One tip I would give to you my friend is you need to improve your phone manor massively... you need to put on a professional, phone voice and sound a bit more enthusiastic, you have to try influence the agent or whoever you are speaking to... and when she said "I know theres one that wont do company lets" you should of said "okay, so are there a few that are interested in filling the property asap and would they be happy to work with us to do so?" or something alike

This video is amazing, one thing I can’t get is when you type in right move and use the red dot method, how do you know the property is a r2r hmo? Sorry if this is a stupid question 🙋♂️
It won’t be a rent to rent but if you select 5+ rooms it will show you all properties with 5 or more rooms which can potentially be good rent to rents
When you first take on the property, how quickly do you look to fill in the rooms and when do you technically start paying rent because let’s say it takes you one month to fill all the rooms, you’ve technically had to pay one month out of your own pocket ?

Hi, How much is your training program?
Heard from a lawyer corporate let is not the right contract type since the people staying in the property are not employees. Property management would be a wrong way to address this type of deal since you are taking in rent and not just a management fee or commission.
When you were using the Deal Analyser template you have written only Rent as Initial Investment. However, the house was unfurnished so wouldn't furnishing a 5/7 bedroom house be a big fraction of the initial cost?

Hi, thanks for the brilliant content. Quick question, at the beginning of the video (Step 1) you mention not to use your home address when setting up the business name and to use their address, when you say "their" who exactly do you mean? Many thanks 🙏
Companies made simple let’s you use their address if you set up a business through them and any correspondence gets sent to you direct. Alternatively you can use your accountants address as your registered business address. Hope this helps👊

Management is the most important part of this business. Fully vet tenants to minimise risk and have protocols in place if they don’t pay. The landlord would be responsible for major issues like the boiler breakdown etc 👊
