental homes. Tenants should instead form cooperatives and combine their earnings to qualify for a commercial mortgage on large properties with multiple housing units.

    Limit the rent? what about the repair fees material fees utilities mortgages manage fees to have a limit? Only limiting the landlord part will just make you homeless

      Most corporate landlords are currently billing rents at between 3 and 5 times their costs... all this talk about repairs (required under law) and materials fees (for what?) are part of the cost of doing business.
      To be clear ... as a tenant I do not owe my landlord a profit. I owe him the legal amount of my rent... and not a single penny more.

    The government keeps saying that rent control discourages building of rental properties. I was renting under controls before. There was enough housing. It might dissuade investors from targeting housing to make money, and renters would have more stability.

      Actually back in 1996 when the Harris government lifted rent controls on about a third of the buildings and all of the vacancies in the province, the rate of new builds went right through the floor and it hasn't recovered since.
      I figure it took most landlords about 3 heartbeats to figure out they didn't need to build a blessed thing ... Now they can just jack up the rents and carry on.
