    My wife and I just got approved for our notary commission. She was a processor for 15 years and a leasing manager, and I was a loan officer and real estate investor. The paperwork was very familiar and I’m really excited she and I will be doing this together.

      anything new seems overwhelming-i get it! remember the first time you got behind the wheel of a car??
      i know personally i was terrified-i thought for sure i was going to hit someone. now driving is second nature!

    It's a matter of knowing the documents and getting legible signatures and dates from the signer. And, notarizing of course.

      Acts Constituting the Practice of Law
      California notaries public are prohibited from performing any duties that may be construed
      as the practice of law. Among the acts which constitute the practice of law are the preparation,
      drafting, or selection or determination of the kind of any legal document, or giving advice in
      relation to any legal documents or matters. If asked to perform such tasks, a California notary
      public should decline and refer the requester to an attorney.

      @@NkrumahTure Notaries have to be careful about not crossing the line into what could be practicing law in California. Explaining a legal document is considered the practicing of law.

      @@theomz007 No. You can just be a Notary. You do not need to take a loan signing training class in order to be a Notary. If you want to be a loan signing agent, you must be a Notary and it is in your best interest to take a loan signing training class, so you know what you're doing. A loan signing agent does not require a training class, but it's in your best interest if you know nothing about loan closings and the forms. Also, many loan signing companies will desire agents that are certified, so you would need to take a course. Hope that helps.

      @Funny Animals.Cville Lister is absolutely correct. There are loan signing companies that will only deal with a certified loan signing agent. Also, it helps you stay away from financially costly errors, even to the point of losing commission. Mark helps his students make more money by spending less time per client, so you can go onto next appt., sooner.

    I’m in the very early stages of doing my notary training here in Florida and then I plan on getting my loan signing certificate after that. I’m glad I came across your videos.     The system is great. Thorough and effective. Any chance the training video can be updated this one is 8 years old and it is part of the paid training. Loan documents are different now when I compare these docs to my own mortgage loan documents which I use to train myself on. Thanks for the great training.

    Hi Mark,
    I just got my certification and became a loan signing agent, I studied what I could to cover all the basis and be prepared, but when you enter the field it’s alwayse the unexpected that hits you😂. So I got my first loan signing. I was so nervous my hands were shaking before I walked in to the appointment. I read my instructions very carefully here is example of what confused me:
    Instructions: Documents must be signed as the name is drawn on the docs. Please endure borrower execute loan documents as the name appears on the signature lines.
    On the documents: some lines says “signature” and some lines where they need to sign has Borrower’s full name.
    Situation: At the signing table Client asks how should i sign I tell him about specific instructions. Client says OK so on the line where it is his name fully written out he wrights his entire name as shown cursively, when he gets to place where it says “signature” he puts his scribble scrabble and argues with me that signature means signature and instructions said *please see above•
    Question: what should I do in this situation. Ask the borrower to sign scribble scrabble throughout the documents if so will I violate my instructions? Or have borrower sign everywhere using cursive full name?
    PLEASE HELP!! I am so confused on this one.

    Do you have to go over each line with the client, or could you ask them to read and look over the document? The reason I ask is that most of the information I have read says the Notary does not have to understand the information in the document, only the type of document it is in order to get the appropriate signatures and initials.

    My understanding is signing agents are not to give advice, why are you saying we must review fees with the borrower?

      according to the SIGNING AGENT CODE OF CONDUCT signing agents ARE ALLOWED to generally describe loan documents, fees and note terms.
      If specifically read section 4.4. and 4.5 of the Code of Conduct (which you can google) you read that my statement is true.
      most signing agents DO NOT take the time to read the Code of Conduct (created by the NNA and lenders across the country) hence why they are slow.
      or signing agents dont take my course, In which i have done all the homework for signing agents on what they cant do and what they CAN do.
      all of my students are successful because they know i have trained them to be the best!

    I just watched your full video. Very impressive! My question is, do you keep track of some sort of stacking order? Or do you return the docs as you just completed them in the video? I also thought they needed to remain in the same stacking order as you received them.

    Appreciate all the content Mark. I live in VA and have had it in my mind to become a notary part-time. From the little I've seen of your videos, partnering that license with the ability to do loan signings is possibly a business I could transition into full-time. Do you recommend going through process to receive both capabilities simultaneously or should I cut my teeth a little performing simple notarizations to get comfortable and build clientele?     Great video, very informative, I love how professional you are and how you know the sections, that takes time and expertise, so would it be bad to use markers like the signature flags to indicate every section that is new and needs signatures especially when we are first starting out and have not gotten our sea legs, this would help prevent mistakes too, would you agree? I'm a very particular person by nature so I think I can do this after getting the hang of it, I know I can but I need a system at first.

      Hi Janice! So glad you found the video informative! While using markers like signature flags may seem helpful to indicate new sections and required signatures, it's generally not recommended!
      Instead, consider using alternative method like sticky notes to keep track of important sections! I hope this was helpful!

    I notice that docs are taken out of order. I was taught to keep same order as received by escrow. Is it okay to keep out of order or will you reorder them? I think your process is perfect but putting them back in order could be a challenge. Do you reorder them before submitting them?

      great observation-you currently have learned how signing services want their docs treated.
      since i teach my students how to be signing agents that work directly with title-thats how i teach them to do their signings.
      Title doesnt care HOW docs are returned because title ends up "splitting" ( also know as packaging) the documents and sending the signed originals to either the lender, title or stays with escrow. since the documents will be split up anyhow, the order in which they are returned are not as relative as most signing agents believe.
      Knowing how the ENTIRE escrow and title process works is what i teach, knowledge is power and in our industry that gets you more signings!

