I absolutely love this build. Only wish there were stairs to the loft (because I know I’m clumsy) and a full sized fridge. Everything else is perfection!
I noticed myself actually getting excited about the house and it's construction process while watching the video. I'd love to spend some time working with you guys, even for free. Greetings from Andalusia
I like the tube cause as a women when I shave I can put my foot on the edge of the tube if it’s a stand up shower it’s annoying and I have to bend all the way down to shave. Not happening! lol
Always good to see your newly completed projects. It's good that you now have railings in this loft - the previous one didn't, I think. I like that your projects have lots of windows & natural light. Btw in my country, porches (nowadays) are usually made of concrete slab because of termites. Cheers & thnx for the vid! 👍
@@ThatADUGuy it would be awesome to see you build a “passive house” ADU. It would be interesting to see the additional cost from the added insulation and increased R value.
Hey Derek, a couple of questions. Do you have a walk-through tour video of the 2bed 2 bath plan that you offer? Also, If we wanted to tweak that plan to include a basement, is that something an engineer could do or would we need an architect in on that as well? Thanks for all your generous time in helping the rest of us make this a doable endeavor.
I love it! I wish that the kitchen was L or U shape and that empty space across from the fridge near the bathroom was maybe where the washer/dryer could go or a closed in pantry. I’m so sad you’re not here in FL! I love the backyard it’s perfect I wish it was grass but beggars can’t be choosers! It’s still really good!! Great job guys!!
Just watched another video that was shared from a LinkedIn connection. The GC offered “White Glove” service . 800 sq ft 2 and 2 for $350k!! That’s even high for Orange County tbh!😮😮
New to homeownership and looking at ADUs as additional source of income. I wonder if your plans can be used at San Diego County / City of Escondido. Huge fan of yours. Thanks for sharing.
We could install a lock on it. We have not done that yet and have many of these. I would not build in an area where I though my attic would be broken into
Hey Derek quick question. A lot I own doesn’t allow an ADU but does allow for two family dwelling. To allow space and not have shared walls I’m taking your 1 bedroom barn cabin design and creating a “duplex” by building two of these and attaching them with a roof above a covered concrete patio. The numbers work but have you ever done this design or have any suggestions how to connect? The yield on the 1 bedroom just made too much sense not to do those instead of more bedrooms/cost.

Thanks for the feedback! Yes, stairs would be nice, they just take up so much room😢

Many thanks! Yes, railing now that we permit the loft as living space
I definitely want an ADU in the future.
Great to hear!
Great principles of design and building. Also beautiful place
Thank you very much!
Nice to see the ERV install. I was just watching Matt Risenger talk about installing those.
Right on, yes they are key in todays tight builds

Nice place man! 🎉
Thanks! 👍

Yes and yes. Check out the last couple videos on the "How to build and ADU" playlist

Yes, prices soubd high in most markets today
Looks great!! Love the guardrails on the loft. Stunning build
Hi there! Thank you!🎉🎉
Nice job and great advice. Tubs are also great for showering kids.
Very true! Thanks for the feedback.
I really like the changes made since I saw your Ted one across the creek
Thanks!
Derek, have you explored SIP panels for ADU construction? Seem to have some advantages but would welcome your thoughts
Yes, they are great, just not the norm for our crews.
Love it!
Thanks!!
Love it Derek!
Thanks Dude!
Stackable washers and dryers are a pain in the butt and if there is a led light above is a pain in the butt to replace.
Yes, but the best fit in tight spaces.
Those ERVs can get crazy expensive. What models do you use and what features do you look for?
Panasonic Quite 60. This is our first time useing it. $1200 installed.

Great to connect! Yes, they can use them in CA. You would still need title 24 stuff and an engineer stamp at min.
Can the attic on the front patio be locked? If not, looks like an easy target to have your stuff stolen.
We could install a lock on it. We have not done that yet and have many of these. I would not build in an area where I though my attic would be broken into
Do you make your tenants sign a waiver for that ladder?
Yes, the lease has a waiver for whole home
I'm curious if there are any insurance implications due to the ladder access to the mezzanine.
It is permitted living space in this unit.
How reliable have your mini splits been? Do you build to rent all of these or build to sell? Considered doing external foam insulation?
They last about 15 years with very few probs. We only built and hold. 🎉🎉
@@ThatADUGuy so this is a volume game. Which is an amazing approach to it. What made this more appealing than say building apartments?
Do you do project in Sacramento? My mother in law plans to put ADU in my backyard.
We dont build there but do recomend Realm. If you want a discount link, let me know.
Why would you not lift that second floor and add regular stairs, we are doing ours with a second floor
Good question. We had a max height issue builing so close to the alley
Yea the tub is a non negotiable 4 me. Gota hav a tub
Good to hear this. Always looking for what people want in a house and why.

That will work. Just attach them with a breezeway just like at 1:30 in this video ua-cam.com/video/tvY1pZdGNd4/v-deo.htmlsi=12YcrXaJD0YJ9Iuu
@@ThatADUGuy thank you!
Can ADUs be the primary residence, and only structure on a property?
Yes! Just a small house
Where do you source your kitchen cabinets?
Local made.
@@ThatADUGuy I’m in your market. Doing some duplexes in Medford. Would be stoked to know where you source your cabinets!
How much does this rent for?
$1500-1800 depending on propery tax based on street.
Where are you based and would you take interns
S Oregon. Not at this time, I have one... but shoot me an email with your goals and skill sets
What area is this located in and what was total build cost???
Ashland OR, $100k.
@@ThatADUGuy I would love to build this in vallejo ca for $100k!
Do you have a 3 bedroom 2 bath ADU plan?
Are you giving it away still?
We give away the blue prints so others can build it.
