Such properties are called distressed properties, where the seller is willing to sell it due to some urgency and the buyer gets to buy it less than the market price.
If you got a loan of 20L or 22L @6.5% still your EMI for 30 years would be ~13000 and total interest amount would be 15%+charges if you prepay it in 5 years. Please clarify how can you rent out the property and prepay it in 5-10 years while having an inferior rental income than the EMI 😂

His numbers are inaccurate. And for a commercial property the loan amount will only sactioned upto 70% of the value. And usually interest rates on CRE are much higher than a home loan around 8 to 11%. The numbers don't add up at all
It is very hard now a days to get 5 to 6 % of rental yield at very good location... Avg rental yield is some where between 3 to 5 % for commercial property and don't ever look for residential properties... India Is very crucial market with Higher property cost and very low rentals for retail investors... Still very good option for regular income and long term gains

there are few flaws in this 1. no 20 lac property will give you 12000 rent 2. banks wont give you 100% loan on property , max they give you is 80% 3. interest rates as per today are 8.5 % so the emi would be almost 15k. so how is thi workable... can u explain, coz i am genuinely curious to know

1. Loan amount worth 20 lakhs and EMI was 10 thousand.. Back then banks used to lend for max 20years.. So bank gave you loan for less than 4%.. Must be bank from US 2. This all started when you were 18 and in next 2.5 years you seal the deal.. So you were roughly 20.5.. Hard to believe you finished your graduation and secured government job.. Bravo 3. You will be 1 men on earth to get home loan approved in couple of days, that too with government job. Do you even know for government employees there are certain documentation that need to complete before any loan gets approved.. Fact 1 : You are not given the tuition fees in account. The story is atleast 10 years old and before monetization, UPI... who heard about it... So, you got the loan because of govt job and not everyone has that luxury. Fact 2 : The amount that bank gave you as loan that must be in a form so that it reaches the seller. Like cheque, draft etc. So how you got the extra money and who paid tax for it. Fact 3 : The rent and the cost of shop increased like no reality and that too in a mall. An individual shop costs more than a crore... Is it in Disney Land or something. You surely are a motivation but pls keep things realistic so that everyone could follow it.

Ther are certain too good to be true elements in the video. 1. Distress sale of property happening. 2. Loan finance without any downpayment to the seller from your own pocket. (Usually banks don't finance 100%, here it was more than 100% ) 3. Getting a rent more tha emi it's crazy shit!! If it is the case then hats off to you...guys understand logically if rental yields starts being more than the emi the. Believe me system is gonna fail....!!

2nd --- bank property ka approximately 65-75% loan krega ..us hisab se maximum laon 15-16 lakh ...he ho sakta h ....

His numbers are inaccurate. And for a commercial property the loan amount will only sactioned upto 70% of the value. And usually interest rates on CRE are much higher than a home loan around 8 to 11%. The numbers don't add up at all

It is very hard now a days to get 5 to 6 % of rental yield at very good location... Avg rental yield is some where between 3 to 5 % for commercial property and don't ever look for residential properties... India Is very crucial market with Higher property cost and very low rentals for retail investors... Still very good option for regular income and long term gains

there are few flaws in this
1. no 20 lac property will give you 12000 rent
2. banks wont give you 100% loan on property , max they give you is 80%
3. interest rates as per today are 8.5 % so the emi would be almost 15k.

3. You will be 1 men on earth to get home loan approved in couple of days, that too with government job. Do you even know for government employees there are certain documentation that need to complete before any loan gets approved..

Fact 1 : You are not given the tuition fees in account. The story is atleast 10 years old and before monetization, UPI... who heard about it...
So, you got the loan because of govt job and not everyone has that luxury.
Fact 2 : The amount that bank gave you as loan that must be in a form so that it reaches the seller. Like cheque, draft etc. So how you got the extra money and who paid tax for it.
Fact 3 : The rent and the cost of shop increased like no reality and that too in a mall. An individual shop costs more than a crore... Is it in Disney Land or something.

1. Distress sale of property happening.
2. Loan finance without any downpayment to the seller from your own pocket. (Usually banks don't finance 100%, here it was more than 100% )