      Not true ,I worked in Final Docs for First American Title for several years. Very frustrating when the documents get sent back out of order. Yes they get split, but 1st they have to be reviewed by Title reviewers in final docs. We have been known to ding notaries that send them back out of order, because we have to put them back in the correct order before we can review them!

    Hi Mark - in all my signing training, nothing has ever addressed that we should start by going over numbers with signers? That confused me out of the gate. I thought that wasn't our responsibility unless the signer is having trouble in which case we can put them in touch with their Escrow officer or whoever their contact person is? Can you explain?

    Do you have an updated video for signing during COVID-19 lol? I feel that most people may not want anyone in their homes during this time. How do signings work during a pandemic? Outside in their backyard? A café? Just curious as I'm really considering this for future supplemental income. :-)

      I just completed my first signing at a coffee house. I cleaned the table with my Clorox wipes first then asked them to sit in "signing order," we all wore masks, and everything was cool. This is how I would proceed if in someone's home (but would ask permission to wipe the table "just to make sure we have a clean surface for the documents."

As a notary public in Texas, you have the legal authority to notarize loan documents. While additional certifications or training in loan signings are not mandatory under Texas law, pursuing specialized education or certification can enhance your knowledge and skills in this specific area.

    Mark, how much should I worry or focus on blanks in the documents, (not signatures, but questions)? I've noticed quite a few in refi packages. And how much prep before the closing can I do? My first closing took over 4 hours, 177 pages.

      oh man-4 hours? are you a student? if so-lets get on a call so i can personally walk through this with you!
      Every blank line should be addressed. If they are blank they lender or escrow company needs that filled out. If you dont fill it out, they will look for a notary that can so they dont need to reach back out to the borrower for the missing information.

    I’m very interested in becoming a loan signing agent, but it looks overwhelming. Shuffling papers around like a deck of cards, walking the customer thru line by line, keeping track of everything in a journal. Feeling discouraged.

    This is very thorough. The explanations of the finances are not aloud in New Jersey. I was told that is the closing agents job. Is this correct?

      Hi Earsala! Signing agents can only explain the "What?" and "Where?" questions as long as it is already provided to them on the documents on in front of them. When they ask "How?" or "Why?" questions, it's your job to refer them back to their lender to get their answers!

      Hi! That's a great question!
      E-signings that can be done remotely do not entirely apply to loan signing agents. They are mainly enacted for notary publics who provide general notary services - which are completely different from the service provided by a loan signing agent.
      Borrowers are going to need someone to walk them through their loan documents, answer their questions, and notarize certain pages... that requires a loan signing agent.
      There will always be a huge demand for educated, helpful, and efficient loan signing agents for in-person signings. :)

      Hi!! Then answer is yes!! If the doc doesn't need a signature, there's no need to go over it- as the borrowers should have gone over the docs prior to the signing!
      And the docs that have the most important info are the ones that need their signatures and initials!! Hoping this helps man!

      Whats up T! There has NOT been a better time to become a notary signing agent as COVID-19 has sent our economy into a tailspin causing Mortgage interest rates to be the lowest they have ever been in history!
      There is so much business right now and it won't be slowing down anytime soon!
      LSS course is approximately 8 hours of core training and then 5-6 hours of bonus training. Most students finish training in about a week-- it all depends on your learning style.

    Do you fibd most lenders want docs signed in black ink as opposed to blue? From what i understand blue ink doesnt copy well. Then again, black ink makes it hard to determine originals from copies. Thoughts?

      Always, always , always sign in blue ink! 99 out of 100 lenders want docs signed in blue ink. The only lender who wants docs signed in black ink is Home Equity Line of Credits from Wellsfargo.
      The reason why blue is preferred is that it helps everyone recognize original signatures immediately. If you sign in black ink lenders have to make sure it is an original and not a copy. Blue ink makes everything easier for escrow and mortgage companies.

      Some states have specific ink colors. Some lenders demand black ink for their loan modifications. I'd check the instructions before making blanket assumptions.

      Great question! you stop the appt and your first call is to who gave you the signing! they will then tell you the next steps!

      Hi! all of these documents come from whomever gave you the signing! These are not documents that you need to create yourself! As signing agents we just get the documents signed!
      To answer your second question, with out having a set of loan documents it is difficult to practice.
      it would be like trying to learn how to play basketball with out ever having a basketball in your hands. does that make sense?
      I would recommend taking some type of course, whether that be mine or another one, but to try to jump right in with out any training wouldnt be the best idea in my opinion.

    Don't know if this was asked. Why did you have 3 stacks of pages? I'd assumed you'd have 2 stacks: signed and non-signed pages.

      hi william! i have nothing bad to say about the NNA course, it is great! what makes us different is that my course focuses on signing agent marketing. The NNA teaches you how to do a signing, not how to build a signing agent business. one can argue that knowing how to go out and get signings is more important than knowing how to do a signing! you can be certified but if no one knows that you are-well, you will be slow. The NNA puts you in a signing agent database at the end of their training. at the end of my training you will learn how to market your self to escrow officers, mortgage officers, real estate agents, loan processors, essentially every avenue to get loan signings. that is the difference between my course and all other courses. anyone can teach you how to do a loan signing, not just anyone a can teach you how to build a business!
