- Is it possible to get a property with no money down? I want to explain how rent to rent works in the UK. Many property investors in the UK have good rent to rent strategies however some investors don't. So I want to explain how rent to rent works and the pros and cons of this investment strategy.
Real estate in the UK is in an unusual state right now and the housing market is very volatile. So rent to rent is a great way to make sure your property investment strategy stays on plan.
No money down in property is said a lot but what does no money down actually mean and doe sit exist?

I have been doing rent to rent for over 10 years, when was still called subletting and everyone thought that was illegal and I have seen a lot.
I agree with you on most you said about rent to rent in this video but I have to say that in London you can definitely get much more that 500 for each rent to rent. 😃

Hey Jamie. Great video BTW, love your upfront, honest approach without the BS. I already have some holiday lets and did consider rent to rent for more holiday lets/serviced accom but agree about the capital and its nice to have an asset backed business.
Starting out R2R is great. Once you're covered your need to look at long term assets!

Thank you Jamie. I'm about to start R2R. I really appreciate that you share the truth to make us aware not to jump to think that all will be rosie rosie. I really thought it's was so easy as most property trainers put it forward that way but you are truthful about it. It is sometimes hard to admit that things could go wrong but it's better to know at the start what I'm getting into and be prepared just in case anything happen. Again many thanks.

With regards to maintenance cost, cant you just make the tenants in the HMOs to pay a deposit paymemt and then use that money just incase the tenants brakes something.
It’s more about wear and tear mate. It happens over time. Also, deposits often don’t cover damages if a tenant has let rip!

If you don't have one already, I'd recommend getting one drawn out by a solicitor!

Can I legally buy a hmo deal by someone who is running the hmo (sub letter) deal now in a article 4 area avoiding planning permission? If so how much would someone (sub letter) sell the hmo over to me?

@@JamieYorkbasically if I want to do a rent to rent hmo property deal but the property is in a article 4 area (the property is already a hmo rent to rent registered)do I avoid the article 4 planning permission because the property was registered as a HMO before article 4 meaning there is no need for article 4 planning permission?
