Sir, does no encumbrance certificate provides us the details of equitable loan as such I have seen in one of your videos that it doesn't get showed on encumbrance certificate and what would be the solution for that if in case?
Yes, you are absolutely right. Equitable Mortgage is not shown in Encumbrance Certificate. That is why you need to check multiple documents. You have to ask original ownership documents from seller. If in case he is not able to produce, the property could be mortgaged with a bank.
Please, let us know what to do once one is a victim of fraud! My land was sold fraudulently just by pretending to have power of attorney where no one checked the validity of poa in writing.
