You consider offering the land for $500? I found your vid tonight and your plans are what I’ve been looking for tiny 1/2 acre lot with 100 yrs old house needs to be demolished
Pro tip on the gravel driveway…start with large rock (#2 -#3 or baseball size) as your base and layer with smaller rock, (4 or 5 in mid layer) ) 7-9 on the cap. Those chips should be your 3rd cap layer. Otherwise you are going to lose a lot of rock sinking into the ground and constantly need to maintain and relayer the gravel.

I thought the price was insane but when you realize half the cost is basically the porch and the sauna, the house doesn't seem so bad but the porch and the sauna OMG. I'd be interested to hear what you would do differently

I like how you kept the driveway super narrow at 8ft? wide, and the build site very constrained, to minimize tree clearing. Feels like a cabin in the woods.

Only things I would change if I did it myself is putting geotextile fabric under the gravel driveway and using a Trex type decking for lower maintenance and splinters. But I understand sticking to the "Cedar Hollow" theme. Good job.
I honestly would have loved to use a timber tech or trex, but that easily would have added 20k to the already expensive deck. Also, I thought about using a fabric under the gravel but I like the idea of have the middle of the driveway having moss and low growth things on it. Adds to the natural feel of the forest. :)

The amount of money, time and efforts taken to build this home is extraordinary. If you could hire someone to do most of the works, the total cost could double.
At least double, but if it made back the cost in one year with mostly free labor, then it would make back the cost with paid labor in two years. Still that's an amazing return. If you buy a house and rent it out you're lucky to cover the mortgage and associated costs monthly. For the first couple of years you're usually in the red.

I would put radiant barrier over thr crawl space foam. If it catches fire, the vapors are very toxic and will go up into the home.

Absolutely beautiful property!! And kudos to you for your hard work. One thing I notice that isn't being done a lot in tiny homes is a vent from the kitchen area to the outside. If you want to truly live in a tiny home, you need to be able to vent kitchen odors outside. Just my thoughts...
Very true! I must have missed talking about it. The fan under the microwave actually does vent to the exterior. Ventilation is key.

Devon, I love the breakdown! I have a more specific question in reference to the mini split install in the wall. I'm currently working on a build and there is not a lot of videos showing this install method with the line set in the wall cavity. Is there any way you can share some information?

This is awesome. You know what would be more awesome? Poor Man Tiny Home 2025. A tiny home between 350 to 400sq ft with no kitchen, bathroom, closet, etc. Not even a wall separating anything (kitchen can be grill outside, bathroom can be outside outhouse compost toilet, and closet can be just a wardrobe). Just a rectangular empty room. Do it for under 20k. I would buy those plans and videos in a heartbeat. The challenge would be achieving the perfect trifecta of: low cost/easy that anyone can build/looks nice. Come on. Most Americans are living paycheck to paycheck. Accept the challenge! Do the most with the least!

Really great job.Wish I could afford to buy the plans, know ahead of time that they would help build my son’s tiny house. Ah well… at least I have companies in the area that regularly hold auctions for building materials. Actually already have all the windows, doors and sinks, plus the in-wall portion of a wall mounted toilet for his tiny house and our home to be built later and paid less than $5000
